location and environment wise... i think SEG better... although GR nearer to IOI city mall, but i think convenient wise, Dpulze, Gem In, Centrus, shaftbury still better as its neighbour mall...
IOI mall is weekends mall, while Dpulze, Gem In, Centrus, shaftbury are weekdays mall... biggrin.gif

Which project your bro are looking at? So many residential project in cbj, i think commercial lot is much better investment in cbj now, unless your bro wanted to get a house for own stay... its really nice environment in cbj... very unique... just the road need to be touch up evenly and the traffic light need to hire expertise to have a better timing, rather than waiting at every traffic light...

Areca concept nice.. but a little deeper inside... and its not cheap... if cheaper may consider.. SEG and SH great selection.. GR if the location suits you may consider..

Yea... but GR will be heart of transport interchange.. which i dislike the most... i dont want awake at night by mrt or hsr noise.. yes u'll get use to the noise after a few mths.. i experience it, so will avoid staying near highway or mrt/lrt/hsr...can u believe stay 25th floor condo, when lrt pass by and near to highway, the noise is unbelievable...
If u know cbj well, there are lotsa alternative road, not necessary use persiaran multimedia to persiaran apec.. yes, at the moment, persiaran multimedia is full of traffic light.. but there is others alternative road..every path will lead u to persiaran apec.. when the bridge at linkaran putrajaya complete, it will be quite near to putrajaya sentral too..
I believe people wont go ioi city mall frequently, people will mostly go during weekends, and on weekdays ppl will just visit neighbour mall, more convenient to access.. rather than to spend hours walking in the big mall during weekdays just to look for groceries stuffs..

Anyway, different ppl, different demand.. as long as ure happy with what u have is good enuf..

Don't quite understand when you said there are noises there. Today ERL train to KLIA is running quite near to GR, and we don't hear any noise at all. Btw, GR comes with four precinct. if we are worried, people can go for EverGreen, and Jacaranda which are far away from the ERL track.

Hope in future GR wont covered by LRT rail as the picture attached... i think GR making good sound proof, so wouldnt be a problem for noise issue..
