Have to be realistic lar. The company needs to make profit too. At 550 psf plus 2 carparks the money is stretched very thin. How the condo turns out may end more ala Vista Komanwel than The Treez given the price.
700k upon VP quite optimistic Imo.

30k booking???!!!! No way. 1/2k I can risk to burn but no way 30k just for booking. Cheap psf in Bukit Jalil and dodgy booking fee? Sounds fishy to me.

Lol I stay opposite only and take LRT to work everyday. The concert thing not really an issue lar. Jam like hell once a month I can tahan lor. If concert night time close window and on aircon if noisy.
If you watching football match sorry lar you will hear crowd reaction before goal on TV since tv got delay. Spoiler lar sien.

Anyway if everything checks out, 550 psf in BJ is super good deal. Doesn't matter if facade or whatever come out lousy, even Vista Komanwel approaching that price d. New launch some more.

4xx k for Casa Green is cheap lar compared to almost 600k for Parkhill, day and night price difference even though psf price similar.
At 5-600k, there are plenty of projects to choose from.In OUG, Kuchai, OKR and Bukit Jalil. However among those Parkhill still the better one with LRT and maybe Mrt. I'm abit disappointed that the interchange is confirmed at Sungai Besi station. If it was at Bukit Jalil Station, seriously Parkhill gold mine already.
But still ok lar, take Bukit Jalil lrt, 1 stop to Sungai Besi station then interchange, still quite good. From Sungai Besi Station to Serdang Raya, if in a straight line, the Station should be by the highway near Astro. The distance from Parkhill to that station is 1.2-1.5 km roughly, which is still bloody far.
There is so much empty land Near Astro, and the Astro parking is bloody big. I think Maxis/Astro boss quietly lobbying Mrt to be near his land liaw... Hehehe, maybe in exchange for bailing our 1mdb? Confirm lar.

Any more info on this? It's a super prime piece, in front of kesas with LRT access. Better location than Pavilion Bukit Jalil!

Losing the park not as big of a deal compared to getting a mega mixed Dev in return. The mix Dev guarantee will push up prices in the surrounding area. Suddenly makan, groceries etc all in walking distance. Also if there are corporate towers, you will have a large increase in rental demand.
That land is super prime. Attached to LRT and very visible from kesas. If got direct ingress/egress to kesas, it would be even more blue chip.

Article on the Star already confirmed. Youth ministry says first phase refurbishing completed by 2017 for SEA games. 2nd phase by 2019 which will include new buildings etc. Malaysia is hosting the Sea games in 2017, confirm need to be done by then.

How is 5-600k cheap? 500 psf for leasehold in BJ is not really that cheap compared to the surrounding freehold. Twin Arkz , Pavi are freehold luxury products @7-800 psf. This is more mid end, can compare to Kiara Residence which is also leasehold mid end. It's a fair price. Won't be lousy and won't be lux. Mid to upper mid good enough for this price. Plenty of rental demand as next to LRT and colleges.
Where else can you find such superb location at this price? Name me one better place.

2.5k units no matter how you put it is alot of units. Parklane OUG has 4k units spread over a reasonably large area, but so much supply definitely is not a good thing. The exterior looks bland, that's why don't compare to luxury goods lar like Pavi and Twin Arkz.
Parklane is 900 Sq ft 420k, which is also about 500 psf. This location is much better than Parklane. Why all arguing about class? This is clearly mid end bread and butter property. Isn't that a good thing? High end props super hard to sell and rent out.
At 500 psf and @2500 unit supply don't expect luxury limited edition product here. Mid end decent size condo with LRT walking distance, colleges surrounding plus good highway connectivity @500 psf is still a good deal no matter how you put it.
Those bashing BJ, sure this is not as good as Bangsar or PJ. But can you afford 800-1000 psf there? At half the price, this is much more affordable and has very good location for the price.
Even Puchong and USJ are not that cheap anymore. Puchong is also approaching 6-700 psf especially those IOI new launches. USJ is also 650-750 psf especially near the new LRT /BRT interchange. BJ location is definitely better than those 2 areas yet still cheaper.
500 psf is Kepong , Shah Alam, Seri Kembangan sort of pricing. BJ is much much better located than those areas, still want to complain so much about class lor, density lor. It's cheap lar, what you expect.

Claiming above 2.6 k rental is extremely irresponsible. There is absolutely no way to guarantee that. Agent sales talk need to have limit lar. It's not that difficult for investors to search for rental in this area like at Vista Komanwel.
And for those calling this a flat with no hope, you so free condemn this project issit? Just keep repeating without adding any new info. Please contribute to thread in other ways too like discussing the new colleges such as Babson and Stamford.
Imo Stamford is quite well known in Malaysia. A quick wiki search of Babson shows that it is mainly a business school that offers Commerce and Business degrees as well as MBAs.
Anyone has experience with these Colleges and what sort of student profile it attracts? And Babizz, I think you hating on BJ a bit too much lor, I won't discuss about BJ with you liaw since you quite bias against this area.
