If Phase 1 and Phase 2 is separated each other, then it could be great since the price is only RM 500 psf ono.

Hardly can find such price with decent size.

But 45 storey condo should be HDA 42-48 months, thus progressive interest must be taken into consideration.

Really depends lor. Have you been to Putrajaya residential area? Seen the demographics there? Alot of government servants expected lar. Should be something similar.

This looks extremely high density, 2000+ units in the same area. However can walk to LRT which is fantastic. Locations seems good. May have to jam abit to get to Kesas through Hockey stadium road.

Jams during football matches and concerts expected, which is once a month or so. Bopien given the location. At 500 psf and reasonable sizing, this seems like a good deal. Finishing I dunno lar. This developer any good taikors?

government servant buying cheaper than public.
hence, not good response for public block units..

how to compete with gov servant, they are fixed loan. pay little enjoy same facilities.

ya if based on the product given by RAinz developer it worth it , but their minimum price is high at almost 1.0mil. not many can afford it.

Not much info was given for the gov servant block. But looking at 41 sty (760++ units) These units should be smaller in size, and if counted 500 psf, it will result in lower price. ex: 800 sq x 500 = 400K.

Hi TS,

Im also one of the buyer. I bought the phase one last year. So actually today they launch phase two at last ya? not much price increase I guess since the bubble getting near to burst maybe Im still waiting for my SnP complete stamping by them.

Last year promo is DIBS and 3% early bird discount n free legal n snp.

So let me share a few info. This project got 880 units with 4 blocks. 2 blocks in phase one, 2 blocks in phase two. Apartment with condo facility, mid density i guess, since they split into dual facilities for each 2 blocks.. If not mistaken should be 11 acre. But after Dwiputra, they will be low rise condo just beside Dwiputra place also part of the 11 acre land, so now it become hi-density maybe

A2 blocks all sold to Government Servant staff only. This is part of the deal between developer and government. All the 200 units blocks were sold at 25% discount the original price with some condition. I think they cannot sell it or rent it maybe, Im not sure. BUt government staff do not enjoy DIBS.

So 880 - 200 = 680 Units to be sold open to Public Buyer. This is where we come into the picture here

From my personal point of view, its overprice coz obviously they can sell cheap to government but not us public rite.Well what to do its the bubble.
I personally bought it coz I want to stay near to my office 4.4 km away n near to public school.

after the retail lot (PV2 will probably lease out only), the best choice will be shoplot..

second choice will be link landed, which serrounding price is going up.. even the BK recently launch also BBB mode..

It depends on the time between booking and SPA. Some developers can have one year between, and some it's just two weeks.

If it is two weeks or one month, then I say it's reasonable. Anything else means its a lousy developer. Unless they pay back interest earned.

There are 4 blocks,

Block C and D open for sales to public, said RM550k for 1100sf, it is around RM505 psf
Block A and B reserve for gov servant, what is the psf?

Block C and D is under phase 2.
Block A & B is phase 1. (For government servant, min size also > 1000sf., price unknown)
All will completed same time somewhere in 2018.

Phase 1 & 2 with be difference guard house and facility and resident can cross to other without proper the access card.

2 different condos but both using the same access road. e.g same road u can find Endah Puri, Endah Ria Ria, Endah Promenande in Seri petaling.

Now is only open for booking.
Design and layout are all available but cannot openly disclose yet as pending Advertising Permit & Developer License(APDL)

Booking rate up to yesterday morning is ard 20%.

Now I got it. Means same like Kiara Residence 1 and 2. Both different project, facilities, etc. previously bfore KR1 launch, ppl also confuse Phase 1 and Phase 2.

Believe we should name it ParkHill 1 and ParkHill 2 ( like KR1 and KR2 ) if both are different projects and both do not share the same facilities, guard house and entrances.

If that is the case, then quite okay.

Just need to check on the accessibility.

You can drive in from Bkt Jalil highway, left in left out. The new access road works will be started latest by Jan 2015.

Currently you can visit the site via the hockey stadium access or via TPM access

Definitely need 42 months or 48 months schedule. I think 42 months would be too low requirement for a new developer and above 40+ storey

I think the biggest risk of this development is the developer.

Should be their first time doing a development at this scale.

And 45 storey on a suspected (?) or said-to-be (?) rubbish filling ground. Might have methane gas underground.

Don't scold me yeh, I am just bringing the worst case POSSIBLE outcome, some of the "facts" might be as true as internet. It's just food for thought ....

chief, we shall put the so called rubbish filling ground, speculation or rumours aside first..i assume this would be clear once you go to site visit, it is located right beside TPM fencing..

meanwhile, this is just one of the developer project coming years in KL as they have some lands in KL/Sel

they are also developing a 265 acres of mixed development in Sabah namely Alamesra, nearby 1Borneo Hypermall and FYI the 1Borneo Hypermall parcel was owned by them previously

AFAIK this is just the beginning and i can't see why would they make their journey difficult in the future..

Regarding the rubbish filling ground thing I don't think it can be addressed by doing site visit. Because the rubbish is usually buried underground. If it has not been treated properly before it is buried, you see nothing on the surface. Deep inside it will have rotting process which traps methane gas.

Suspect of it being a filling ground is not unfounded. You can check with the older folks, Sri Petaling used to be a highly stinky place, you can smell the bad smell several km away. Now the bad smell is no more there, people could have forgotten where the exact location of the rubbish dump ....

Cemetry is only a preference issue.

Rubbish filling ground is totally different issue altogether. Rubbish filling ground is a safety issue.

What i meant was that actually you can walk into the site as it's not block yet right now, as of all i can see right there was mostly trees, grasses, river etc...

Any idea in the previous rubbish filling area coverage in Bukit Jalil? Eg ASTRO to KM1 and TPM entrance to Endah Parade KESAS junction? Definitely it should be a SHE factor and It will give a better understanding to those who wish to buy for own stay.

Just curious a bit.

Collecting booking now means deposit goes to solicitor as stakeholder but reckon and was told that APDL could be obtain around next year say Jan 2015 and thus S&P signing could be Feb 2015.

Based on this project scale of 45 storey ( whether PH 1 & 2 is different ), it takes around 42 months or 48 months of the project completion, means around potentially 1st of 2019 based on schedule.

May I know when is the commencement of the earth work clearing?

I also reckon masterplan of the project unable to reveal publicly until the APDL is obtained due to DO just newly approved verbally or etc.

What is the penalty if loan rejection?

1) RM1k as of now...

2) Fully refund if loan rejected.

I'm not specialize in Bukit Jalil area but some study/info shown that this development pricing is one of the cheapest if not the cheapest around and therefore that the developer is not worried about the sales as it is just a matter of time. However, the booking fees is some how to show the buyer's affordability and seriousness to a certain extent. You know, being one of the cheapest and if buyers still want easy/low entry..sometimes we couldn't have the best of both worlds otherwise the developer will be looked desperate and cheap tongue.gif

3) am not sure on this, but normal practice should be under SPA because there are no extra car park being offered to buy..

If you were talking about the phase 2 compound, by normal practice phase 1 residents will not be able to get in unless they friend with the security guards...however phase 1 residents can walk to the walkway to the LRT station because the access is not within phase 2 compound..

It does not prove anything. The rubbish land fill happened maybe 20 years ago, it enough for trees to grow out of it, and also enough for the underground to trap enough methane gas. Lol.

No problem at all. Any information is appreciated, I'm sure i would like to be enlightened on the methane gas build-up, if any but yes it's probably not a concern for most. Let's see what I can dig up( pun intended) lol..

ROE is just one of the ratios to measure your return. You should also use ROI and simply the absolute gain.
Assuming your assumptions are accurate. you will make 200k-10k=190k gain for a) and 70k-9k=61k gain for b)

in order for you to achieve the same level of absolute gain as a) you need to purchase 190/61 = roughly 3 units of b) .As a result, you asset value will be 330k x 3 = 1m vs a) of 550k. can you see it ?
ROE will always bias towards the lowest cash investment and outlay but fail to look at the asset value required to achieve the ROE. Hence the key questions for you to anwer your questions are:

1) do you have RM80k downpayment?
2) if you choose to purchase 3 units of b) are you able to borrow 1m assets? or 550k is your limit/
3) you miss out your rpgt. If you choose a) you may be able to opt for once in life time exemption to get 190k net gain. However if you buy 3 units of b) you may end up paying more rpgt.

Lazy to type more... consider all factors only make decision. one more thing ah ha.. your assumptions may turn very wrong kekeke...

Hmm, I reckon u r using my way of Cash on Cash Return or COCR. Some investors used COCR or some using ROI. I used both anyway.

U forgot to add in the cost of
1) Progressive interest is diff for a 3 v 4 years project. Same goes to low floor vs high floor.

2) You didnt stated ur loan amount but I assume 90% bcz u looking for project with rebates. If this is the case, RM 10k progressive interest is quite low for a 42-48 months highrise.

3) Cost of S&P upon disposing the property

4) Cost of agent fee upon disposing the unit

5) Cost of RPGT, the most important figure if u r the type of flip immediatelt upon VPed.

Have to be realistic lar. The company needs to make profit too. At 550 psf plus 2 carparks the money is stretched very thin. How the condo turns out may end more ala Vista Komanwel than The Treez given the price.

700k upon VP quite optimistic Imo.

Well.... All property owners still in believe the price will be push to another height, but in slower rate. Met a few, they expecting the landed, even in Puchong one to hit min 1 mil to 2 mil in 5 years time.. So, those condo might as well increase.

Still low mah, property price in Malaysia and still a lot of rich people in Malaysia. I can see still have people buy property like buying vege.

If you notice the previous projects which developer do offers DIBS, those cash buyers can opt for without DIBS, they will get extra 5% rebate.

So i think that would be the total interest incurred. Developer shall be very prudence in calculating their cost.

So say you loan for RM500K, 5% , Thus 25K interest incurred over the construction period.

Bankers can correct me if mine assumption is wrong.

Land is DBKL, that's why it's selling cheap. Like those days Midfields by YTL also land from DBKL, selling price was 180k after disc, Now 600k. Hope this info clear the mind about pricing.

Bro, my EM is only a terrace house RM 600k lerrr, not Semi-D lerrr, where got consider high entry, almost same with this one if RM 550k discount off S&P, the downpayment almost same with my EM.

RM 400 psf for size 1100 in Bkt Jalil lehhhh, if only RM 440k, why not? lol ... This is the price of another leasehold highrise in Bkt Jalil, KR2 more than 2 years back and fully sold easily.

Haha but too bad, that's the legal system. Buyers don't trust seller, sellers don't trust buyers, so they go through lawyers. If lawyers cannot be trusted, how ?

Perhaps our legal system need to put various grades to the lawyers ?

Meaning lawyer grade A is allowed only to handle x amount of money, and lawyer grade B is allowed to handle y amount of money ?

Or maybe there should a public viewable history of the lawyer to see how much money has the lawyer handled before ?

If not mistaken, it has happened before that some lawyers have run away.

Agree with you also 30k is too much. Rightfully, the lawyer/developer should work out the interest to pay back to the buyers. I have seen some developers doing that. But I doubt this grade X developer will do it. Good money also from the interest earned.

There was one project where all the purchasers placed 10% (96K) with a RM2 Direct Selling Company, letter of offer issued and S&P only signed 4 months later, the owner of the sole proprietor is one of the director of the developer, the MLM firm has no product and no activity at all. It sounds crazy but it happened in this country.

Haha if I remember correctly it also happened before some project which have gone upto progress billing up to x %, but only found out that the project at site does not even exist.

Not only the buyers are fooled, the banks too !

Your booking fees was a small % right ?

This one people make bigger noise because it's ~6 % or something.

I think legally it's wrong. Until S&P, the booking fees should still be considered belonging to the buyers, so the interest should also belong to the buyers. S&P after 9 months or 1 year, can be significant amount of interest.

Sue the lawyer ! LOL.

Lol I stay opposite only and take LRT to work everyday. The concert thing not really an issue lar. Jam like hell once a month I can tahan lor. If concert night time close window and on aircon if noisy.

If you watching football match sorry lar you will hear crowd reaction before goal on TV since tv got delay. Spoiler lar sien.

i really can not tahan this developer office ppl , i call and a girl take my call i say i want to ask about bukit jalil project so the girl say i pass it to person in charge of bukit jalil and i just ask simply one question unit number 10 is facing where also cant answer me, i dun know why person in charge dun know the condo detail developer started selling the condo.( i ard make booking just want double comfirm)

when developer has obtained DL and EndFinancing, they will call up those who have "book"/paid the stakeholder fund (RM30k) to sign SNP.
At that point, if you want to cancel they will only return you RM27k, RM3k forfeited UNLESS your loan approval have been rejected by at least 2 banks.


at any point from now, till they have obtained endfinancing, you are always entitled for your full refunds.

what i mean is split half half is

say the net price is 555k,
10% downpayment total is 55.5k

so now they ask u pay stakeholder fund as offer to purchase of RM30k.

at the time to sign snp, u just need to top up 25.5k (spa legal free, loan legal not free).

this is what i mean split the pain in half...
of coz the benefit to developer to ask for RM30k is also to ensure that you have the money and most probably won't have problem when applying loan down the road.

nothing to do with 15k... sorry if i make u confuse.

normally if got concert, the really jam up place is the downhill slope from mex and kesas highway sri petaling junction...

and to avoid jam i will actually try to use bukit jalil hwy which is tad bit better than kesas side....


so to go back ur house at parkhill via bukit jalil hwy is actually not as badly affected as from kesas way....

there are too many things to check and make sure, some time in certain circumstances, one will overlook 1 or 2 points. Not necessary due to impulsive only.

After placed booking, also can check right? Even after sign snp also can ask right?.

I assume it's not right to define the discount at 8%, I'd rather say its 50k discount to avoid confusion.

Top floor price at RM642k, that's approx 7.7%

And yes, because it's discount not rebate therefore the 50k off cannot be taken in part of the 10% downpayment required..

OK so does this means when take loan can inform bank you bought this house at 605k before discount ? or straight 555 NETT to apply loan ?

BTW, if i remember correctly berjaya also do the same way 20k or30k deposit and sign spa same day ? that is berjaya and this is son of sanbumi.

they don't have advertising permit yet thus cannot advertise on newspaper and very limited graphics to show.

once they get the AP and all, the price at launch maybe wont be the same like now.

No lar, this one is compliant. The non-compliant developers, there should be many of them. But this thing should only be applicable to recent launches/sales, because previously the guidelines weren't clear enough. So just check recent launches/sales with discount.

cyberjaya alot of non-compliant... simply up the price and give 10-20% rebates....

the heavy downpayment serves as a moral hazard.. so that buyers who can really afford only will buy....

by giving high rebates all, is removing the moral hazzard, is like cannot afford also suddenly feel like buying cuz barrier to entry has been removed...

sorry late update..just coming back home and finally had some rest rclxub.gif wink.gif yawn.gif ...just now i go the sales office nearby One Utama and looking for more information about the project.
currently the project is open for sale on phase 4(block D).. floor 1 to 6 is car park, floor 7 is facilities land about 40k sqf.... and floor 7 started also got unit but is above dunno how many feet jor( paiseh forget) doh.gif for privacy purpose...so floor 7 not only for facilities but also got units available...each floor consist of 14 units and seperate into 2 wings..means each floor have 4 corner unit that is 1300sft and normal unit 1100sft.....2am coming soon...feeling sleepy ald...anything PM me yr contact number i tell u all more details...nitezZzzzZZ...

I am guessing.

The money should rightfully sit in the lawyers account. Maybe the lawyer will packet the interest earned as a reciprocal for handling the SPA with minimum fees.

Hahaha its just I trust PTLM words more, agents word always over promise after u sales done TAK TAU u ask developer... i myself kena once from country garden semenyih. Thats why i dont trust sales people anymore.

I dont know how much if book from ptlm, dont worry im not selling. as previously you are selling 504 maybe ptlm could get 503.90 hahaha tongue.gif

Doesnt matter how my past is or how other agents are i not only had once but twice, another is i buy subsales house. after the agent keep telling me owner is her relatives and the relative dont like people to kacau her and the agent go tell the owner dont talk to the buyer me because this worl many bad people will cheat u. I paid 10k deposit and apply loan she gave me only 2 weeks to proceed. After 2 wks later she call up, the sales is canceled because i cant get loan and money is forfieted. Im shock and try to explain to her argue argue in the end she just hang up my call or dont answer at all.. Till very very no choice i stright go to the house and talk to the owner. Only know whole story is made up, the agent create all story even the 10k she took and didnt give any cent to the seller and shes no relative to the agent at all. even said the agents is very cunning.

So agent still can trust ? sure there is good people maybe im just unlucky. Anyway just go walk around in property fair u see those sales man mouth really good only tell u good point even the rental suck they still can say sure can get the rental very good rental. hahaha

Big bros, I'm just an average guy looking for place to stay n for future with wife n children.. Pay is not much but enough to live through the days.. I'm renting at tmn desa. Saw that rm300k+ is average sale price. 20+ yrs already n not freehold.. Is this bkt jalil project ok for first property u guys think?..

The SPA price is based on nett price.
Instead of saying discount 50k now compared to the last block, you may say the developer might increase the selling price of the last block by 50k. Depends on how you wanna say it

actually about the 450 psf nearby the Z residence my Firm have the exclusive... but this project not so fast..stil have some process ongoing..i not convenient to talk much bout this project 1st..but actually parkhill and this project have their own good selling point...

What is this condo (red circled)? I just found out from Google map, I thought bukit oug is the only high density Medium cost there. What's the density of this red roof building?

So the new Upcoming condo wil be next to Z residence as stated in the map? Same?

The one circled red is none other than the famous PPR flat lar !

What you circled is only half of it, there is another half on the other side of the road.

both also is a good investment in term of location..because both are different location...if have more income u can consider invest 2 place..if budget limited den u can hold yr budget and wait for the cheaper one...in my opinion ,if for investor, can seperate the investment to 2 diff place rather than put all yr invest in same place..because this 2 location have their pros and cons...

I wonder why Parklane OUG must be included among this cluster of Bkt OUG / Bkt Jalil although looks very near and opposite ZR / Rainz but separated by Kesas.

Why not KM 1, Arena Green, Anjung Hijau, Twin Arkz or even The Zest?

LRT-nearby is a plus point. but how about the rental market nearby? will people fork out ~2k to rent you unit upon completion? (assuming a 500k loan, monthly installment is about >2k, not to forget maintenance fee)

hahaha...not die die must buy la...if you really think this is a best investment then you can consider on it..1 of the selling point is 400m walking distance to LRT, 5 min walking distance to stadium bukit jalil, 2 min drive to astro, 5 min to TPM 10 min to The Mines and Pavillion 2 in future...Furthermore, about the rental..i think 2k above not a problem due to the location wise, Uni students and foreigner over they quite rich.. hmm.gif

After the bridge, the current road conditions linked to Jln 4/155 or Bkt OUG condo road is a bit terrific, I couldnt imagine if one may walk at 1.5-2km to LRT for a typical Msian and our such weather with condition road like this... sibeh dangerous at all.

even driving thru the road also susah, but am sure there are some people use this road to head to Kesas, but I still believe more will use the Jalan Puchong.

Parklane OUG is 2km++ away from a tough condition small roads to the new proposed road from Jln 4/155B and Jln Awan Cina to Jalan 1/155B ( the main road linked Bkt Jalil to Kesas Highway ), also must consider in this cluster of Bkt OUG / Bkt Jalil even though it is the other side with another access of Jln Puchong.

I must be imagine why dont we include KM 1 West since it is just less than a km to this proposed road or this cluster of KR2/KR1/ZR/Rainz/etc and surely this residents are definitely will use this road unless these people would never go to Kesas.

Even The Treez also nearer, so we shall include those Sri Rakyat apartment and other medium costs flats to make it larger amount of units.

Not sure if block A & B can be rented out but if the local council were to offer to government employees, I assume it's for their own stay.

It's different products altogether even if block A & B can be rented out since the former doesn't have any facilities & the rental rate would be totally different..

yea..i agree that the rental rate would be different but right now i'm assuming student tenants so that's y if block A & B can be rented out then i'm again assuming that they would go for that albeit the lack of facilities..

i heard from SA that 50% edi sold. nice lower floors sold now oni left 29th floor and above...meaning if wanna buy den gotta top up 29k from ori price -.- houses facing east also sold..left with those facing west

as of the day before yesterday, it's close to 40%..am not sure about yesterday and today

there were very limited units left on low and mid floor facing east, however if you were talking about the better unit facing east it will be from 33A upwards now.. brows.gif brows.gif brows.gif

What do u consider better units facing east?

I saw the plan and all units facing the stadium is west. I don't know what views will the east be getting since it's still an empty land.

Better units would be those east facing in block C coz it would face the pool

I think your calculation a bit wrong, I remember the unit start from 8th floor, for 29th floor, it should be 21k extra.

Ya. You r correct. Maybe bro Lil'Maine forgot the 7 floor car parks.

Level 8 - 45 is residence units and since only increased RM 1k per floor up, with 42-48 months construction periof and non DIBS, I see no reason why dont opt for higher floor.

If for me, I would buy at least 20th floor and above, but not 40-45 bcz too high.

Look like so many taiko enter this project.

The price is reasonable on this location. But totoal 2.6k units and 1.5k units is for goverment staff, they can get it cheaper right? So they have advantage on flip also on rental game. With this consideration, can still go on this project?

yeah no flipper competition from gov side, but how abt rental market competition? (if they manage to put on rental for lower price)

also, how 'lively' (n convenient) is this location? knowing it is at bkt jallil stadium / sports arena, n some companies / college… any makan plc / entertainment hotspot nearby? (dont talk abt the pavilion-2 since it has yet to materialise)…

current Arena Green rental varies from RM1300-RM1800 for 700+sf - 900+sf, i reckon RM2000-RM2500 is doable at Park Hill for 1100sf with facilities included smile.gif

Ya hardly happen in a year. I know 1 event sure full house pack in stadium is piala malaysia final. This one must take note for those stay near stadium either go home early n dont come out or go home after the match.

another match is equally excited is malai vs indon. Fuiyo! But may not even have it every year in bj.

so not to worry too much.

Jalil City side is better u wont get disturbed by events in stadium at all.
