Hi

Looking for contractor to do

1) grill work - need custom made work
2) sliding glass door - need 2 stationary glass, and 2 movable glass door.
3) car porch leaking - need for repair with waterproofing chemical, and resurface concrete slab.

Please help share the contractor company name and person contact.

If your job is not big ( > 25K), don't bother with them. They are too rich for you.

Saw this thread, wanted to post my contractor as bad but looking at the other stories seems like mine is quite good if compared. Everything good except the paint provided start to crack and bathroom turned yellowish after 1 year +. Normal wear and tear? Or lousy paint quality

If you are looking for contractor for house renovation , I would like to recommend the contractor that I am using. Reason being is he is really good, honest and reliable. thumbsup.gif His price is also very competitive.

For Indon contractor, a lot of people worried that they will run away, but rest assured he will not as his family is here and his kids go to sch in Malaysia and he drives a Toyata Hilux biggrin.gif . He is really good as he give me sound advises and rather honest with me when it comes to charges. He done for a few of my friends already that why I am confident to say that he is really responsible with his job.

If you are keen you can check with him, ask him to quote and compare outside (please compare apple to apple ya). Just say Joanne recommend. he will give you a good price biggrin.gif

I would like to share my bad experience with these contractors rpl reno works@dta kitchen, both are the same companies running by the same guys. I got the contact from google and a few satisfied customers recommended this contractor, but the renovation works done by this contractor was minor renovation, unlike my renovation. Impressed with comments by a few customers in blogs, I set the deal with this contractor without detailed out the scope of work in the paper, I detailed out scope of work verbally as I trust this contractor, initially, the work was very impressive, the demolition work was very fast than I expected. The first problem started when they refused to apply skim coat even it’s clearly mention in the quotation, I found out they painted the wall without applying the skim coat, after few arguments with them, they finally agreed, but I have to bear the cost of the paints even it was their mistake. The second problem occurs when they argued about rooftop painting, they refused to do so, I show the final quotation to them as the painting works including rooftop, after few arguments with them, finally they agreed, but I didn’t know whether jet washing was used to clean the roof or they simply painted the roof.Only God knows. Another problem was they didn’t hack the wall for security doors installation as I instructed, I had given the measurement, the date of installation and in fact, I reminded them many times before I left Malaysia for holiday, I was very angry when I received the call from security door installer that the walls hadn’t been hacked, they told security installer I didn’t inform to them, I asked them why you said that to the security door installer, they said just small matter, they will hack the wall ..case closed ..WTF..I had to bear the cost because the wall was not ready.I check with the indons whether they monitor the work closely, what I thought was true, they didn’t monitor the work and they hardly came to check the progress and quality..they always asked for advance payment even they failed to achieve the progress, I advanced the payment 20% to speed up the work as they facing financial difficulty, but the progress was still the same..1 month delay, they even asked for another 20% because they had used my money for another project, I refused and no money will be given until they complete the job, I started monitor the work closely, I became free part-time site supervisor for them, I wasted my time a lot and they didn’t like it when I complain about the quality and the progress, my house was delay for almost 2 months, they left the house just like that even they said they promised to complete it in certain period but they failed, I hired 2 indons and myself to complete the job, I found many quality issues such as lack of cement beneath the tiles, socket outlets and switches were not properly installed, there were few holes on the plaster ceiling, some part of the walls were not skimmed as instructed, the pipe under the sink was installed wrongly ( I had to hack the wall to reinstall the pipe), the shower heater was placed wrongly..but the major part…kitchen cabinet, wardrobe and cabinet under the stairs..there were too many defects and the defects were very obvious..they knew the defects but they still want to install it, I refused to pay them balance 20% as they failed to complete the job after 3 times extension, apart from that funny things they said I didn’t complaint about the cabinet, ..their jobs to make sure the cabinet supply by them must be in good quality. Their workmanship was poor and totally disasater, cables are not properly insulated with pvc tape , I realized it when I replaced the downlights, data socket outlets were not properly wired( I did the termination myself), electrical outlets alignment are not uniform, cements are not sufficient for tiles ( when I knocked the tiles , I can hear the air trap beneath the tiles), the tiles installed at kitchen cabinet area are “waving”, the tiles horizontal surface level are not levelled due uneven cement. After I moved to the house, I got the call from him, he asked me about the balance, I said the work was not completed and I have to hire another contractor to finish the job, he cursing me as I refused to pay and he threatened me he would remove the half completed kitchen cabinet and wardrobe, I welcomed them because anyway I have to bear the cost for removal, as the day comes, he didn’t appear, I texted him but he didn’t reply, I guess It would add additional cost to him as the cabinets can’t be re-sole, without wasting my time, I hired 2 workers again to remove half completed cabinets, cost me extra money.Additional 15k I spent for another contractor for kitchen cabinet and understairs cabinet..So to conclude my story, do not hire dta kitchen @ rpl renovation or you will experiance the same fate as me, their fb and contact numbers are as below

My wife and I have started my renovation journey around October 2015. Got a few quotations but chosen the most expensive one as felt comfortable communicating and dealing with the contractor. We felt that he was good, reliable and honest contractor by the way he talk and present himself. Plus he was in the midst of renovating another house in the same area. So our thought is what could go wrong?

And now it hit us. The contractor has left the job and we are left to find a new contractor to do the remaining work. Not sure other contractors willing to pick up the job as only small job left.

It’s all begin when I decided not to follow the initial plan. The initial plan was as following
a) To make brick partition (about 12ft x 16ft) including wooden door in master bedroom for wardrobe
b) To hack toilet wall and reconstruct to make the wardrobe space bigger

For item a) he deducted 2k and item b) is 3K. So I started questioning him why he charges me 1.4k just to increase height of other wall (1ft x 10ft) and a wall about 12ft x 16ft including door only 2K? He kept saying it is based on lump sum price and can’t be calculated by formula however he said he will give additional discount. So I let it go assuming he will give me the discount.

As the work goes on, another issue pop up when he wanted to charge me additional 6.4k for the MS pergola behind the garden. Again I questioned him, why charge me additional when you and I have been discussing it since day 1. According to him, initial discussion was using less and thinner hollow. Now he use thicker material and the gap between each hollows are narrow. I remember clearly that from day 1 we have discussed to have a pergola that can prevent anyone to climb in as security is my wife main priority and I have been chasing him the design drawing which he unable to provide. Again, this is because I didn’t go with the window grill that he quote me 6.4k for the entire house because my wife preferred the security mesh.

Mainly because of this 2 issues, renovation works were put on hold until I have to make initiative move to ask him to come out to discuss this matters. We both concurred that I will pay him the exact amount that up to date while he will do all the works that we discussed with no additional charges unless it is additional/extra work.

**oh i remembered another issue is that he doesn't want to deduct out the kitchen concrete counter top which i didn't do at all.

I learned my lesson. Before paying him, I have list out all the things we have discussed and have he to agree with which he did. So I make another good deed move by paying him 1/3 of the balance as to amend our broken business trust and another 1/3 after he start/continue the work which he did after delaying me few days.

Everything was ok until I asked him to dispose the garbage as he promised earlier that he will dispose it bits by bits with his pickup truck. What shock me is that he wanted to charge me. I told him that you have promised me and I assume he agreed as I did not get any reply from him.

After a few days, things get worst when he wanted to charge me 2 items that we have discussed and one of the item is because of poor workmanship. I disagree to pay him and this is when he started replying my call or text.

Now I’m looking for contractor for work as following
a) Touch up paint. House is left with hand prints everywhere
b) Parking pillar wash stone work. 80% completed (might need to remove it because of poor workmanship)
c) Parking area floor repaint.
d) Steps light for staircase relocation.
e) Master bedroom swing door.
f) Backyard garden
g) Crack line at the wall touch up

There are many other minor item that are too long to list out. So sad. Often I am left outside in the cold where he promised to come and work but did not show up. Found out only when I am at the site and come out with plenty of excuses when I texted him. No notification at all unless wanted to get payment where all the photos of works will flow in. Always informed me that "OUR COMPANY POLICY IS HAPPY ENDING FOR CUSTOMER" ranting.gif ranting.gif which is obviously bullshit!!

I can only blame myself as I was too trusting and believe in gentleman agreement. I regretted not to follow what I learn in this forum, to get every single things ITEMIZED! That because contractor often will forget and not quote what has been discussed but you think that it is included. SO MAKE SURE ALL THINGS IS STATED IN THERE.

LESSON 1 LEARNED: ALL WORKS AND SUPPLIES MUST BE ITEMIZED!!
So you will not miss out anything you want or else will ended up arguing this and that just like my case.

LESSON 2 LEARNED: ALL AGREEMENT AND DISCUSSION OF ANY AMENDMENT MUST BE IN BLACK AND WHITE
They will forget what the promise after a while. so black and white is the best. but for my case is useless because is too late.

LESSON 3 LEARNED: DON’T EASILY FALL INTO ANY SWEET TALK. DON’T BE TOO TRUSTING
All the sweet talk is BS when $$ comes in. No money no honey! When they want you to pay, they will response and act faster and after payment back to 0.

LESSON 4 LEARNED: DOUBLE CHECK THE MEASUREMENT GIVEN.
To prevent over order. In my case, yes tiles. Promise to refund it but…..sigh

By the way, should I make police report as he has my house key? I texted him to return but no reply.
