Even IF there are events, the visitors are short term in nature and wouldn't it make more sense for them to stay in hotel?

There is a bane of buying the first development. you will be surrounded by dust and noise from under construction activities and as tenant you do not want that and second the amenities and infrastructure are yet mature. Holding power is definitely required.
