Bearbear is naive. He thought that price increase by RM200k only can happen after 2-3 years. If only 1 year, flippers wont ask for RM200k tongue.gif

That is his logic. So, BTS price for subsale will be "reasonable" because only 1 year, flippers "dont dare" or 晤好意思 to charge exorbitant price.

But demand and supply says whenever there is less supply, price will go up. If the whole project only 1 unit going for sale after vp, and got 20 subsale buyers chasing for this unit, then the flipper owner will sharpen his knife. If he can make RM200k, he wont sell for RM199k. Even only after 1/2 year

just wondering, does it applies to the Malaysian property in kv as a whole? hmm, the vacant units which are in mass means no buyers? when no buyers, should the price correct? or go up?

or this just applies to BTS project only and in Goodview only?

Think of yourself as the owner, would you deliberately sell cheap 2 if you can afford monthly mortgage even without tenant ? would you sell me your Vios for 30K knowing even sell it to used car dealers can fetch a better price ?

Vacant unit merely means buyer not willing to pay owner asking price or they had yet to find a buyer who will pay, if there is a unit successfully found buyer it will be new minimum price that other owner willing to let go & most of the time they will ask for more.

To simplify it Owner looking for desperate buyer, while buyer looking for desperate owner, most of time owner found desperate buyer as house price just keep going up & up, just momentum of going up variable according to different period of time.

if time goes by, then maybe they can fetch the price, but owners are alwayls greedy, they will not stop there..

there are boundries, if you go too high, it will touch the ceiling, ppl may opt to buy new launches like goodview if subsales are getting the same price isn't?

Aiya bear bear...talk until cow come home also u dun know what u want. Honestly, 1st of all, can u afford or not? 2nd, can u get loan approval or not? if yes and yes, thn only got the point to talk further. otherwise waste of how sui only.

Let me rephrased my question to bear2 seem maybe u dun realli understd a simple question.
1. You declared you not an agent for goodview. So u gain no benefit to promote this project.
2. You also declared you not an owner of this project.
3. You also declared you like this project so much.
4. You also declared this is almost a perfect prop to buy for own stay.
5. You also declared you want to get married and need to own a house.
6, You also declared only left 10units, going to sell out soon.

With above statementS what stopping you frm been one of the owner of this prop? Why not book a unit? What is the logic? I can only see the only logic if u r an agent for SHL. Right? brows.gif
