cement gum actually is those adhesive. is in cementitious form (powder form) and have to mix with bonding agent (white colour liquid). can easily get it at any hardware shop la bro. the brand I recommended is mapei. it's branded and reputable. biggrin.gif

actually both T & Y is high tensile bar, while R is round bar. but bear in mind T & Y is different in their yield stress. Y have higher yield stress.

that's what we called "Industrialized Building System". yeah, I believe so also. but at the moment, the cost would be expensive if to adopt IBS completely.

eg. cast in-situ concrete is cheaper than precast concrete or steel structure

eg. brickwall is cheaper than drywall and also durable than drywall.

correct procedure is u need to have lintel. but if the brick just 2 layer, it's not heavy enough so some contractor just ignore it or "tao gong gum liu" biggrin.gif

client / developer is the main pay master. nowadays main contractor getting more challenging. as a lot of contract is lump sum contract. reason of being lumpsum because the client wanna lock the price for build a building. once accepted the contract, all the ball throw to main contractor. any issue incurred (not because of design changes) would be solely main contractor responsibility. it's common nowadays main contractor losing money in building for developer.

it's a chain, when main contractor incurred losses, he receive no enough money from developer and therefore start to squeeze subcon to minimize his losses. soon subcon apply this to supplier. the "final" product become defective because of this. delay and poor quality. seen this cycle many times already sweat.gif

depend 1. complete the roadwork and get authority to inspect then done lo. they need local authority (in KL is DBKL) to give clearance letter prior issue CCC by Architect. (CCC is the CF u mean, nowadays practice CCC instead of CF - Certificate of Completion Compliance)

sad but true. Architect specify a good spec. but because of contractor propose cheaper alternative and can give some $$ as favour to architect, they approve it. happen on both private and public project.

not easy bro. everyone make decision by see the money they spend instead of long term business turnover. when the cost is higher than the conventional method, nobody will really use it. the reason of why this is expensive because of big amount of machinery have to be spent first to fabricate those precast item in the factory.

i was under the assumption that with such pricing and size, it'll definitely falls under the upper range  towards luxury

but this picture of the lift tells a different story

the developer so far have not given any response(and we're not suppose to go in and snap pic anyway, lol)

so based on your opinion, is this the final outcome of the lift?

is there a SOP were they install a buruk lift now to avoid scratch, wear and tear then later on re installed a nicer one?

or maybe they will beautify it? and how would the beautify it?

well, where is the location? 600k divide by 1700 sqft is RM350 per sqft. is medium end condo. the lift is like that already. they will just install a call button at the middle and paint the wall and finish. they will just put some plywood act as protection in the lift (internal) because house moving would be scratch here and there.

above this 2 not applicable to ur case because ur lift door in the picture already terminate to the door edge already with plastering. plaster and paint is the final finish in ur photo.

I think there are always in demand. every year government also will allocate budget in construction work (those public work such as expressway, infrastructure such as water transfer tunnel, MRT and etc) beside that private project always quite plenty even now around the busiest area like KLCC area, still not fully develop yet. see how many foreign worker out there in klcc area every day?

civil and mechanical both is not dying. fresh graduate after 1 year can jump ship and have 1k increment easily. eg. 3k to 4k. true story. not sure how much difference but seems like almost the same la for both civil and mechanical. of course civil have their own new technology also. just that not all people like to adopt due to cost issue. pre-stress structure, pre-fabricated structure, variant of system formwork, and etc. same goes to mechanical & electrical have their own advance technology.
