Since DPulze has started the business, it marked a new chapter to Cyberjaya. At least, no commercial shopping mall discussion can put aside. But still there are many many more interesting topics can share or @#$$&@* here. :8

DPulze is a good start for the first proper mall in cyberjaya (exclude the popular Shaftsbury Square which is open concept like Citta mall).

So the next mall is The Gem? They haven't released any retail list yet. I've been there and it was converted to sales office and show units.

When talk about the cyber, a lot of friend will call ti dead town. Actually, I am fans of cyber as I believe it is the only one new township in these past 20 yr in KV and those ppl who don't really understand it will only called dead town.

1). I think after the opening of D Pulze mall, the next to open soon is Centrus Mall (Perdana CBD3).
2). Went to cyber last weekend and noticed that autoville is 80%~ completed. Soon we can send our car for servicing there. smile.gif
3). SEG - Still plenty of landscape to be carried out and SPS really plants durian trees at orchard garden - wah lao eh. LOL
4). Anyone can share what's the latest on Liu Li Garden?

anyways..planning to buy the two-storey landed property being developed by Gadang once it is opened as its very competitively priced around 600-700k from what my mum told me.

is it dead? no ah
around evening to early night
many cars but not "jam"
but what i find is too many traffic lights
so stop and go affair

This is affordable housing. So i dont think the landed of 550k ll come with GnG and facilities. It will be non gng standard link. However, who say everyone needs gng? Lol. So it will cater for different segment of buyers or ownstayers. Good!

Ppl still will complain as usual.
Went to Eco Majestic Semenyih and semi-D 40x80 is selling at RM 1.4mil with 3500ft2~
Oouch... since paying RM 1.4mil might as well top up a little bit to own a 41x95 in SEG somemore it's cyberjaya!
Imagine that :-
a). 10 mins to IOI Resort City Mall.
b). 20mins to KLIA / Mid Valley.
c). 25 mins to KLCC.
Surrounded by all mature township.

A lot of ppl have a perception that Cyberjaya is over speculated and thus not willing to go in. Semenyih is a relatively new area for speculation. Another point is SD price at Cyberjaya exceeded the "affordable" threshold of 1.5m for many mid income family. It is not easy to simply "top up a little bit" when they are already struggle for 1.5m.
To me, invest in semenyih is very risky at current high price. Cyberjaya landed is still reasonable compared to other nearby areas, but highrise is a bit....hope most highrise buyers have a backup plan of own stay.

location and environment wise... i think SEG better... although GR nearer to IOI city mall, but i think convenient wise, Dpulze, Gem In, Centrus, shaftbury still better as its neighbour mall...

Which project your bro are looking at? So many residential project in cbj, i think commercial lot is much better investment in cbj now, unless your bro wanted to get a house for own stay... its really nice environment in cbj... very unique... just the road need to be touch up evenly and the traffic light need to hire expertise to have a better timing, rather than waiting at every traffic light...

Areca concept nice.. but a little deeper inside... and its not cheap... if cheaper may consider.. SEG and SH great selection.. GR if the location suits you may consider..

Yup...it the nature of the food...eating raw meat, uncooked sashimi or sushi salmon... If im not mistaken halal status must be properly cooked food...i dot think there is any japanese restaurant that have official halal logo...

I myself confused on this as well. I hv 2 groups of Muslim colleagues, one group says OK but another group refused to step in. We end up for Thai tomyam instead. ;-)

GR is better in terms of location. Nearer to IOI Resort Cit mall, Skypart mall and future MRT2 and HSR stopover and CCC. There are just too many traffics to get in to the SEG and SH. In the future that place will have more traffics.

Yea... but GR will be heart of transport interchange.. which i dislike the most... i dont want awake at night by mrt or hsr noise.. yes u'll get use to the noise after a few mths.. i experience it, so will avoid staying near highway or mrt/lrt/hsr...can u believe stay 25th floor condo, when lrt pass by and near to highway, the noise is unbelievable...
If u know cbj well, there are lotsa alternative road, not necessary use persiaran multimedia to persiaran apec.. yes, at the moment, persiaran multimedia is full of traffic light.. but there is others alternative road..every path will lead u to persiaran apec.. when the bridge at linkaran putrajaya complete, it will be quite near to putrajaya sentral too..

MRT2 is connected to ERL station from the precinct 14, it won't pass through GR, however the station is quite near to GR, about 800m to 1km away. Therefore it won't be any noises around GR as you claimed. AS for HSR stopover, it will stop there too

Don't quite understand when you said there are noises there. Today ERL train to KLIA is running quite near to GR, and we don't hear any noise at all. Btw, GR comes with four precinct. if we are worried, people can go for EverGreen, and Jacaranda which are far away from the ERL track.

my only concern is that, where could I get my daily groceries? do cbj got night market? giant or jaya grocer at the moment?

on the other note, if a stall stated no-pork, doesn't mean its not halal. most probably they can't get certification from JAKIM due to the sale of alcoholic drinks. for sushi, there is some sushi have been put with sake (this one you have to rectify with the shop). fyi, TGI Fridays, Chillis, etc not HALAL certified because of the sale of beer etc..

my only concern is that, where could I get my daily groceries? do cbj got night market? giant or jaya grocer at the moment?

on the other note, if a stall stated no-pork, doesn't mean its not halal. most probably they can't get certification from JAKIM due to the sale of alcoholic  drinks. for sushi, there is some sushi have been put with sake (this one you have to rectify with the shop). fyi, TGI Fridays, Chillis, etc not HALAL certified because of the sale of beer etc..

This GR area sure can boom...but in a much later phase of CJ development....for now the rapid deelopment and appreciation is at persiaran multimedia with dpulze opening....

We will wait until the place open, Garden plaza commercial open an wether such retail participation can boost the appeal of this place...if its not sufficient...only the operational of skypark and CCC will shift the momentum ofappreciation on this area...

What other amenities/developments investors/tenants are looking for in Cyberjaya now/in the distant future ??
Probably what is lacking now is good old McDonald's. Haha. Maybe planners building a drive through or something. Or A&W Drive Thru Dine in will be a nice concept like in PJ. We also don't have variety of petrol selections like Shell, except in neighbouring Dengkil/Putrajaya.

Most important would be at least a Medical Centre to cater for ever growing Cyberians population. Heard HSC Medical is venturing in, which is a reputable and exclusive health provider..hope it's materialized. Any others? Just a thought.

OHOR BARU: Discussions with US-based Microsoft Corp for it to set up a data centre in Sedenak, Kulaijaya, are ongoing.

Mentri Besar Datuk Mohamed Khaled Nordin, who disclosed this yesterday, said the state government remained hopeful of a positive outcome.

“We are looking forward to getting a positive reply from the company soon,” he said after attending a charity golf tournament here.

Khaled said he would leave it to Prime Minister Datuk Seri Najib Tun Razak to announce the details.

StarBizWeek reported yesterday that Microsoft would invest between RM5bil and RM6bil to set up its data centre in Sedenak.

The Multimedia Development Corp had aggressively courted the company to set up its operations in Cyberjaya but Microsoft is said to be keen to invest in Iskandar Malaysia, citing its close proximity to Singapore.

Iskandar Malaysia has been earmarked for the establishment of a second hub for data centre parks in Malaysia under the Entry Point Project 3 of the Economic Trans­formation Programme.

Khaled said Iskandar Malaysia was set to move into a comprehensive development plan over the next 11 years.

“We want to change into a knowledge-based economy in which our workforce will have the skills and knowledge to be employed by companies that have invested in Johor,” he said.

there's so much choices ok. i think u didn't went to Cyber before ler if you said is limited landed its just that if it were to compare with bird house pigeon holes (soho, sovo, soho, whatever soso) is much lesser.

3 years ago, CBJ was already compared with Mt Kiara, DPC...i am not surprised to know CBJ is another high end residential now with all the good infrastructure and high end F&B coming in

I'm sure there are some newly completed apt/soho now in Cyberjaya. What's the occupancy like? "Confirmed" rental? (I had to emphasize "confirmed" as in actual rental that owner has agreed instead of "what agents were saying").

If even now CBJ is struggling to fill up the vacant units, I reckon it will be more difficult as xx,000 units coming in the next 5 years. I understand CBJ population is growing but rather in an organic way (I did not foresee a massive, sudden wave of people moving in, and yes, people in LYN is just a small sample).

Let's take a step back and see the situation now. I'm interested to know, for example, how the residential units in Shaftbury are doing. Or some other completed, brand new residence / soho. Any ideas?

Thanks guys! Some sane discussion here. For the statistic from The Star Property, were those confirmed signed/tenanted price or just rental price that owners were hoping to get.

IMHO, it is very difficult to gauge occupancy because nobody is responsible to report their units are tenanted or just for own stay.

As for "market price of rental" for XYZ Soho Apt, I hope nobody just quote from iProp or Propwall. It is better to have a smaller sample from actual owners who have successfully rented their units but I guess not many of them are in this forum.

new in this tread...and totally no knowledge on CJ. Office moving there next year...so considering getting a place there. Hope the expert here can recommend place to check out......
Can be either landed or high rise. If landed...need to be G&G, but don't need big house...best around 2k sf in G&G.
If Condo...then prefer low density and high end type...any recommendation?

Sorry for the noob question....any possibilities of MRT2 coming here?

If Condo...then prefer low density and high end type...any recommendation?

Go check out the IOI city mall guys. Think this mall will somehow help boost the property prices in Cyberjaya.

Btw, it seems really close to go to this mall from Garden Residence as it should be around 6~8km which is now a plus point to the Garden Residence owners.

ya, currently seems quite a few gurus touting cyberjaya as a good investment hotspot..

dun know lah but i just dont get it still ..if you are working there it will also make sense to stay there
but many are choosing to stay nearby in puchong for eg due to the wide amenities..Cyberjaya on the other hand
looks rather dead to me..yes, there are more development now but i reckon it will take a few more years to get it really moving..maybe the new ioimall in putrajaya will boost the population growth

Of course if the guru says hold for ten years, then ok lah - by that time your prop should at least double in value ..
..slowly but surely so to speak..

one new chinese school will not do it - there need to be more catalysts..

Just out of curiosity, when people say Cyberjaya is a dead town. What do they actually meant by it?

At present moment, CBJ has :

F&B : 2 starbucks, burger king, KFC, Pizza Hut, countless eating places, Top mamak restaurants in business : Kayu, Pelita etc. D pulze mall with TGV, Bowling, Celebrity Fitness, plus additional future malls, close proximity to IOI Mall. Shaftsbury...( heck a lot more )

3 Lakes : Cyberjaya/Putrajaya Lake, Lake Front/Point Lake, Cyber Park Lake

Hotels : Cyberview Lodge, Tune Hotel, Tanya Suites, etc

24 Hours Close Circuit Surveillance In Placed ( not sure efficacy of this, but sounds cool tho` )\

Police Station/ Fire Station ( bigger than my hometown in Ampang )

Major International Companies ( HP,IBM,Shell,BMW, Google,etc - Sounds like Silicon Valley )

International Education Hub : MMU, CUCMS, SEGI soon, UIA, Kirkby

MAGIC ? ( don't know what this is - but friggin BARACK OBAMA in his BEAST(limo) visited Cyberjaya. Hahaha. this alone would increase the land value TEN FOLD! )

Above all,
Nice well planned development, systematic, beautiful architecture, nice landscapping and clean enviroment.

If by all means, prefer to keep the current situation this way.
Less traffic, clean non polluted air (compared to other Klang Valley spots)

Now, if go back to my home town in Ampang, Kemensah. To go to KLCC would take 20-30mins depending on traffic jams (made worst peak hours, raining, stall car, accidents, etc...)

Nearest starbucks in Ampang point/KCC
Almost all the time noisy, busy, cars honking, polluted air and such.

Hats off to those who like/revere those kind of environment.
Just don't get the point. Hope sifus can enlighten the definition of dead town.
Peaceful/Quiet town for now..hopefully it last long at the very least.

Statistik yang disediakan oleh PA international property consultant mengatakan bahawa incoming supply to cyberjaya adalah terdiri daripada :
- condominium : 6k unit ( 2015-2018 )
- serviced apartment : 5k unit ( 2015-2018)
- SOHO : 4k ( 2015-2017 )
- teraced house / superlink : 800 ( 2015-2017 )
- semi-D : 416 ( 2015 - 2017 )

Permintaan sedia ada ( existing supply ) pula mengikut laporan METRO homes adalah sebanyak 10,000 bagi kediaman dan 600 untuk commercial..

i believe yes... population will pick up in no time... just look at shaftbury, cbd, old town area.. quite crowded at night....

cbj is definitely more livable now compared to last year. night population has been increasing steadily but i think the new malls will be a catalyst to attract more

all mall operator now rushing to open around the same time.....semua sudah takut dengan IOI mall...Malaysians are rich already...everytime go shopping..

As I know millionaire do not want MRT/LRT come to their township.
MRT/LRT will only bring more crime. Rich people don't take MRT. It is a bad news for those million $ property owner.

Just opened on November 26, 2014, 10% discount from now till December 31 2014.

Have tried Penang Hokkien Mee(KL/Selangor versionPrawn mee) & Fried Koay Teow, very delicious.

Many medium to high cost development continuous launch in CBJ. I think average price of CBJ is the highest amongst all suburbs in Malaysia spread over 5000 acres. Desa Park City is higher but over a much smaller acreage of 350 acres.

What do you guys think?

Actually number of units in every suburbs will be having tens of thousands in the next few years. OUG, Bukit Jalil, Greater Bukit Jalil, Puchong, Greater Mont Kiara, Shah Alam and a lot more places. Scary or you see opportunity?

DPC is a small compared to CBJ. DPC single developer can control and manage the development.

any speculate mrt2 station in cbj? somebody speculate its at lim kok wing... how true is it? its very difficult to believe, if lim kok wing, then meaning putrajaya sentral no more? its very near....

Whats the point of having a stop at LKW? It would be better to have it at least near Mdec or the current bus station to benefit more people. Theres also a PR1MA housing at the south part of CBj which would need public transports more than those richer students. Not sure the gov is aware of its priorities.
