Refinance ok geh, but cannot over do it la. Know your head first lor wether can wear such big hat or not. My friend whatsapp me the below survey asked me to pass a round but I found that it is the latest post in the fb of that so called SKL. So I guess I'm just going to delete it now. Property market in klang valley is facing an over supply issue especially in Kuala Lumpur address due to (High Plot Ratio Development) and (High Density Zoning Area) for eg, Jalan Ampang, KLCC, Mont Kiara, Kepong, Old Klang Road, Bukit Jalil, Cheras.
However certain suburbs in Selangor we are facing an under supply of housing situation whereby it leads to property prices appreciated drastically even being controlled by certain cooling measurements. When property prices appreciates faster than the general income in general, people who are renting are no longer to pay higher rental therefore it leads to a stress in rental market situation. And the Rental Yield% ROI falls below our mortgage rates which leads to a slow down in subsale demand.
Can you name me a few methods to increase the rental cashflow for higher ROI in rental yield%.

until I read the comments here only knew I have been dubbed by this L guy. It's now Apri 2017 yet he is still hard selling emporis to people, newbie like me!
Joined his first talk and thought it was okay so gave a try to the second one, only realised its the same old stories he has been telling during the first talk, about how he leverage and JV strategy to get properties ( my intention of joining is to check if there's any good property out there and invest ownself). It does smell fishy when he kept repeating his stories and keep pushing for Emporis, after such long time. 😅Thanks sifus,
