That's depend on individual. I suppose most area also jam one depend on where you work.

There are four access to Kesas:
1) Jalan Kebun
2) Bukit Rimau
3) KK
4) Sri Muda

Jalan Kebun only if you go to Klang / Port Klang direction. This direction no jam tongue.gif

The Chinese School road after 7:00am clear. Once school start, no car already tongue.gif Jam hour is 6:40am ~ 7:00am only for morning.

KK is the main access, sure jam at 1st Roundabout

Via KU to Sri Muda quite smooth except for had to pass by all the housing area and slightly longer way.

If toward Klang / Port Klang direction, best to follow Jalan Kebun exit, skip the RM2.00 toll as well. tongue.gif

Yeah... With so many promotion from developer, it is more viable to get it from developer itself. Unless seller willing to let go at lower price, not really easy for them to make quick money now.

The sales assistant was friendly and courteous. They detailed out a lot of relevant matters in the house. Kinda surpised why these things are not discussed here.

1. There is a guard now for chimes. GnG is a possibility where the fence can be constructed at IJM's cost but the RA will need to be established first and they will call all the owners so that it can be formed. The RA is responsible to get permission, IJM can do their part to build the fence once permission is acquired.

2. 3 TNB power fuses were handed over to me.It was not installed yet due to concern that it may get stolen as the design of the house and TNB (new?) requirements need the power fuse to be placed outside the gate. It's good that they told this to all buyers, as likely this concern has been raised by the other buyers. They've checked and followed up with TNB and TNB already reverted back. It seems that it is OK to build some enclosure, covering the front of the TNB meter and fuse, as long as it does not obstruct the meter.

I didn't realize this, IJM could have just decided to keep quiet and only mention this if buyers ask but I guess they took the higher moral ground.

Other buyers, what do you think of this? Would it be too hard if IJM just helped and build a semi transparent locked door for the front of the meter?

3. I'm curious how the broadband LAN is laid out at the front of the living hall. Where does it lead to? I got all the keys but the white box next to the fiber box is missing.

Today went over to Rimbayu Sales Office to summit my defect lists, saw someone just took the key. Besides that some people complaint that they still haven't receive their letter yet. I believe not so soon yet.

You are Chimes owner? Interested to join the Pro Tem for RA?

The party is for the gathering and allow us to form the RA more easily. As for the RA to form, it must get at least certain percentage of the owner to agree on the formation.

In order for the RA to form, owner must give consent to form the RA. Then only RA can act on behalf for the resident to apply for fencing and guard house.

In fact I didn't plan to move in so quickly due to my personal problem, so in fact early release my key mean I need to more for interest already. So I should be consider lucky or not? blush.gif Even the defect list took me two weeks to summit to IJM. LOL doh.gif

Under the stair already got one store room. Do we really need so many store? Inside the utility room, there is one toilet/bath attach, reserve for you to go toilet during keeping thing in store? Weird.... weird... weird.... laugh.gif

Consider you are sleeping inside air conditional room, the impact will be minimize. Unless you are those type of ppl who like to open your window to sleep
