Is the late payment from 1st disbursement only?
If 1st disbursement ok, fund release from bank thereafter should have no problem?
*
For late buyer will be jialat, some first disbursement is 60-70% already..... imagine the figure yourself cry.gif

Hihi. Plz2 anyone who will stay in Rimbayu will send ur kids to SK bukit kemuning (2)? I've to register online now but can't see any other school nearer than this. What abt SK Bukit rimau? I can't decide.  Plz advise urgently.
*
For me, i sent my kids to SJKC, can't really comment on SK. Distance wise not much different. I would suggest you take a day try to go to these two school to have a feel of it.

Went to SK bukit kemuning 2 today after paying for TNB & syabas deposit at Rimbayu office. Nothing impressive abt the school. Wonder if anyone sent your kids there. Also passed by SJkC Chung hwa but didn't get in. My son doesn't speak Chinese. Don't know if they will accept him.
*
There are some Malay and Indian children study in SJKC. They might not speak any Chinese during they enroll to the school as well. Of course, it will be a bit 'painful' for the children to start the learning. But children will adopt it very fast. If your children can't catch up at school, you may need to consider to sent them for extra tuition. Just my 2cents. Besides language barrier, I believe their will be some sort of the "culture" differences the children might face which the parents need to understand.

But very important, what the parents want and expect their children to learn.

For those wanting to test the distance to school, I aslo suggest doing it during the peak hours. At least you will be aware the traffic condition also
*
Agreed, especially SJKC, will jam seriously.......

why aaa? doesnt understand..because Chinese like to send/pick up their son by themselves?
*
Consider the number of class + number of student (SJKC in KK):

1 class = +/- 45 student

Total student per session +/- 1200

VS

Area for car to park...... the nightmare come

No so soon I guess. There are abandon of unit offered. If I am buyer then I would wait till more owner get the key and put up advertisements.

Anyway- if there is deal, surely it will take more time to get finalized. And not sure if ppl will make formal announcement so soon.

Leasehold will take time for the transaction to realize smile.gif

hey phonixloo, u got key oledi?
Any update on defect?
*
Yup..... just roughly go through it only. Try to settle it by this week to summit to IJM the list.

No major complaint except for my master bedroom area seems like having bad painting or water leaking?? But it was near the lower corner....... quite weird.

Besides that two sliding door faulty need to ask for repair or change.

Others mostly minor paint touch up.

I am interested to get a unit in Rimbayu too.
*
Ha.... Plan for own stay but may not be able to move in so soon.

There are many banner in Chimes area already, go and look for
a nice unit if you plan to move in soon. Otherwise go for new
launching which got quite a lot of promotion.

The houses here cost around 800k to 1mil plus... Usually buyers use it for own stay hor?

I am worried later buy so expensive house and most owners rent them out which may cause the community to be rojak.
*
For me, invest in 800K to 1mil and get back 1.5K rental (max) is not a good investment. If go for renting, better get those apartment / condo which can get better return.

If invest in such kind of property, mostly look for long term gain or just flip to other smile.gif

You might select corner lot of Cluster Semi D or the single bungalow smile.gif
But if you wanna go for phase 5 also not bad, strata home with maintenance fess RM330 around i think.
*
But for strata title, you can't extend external no matter how big your land area. Unless you go for individual title (Phase 1 ~ Phase 4). This is my understanding. Correct me if I'm wrong.

Any updates on how the sales are going for Scarlet? When I booked one few weeks ago there's like 20+ units left out of 100+
*
Long time never go to follow up..... but if left with 20+, that mean almost 80% sales.... not bad.
