1500 unit. Commercial title. Small unit doesn't come with any car park. Price from 750 psf for 1+1 with no car park. All unit 2 rooms and above are duplex and price from 850psf. Not sure how the build up is calculated as the bugger unit cost more psf wise.

Besides the product details, in my opinion, this project heavily relies on the growth potential of KL Metropolis (being first mover advantage) and the glamourous factor of "near Publika". Based on social demographic studies, it seems that more younger crowd are coming to this area, compared to the past whereby this area is dominated by middle age working professionals, bosses, affluent families and expats.

In my opinion also, I believe there could be a strong demand for "very small" and "very chic duplex" units in Mont Kiara because simply there are not many direct competition at the moment. Verve Suites, Solaris Dutamas and TWY MK are the nearest benchmarks. For me the competition is more about within the same development as it is pretty high dense.

Another thing is the lack of offices and lack of public transportation in this area. But i believe big plans are underway for KL Metropolis. It is also worth noting the traffic here is getting worst, especially with the international schools, but it is still bearable at the moment.

It will depends on the MRT station too. And any TOD concept in the master plan. Imagine half of the unit doesn't come with a car park. The access road may turn into illegal parking space.

The thing is arte is so near to high tension cables and teleco tower its a double negative. Can't compare mah sing. Icon residence is too expensive, next to highway and surau also pretty bad. Just called naza Ttdi, no info is out. Kl metropolis will be leasehold therefore arte is on the same boat. Kl metro has no advantage

Saw the price n sizes here. Very attractive fr small units.. Low absolute price although units below a certain size got no carpark (unless they are gona change that).

Whatever the price... Need to factor in 6% gst
IE rm385k*1.06 = rm408k

Unless the rm60k increase include the developer absorb the gst

494sf = 370k+60k = 430k ×1.06 = 456k? Pricing getting more and more not as attractive as earlier quoted.

I'm asking because DBKL guidelines for Service Apartments / SOHO starts from 550sqft. Residential, even higher. Therefore, anything below is not allowed to have residential perks (such as omission of 6% GST).

hello, only residential titled properties are GST free. however, the developers will of course cleverly factor in the GST charged on them into the selling price, which will be transferred to us to bear. All in all, every body pays for it one way or another

One of the most annoyed marketing strategies i have seen from developers. Create heat with low psf without apdl..then collect many names via many agents....up the psf..then second round heat creation by many many sibeh many agents to collect names again. Aiyo, this developer a bit low. In the end, ppls ll fed up and ask you, the developer, to fuck off.

Tower 1 layout overall stil OK (no private lobby like Arte+J.Ampang).
IMHO, Tower 2 & 3 stand better and safer (away from htc).

i never encounter so many agents having the so call info where the info keep changing, selling the same project at the same time, before any launches. they got vvvip pre-pre launch price, pre launch price, soft launch and official launch and probably follow by national day launch and puasa launch etc. what a gimmick.

Guys,

I personally hv experience so much trouble with so called exclsuive agency Goldmine. They claim that they are the only agency whom selling it but ive came across with too many outsiders agency like Axxxxm, Cxxxxxr, Propertyxxb. Below are the summary of issue im facing as a seasonal investor:

- All pricing shown amongst each real estate agent are different

- Some of the agent claims that units can choose by April but till now keep delaying

- Some agency are collecting RM10k booking fee & some as RM5k, some as PD cheque and some current cheque

- Ive came across few different agent from 1 AGENCY fighting amongst themselve by begging me giving extra discount etc etc....haiz..

- How come each agency carrying the same old method of Preview Preview and preview weekin week out

- As what i known authority havent approve the buiding plan follw by APDL, end financing dont even to talk about la

- Im wondering how an authority could APPROVE a 3arce of land with total 3Blocks estimated of 1600units??!! With the consideration of accessibility vs populations etc...

In short im an serious & keen investor in this project but now im doubting hows the developer hv no QC at all on the marketing side....

Now looking for others alternatives as i heard UEM going to launch a projects nearby MK publica.

Im got VP my property from UEM in KLCC recently & the internal staff hints that there going to launch a project nearby Publica Mont Kiara with estimated RM800psf.

I hv been monitoring this arte mk since end of last year & some of my friends whom hv units in Arte kuchai lama handover recently claims that their quality of poor workmanship.

I think i better awaits of the UEM projects after reviewing both developer profile...

I have serious doubt that uem will have new launch project in mk from rm 800 psf onwards too... since everything in mont kiara over rm1050psf already. Any idea guys?

I strongly suggest to GET CONFIRMATION of price and unit no. i.e. Sales Chart before booking.

Buyers are not obligated to sign any other additional documents from any agency.

I honestly say that PTLM also in this game to sell this project but we are putting on hold until developer can give assurance of unit confirmation.

Besides the HTC, will the piece of land at the back of Tower 1 be a high level water reservoir?

Seriously, I do not know what is the heat about...Mont Kiara notorious with bad road planning, narrow roads, many junctions in/out from business/residential area. Business area with limited parking (1MK, SohoKL/Solaris Mont Kiara, Publika, probably the new development soon nearby 1MK).

Try drive around during 5-7pm (Publika - Solaris Mont Kiara - 1 Mont Kiara)...pardon me, walk around. You will feel the frustration of local residents spend 30 mins just to get around places. So near but yet so far.

850 sf + 6% GST for a lease hold commercial land unit, while a few sub-sales price dropping 10-15% for the first quarter of the year. And peps are screaming BBB, Hot Deal, etc. Oh my....pass me my beer!

i am better of with buying verve suites or plaza damas
bear in mind that about 20% of the units around mont kiara are NOT tenanted

the price is only roughly 30% discount per sq feet basis from other developments in that area
weighing the risk that this is an under construction proper from a developer which has only about 3 different projects before, it is not worth it imho
and it would only be launched in 2019 (zero rental return)

i asked an agent who was promoting arte like it is the deal of the year and said location location location
then she herself did not buy a unit
i thought she is not looking for properties
but just found out she bought a unit in sungai buloh (by mahsing)
if this is the deal of the year, i don't think her preferences are so strong that she had to prefer sungai buloh instead.

FYI, beside high tension power lines, i heard there is also an oxidation pond nearby

Something is not right with this project, at the earlier of the year I being told the indicative price for the 442sqft is rm325k and may need to place a booking by chq and I did so with two chqs. After receiving a lukewarm response from the public, it seems like they will revised the price again to 385k and the latest one I heard it will be 410k. I have lost confidence with them and the pricing is no longer attractive to me. Futhermore it is leasehold and highly densed, @ 1500 units. U may take ur time to rent it out and compete with your future neighbours.

The whole piece of land is under COMMERCIAL title.

For single level units (studio) are not governed by HDA. Hence, max loan is 85% under commercial loan package. For those investors who have >2 housing loans and looking for property with low downpayment can considere this.

Duplex level units (744sf onwards) are governed by HDA. Max loan is 90% for those still under 1st / 2nd housing loanee. 3rd Housing loan purchaser can only get 70% loan margin.

Im not sure too, it look nice from photos, but few of my investor frens ask me to go there to c for myself before decide anything...If a dev cant do well on a HDA project, cant expect they do better in commercial.

the design on paper look a bit like the skyscrapers from the new movie 'tomorrowland' tongue.gif tongue.gif
it may turn out well. barrier of entry isn't that high, and location is not bad. just that i think the matrade building is really ugly and arte next to it. and too many units...

I'm really attracted to the duplex unit but I will be keener if if comes with two parking lots. I think to entice purchasers to get a two rooms unit (instead of studio), I think the parking lot should commensurate with the number of rooms. Just my two cents.

Most confusing projects ever, many agents with different information. Looks more like a scam to me.

Please think twice before buying, do some research. Don't buy because of sweet talk by agents or because it located in so called mont kiara.

Arte mk is too high density. It doesn't look good to me with so many agents around giving different scheme of discount.

If developer is not confident in selling own product then better don't sell.

Apparently when I went to their sales office in phileo Damansara last week, the sales person said its already fully booked. If I would to pre-book for a unit, I need to go on a waiting list already. Seriously?

Did went to check out on the site too.... Matrade structure seems to be completing soon, so I guess by time this arte is up, it's surrounding should be ready too.

The bosses of Nusmetro indirectly welcomed any agencies to sell their products.

Basically, hand-counted or a few agencies and property investment groups will underwrite all units in Tower A and Tower C. Tower B is not open for sale, and PTLM knows that developer is talking to the likes of Fraser, etc to manage a certain floors as a hotel residence.

These selected agency and group underwrite in a few ways. Some use the buyers money to pledge for underwrite and get exclusivity to sell to the buyers, whereas others don't as they willing to underwrite first before they sell. Many other agents out there are just sub-sub-sub-sub agents.

As for PTLM, we are not selling THIS PROJECT until the sales chart and final price list is out. Although we are one of the first group under collaboration with Goldmine (the first agency entrusted to do so) to start pre-marketing and collected booking fees during the early part of the year, all your buyer cheques have been crossed/cancelled by us or refunded to buyers at their request.

Our aim is to do things more professional.

Anyway this project is really fully booked. They reason that the agent is still collecting mainly due to they duwan to lost one customer and put you in waiting list. Once some of the loan is rejected and you are good to go.

MRT 3 need to wait how long? hold for so long, better to park money somewhere else. developer where can deliver as high class as rendered? if MRT 3 realign how? so high density, so easy and roasy to rent? risk here far too high for small fry like me. maybe those buy here already got few m in fd, so can play. but for small timer, one bad project = whole life died.

This project so perfect, located at kl metropolis, one of the tallest building in malaysia will be here, plus mrt3 , mont kiara prime location, good developer and workmanship.

First of all, yes there is Rm10kdeposit needed. Different agencies will have different practices, thus some required bank in some did not. All deposit currently is deposited into stakeholder account only (agency or agency's lawyer), if you worry about the legality of the agency, get verification from developer PIC..

Before signing any official sale form, booking is fully refunded, thus whether BBB or not BBB you can decide afterward if you don't wanna missed the boat for now. Get your agent confirmation to you that after you deposit , you deserve a quota . As some agency already collected many cheque & in waiting list, some still collecting.. 1) From what I had been told is price range for studio will be starting from Rm430k before early bxxx disxxxxx *sensitive* previously got news stated is from Rm320k onward but its so not true, as until today the actual price only the developer management knew it.. actually from the early stage we been told is range of 850-950sqf after Early Bxxx Disxxxxx .. if wish to go for fully furnished option need top up another 100+/sqf

2 & 3 ) This is what I waiting too sad.gif but when I saw the showunit still renovate *almost done* , the lawyer firm busy proposing, the amendments and so on, suddenly felt compromise with the 'delay'.. but no worry, very very soon your agent will call you up. Suppose developer will held briefing last week, due to some emergency, they postpone. which mean very soon they will call for briefing again. The exact date cant promise, but seems like its getting nearer. DO part i shall check for you again smile.gif

No one has call to the developer office?
As what I been told the developer only employ one agent which is Goldmine.
The cheque is not collected by the developer but by the agents.
Anyway the booking fee is fully refundable in case of dropping the booking or will been used as part of the downpayment in case of successfully getting a unit.

They cleverly coiled all the commerical units at the lower floor and HDA on the upper floor at a way higher price.

As this is my second property, I would want to get the HDA units.

Personally I think tower 2 is better and tower 3 is the best, but higher price because the cheaper units face west, meaning it gonna be very hot in the afternoon, hence I didnt consider them

Aiyo, your agent not competent leh, many already reserve their ' sam sui' units d....

There are not much small units left, if you wait until April 7, mostly left with big size units Liao..

I am heard from agents no one wanna release their 442 sf units. I think you have to change your mind to choose for unit 494 sf.

the actual selection date is 30th of June. If your agents tell u later, most probably they have no more units. From what I know the devlpor assigned every agent certain units to market, so if they can't clear it they have to take it themselves.

package is 5+5 percent rebate, so upon signing snp have to pay 5 percent down

no gst, absorbed by developer. I think all 3 towers are almost sold out already, if you haven't gotten your units. Good luck. I got a few units which i wanted in tower 2 and 3, cancelled 3 as they agent didn't let me pick all my units facing my desired location.

mostly after discount wil be sub 1k psf. icon residence subsale wif large sf also asking 1k psf, i think arte stil consider 'acceptable'. however d rental n capital gain nxt time is really questionable...

I haven't book yet. But my agent alreafy told some unit. Still under my consideration. I not sure how much they will sell during pre ~ launch. I think we can get better and more unit during pre ~ launch.

I was represented that it is a duplex instead of a mezzanine floor. So I presume it is a 500 sqf cum 400+ sqf upper floor unit

I just grabbed my unit in this afternoon. i picked tower 3 442sqft. Can someone tell me that if this under house-development act as well? Im forgot to ask my agent this afternoon. Overall quite nice for this project, worth to buy...many good units being taken away..luckily i still managed to get a nice one.

those below 400k (after discount) at tower 1 facing KL metropolis, near the high extension cables (not direct facing)...but for me, just let go that one lar...tower 3 more idealy but its more than 400k>>.... the unit i choosed is 420K+++........i never buy Arte project before, its really depends on ur agents...but one thing u have to know, many agent tell lies...so you must know how to filter their words lol...always act stupid infront of them, see are they truable or not..... Im personally banned quite numbers of agent that tell big lies..many name cards collected as reminder for future! loll.including my own fxcking friends! dammn it!

Seriously your agent take boleh pakai lah, good units all sapu d, quite a lot reserve two units on the spot although they paid one 10k cheque onli!!

Too sad to say...I been allocate a bad unit which facing direct to the lift entrance..argue with my agent to get refund for my deposit...but he said my deposit rm10k will be forfeited, cant get single cent returned...coz they already banked in the cheque.. . Im very sad...anyway to get back? I feel like being cheated. Anyone...pls advice, wat should I do? That unit. ..I really dont like..before tat the agent said cheque wont banked in till I get wat I like...now, totally different story. ..wat should I do?

Wah, this is wrong!

However, this is expected as the developer use this kind of shitty tactic to get sales mad.gif

Many out of no where agencies come out and collect cheque , even PTLM also without finalize details and all speculating....wth!

That's why need to bear risks for this kind of project..

Currently i am noticed developer only release the "Bad unit" for promotion price. I don't like all the units offer from my agent. Shoyld i wait for second batch release ? To get the remained "best unit" ? Any suggestion or opinion to share ?

This project from development to developer are all sh*t. If u very want to buy. Please invest some times very go inside their piece of sh*t kuchai Arte to take a look by yourself before place Your booking. Dont be lazy and wait for people spoon feed u. N Don't get cheap by just looking at kuchai Arte photos. Full of sh*t Jialat stuffs wait u to find out inside kuchai Arte.

The developer cannot forfeit the money according to the HDA act. Full refund is a must if you decide to withdraw.
Or if you want hassle free, just get a friendly banker to do a loan rejection letter.
Anyway this arte i felt is not good and many seasoned investor wont buy here. 400+ sf cannot live geh.
And you thinking to sell rm600k after completion. Haha

Correct me if i am wrong, developer hired fishermen (agents) spread the nets to catch fishes (investor). After months of fishing using RM850psf as bait, they realise there are enough fishes so they launch the development, even more expensive psf.

Before shouting BBB, analyse the below:

Investment?
- How much will the price psf increase, say after 5 years? What Mont Kiara can offer actually? Publika? Soho KL? Exhibition Halls? Or the possible LRT line (which maybe only completed after 8 years)? Will you get your target investment within such short period of time?

- With cheaper developments around, how many will buy over a small units with 1 car park under commercial title in any far future? With 1+1 room studio? >RM1000psf?

- Buy, keep, and rent out after completed? Will Matrade / KL Metropolis attract tenants who can afford such expensive rental? What other choices they have?

Developer/Agent won't give a shit after you sign the paper. You are responsible for making your own decision. So think twice, before you being tied up with loans limiting your next investment.

Thats bad to hear that ...

Try to confront it at the developer office and see whats next.

Allocated a unit but cannot cancelled and get full refund is a bit too much since we all know that putting cheue is merely to test our response or more gauge able respond compare to registration.

I was also told cheque will not be bank in until unit selection but I am off this project due to non HDA confirmation although small unit is do able at this nearby MK location.

Well... the agent forfeit ur 10k is definitely so wrong, sue them... My agent practice in good way, once I paid 10k to my agent, there is a black and white agreement saying that, if they can't fullfill my needs, 10k will be fully refunded. But if after u choosed the unit, and u got regretted or loan not approve, they may forfeit u 1k not 10k and u have to find someone to replace u, but most of the agent will help...

Rsvp, u got the same shit? I alr passed all the details to my lawyer . And my lawyer advised me not to write in to the developer and goldmine...he will directly lodge a complaint to the malaysia real estate board..

my agent from goldmine too, my booking RM10k is refundable, since i could not get a unit that 1 want

my agent told me once a booking locked, 2 authorize form need to be sign then only booking consider done and booking RM10k non-refundable

and my refund is under processing now

This is the typical issue nowadays. Allowing booking by agent's and being locked by close groups. This resulting people who really need the unit can't get those and confuse everyone on which unit is available

this is what happens when open to let external agents sell and don't regulate n control them. i am shocked that alot of the big developers are doing it especially pav bj. to be honest not suprised with this one, always knew they will have problems. go kpkt putrajaya to complain, quite effective.

Definitely developer needs agency helps and their database to sell but actually developer sales can do something to assists purchasers to contact the respective agency for unit locked out by them and yet to expired. However, management sure not allow by saying, if ask buyer buy from agency and claim com from them, why still need to hire the SA?

imho, first month shld b sold by dev sa alone as most real buyers will go then. after that any leftovers can let outside agents n their kaki sapu. then also can gauge whether project really is so successful or just agents doing theatre.
