just sharing my current experience on my new condo renovation. currently we engaged Icon Factory as the turnkey ID & Contractor to do the design and renovation for my new condo, sized about 1500sqft. so far the experience is very pleasant. this is the second ID that we approached. and compared to the first one that we approached this team give us much better confidence to deliver the works. the team there are well verse about id and renovation and been patiently explaining all the details to us. last meeting with them took 5 hours to go through the details. sweat.gif the work is still ongoing and so far so good. they are backed up by quite a comprehensive list of supplier. the designer also took alot of efforts to do the detailing and to incorporating our views and preference. finger cross that the end product will be great. thumbup.gif rating given based on the experience doing business with them 4.5 stars.

My wife and I have started my renovation journey around October 2015. Got a few quotations but chosen the most expensive one as felt comfortable communicating and dealing with the contractor. We felt that he was good, reliable and honest contractor by the way he talk and present himself. Plus he was in the midst of renovating another house in the same area. So our thought is what could go wrong?

And now it hit us. The contractor has left the job and we are left to find a new contractor to do the remaining work. Not sure other contractors willing to pick up the job as only small job left.

It’s all begin when I decided not to follow the initial plan. The initial plan was as following
a) To make brick partition (about 12ft x 16ft) including wooden door in master bedroom for wardrobe
b) To hack toilet wall and reconstruct to make the wardrobe space bigger

For item a) he deducted 2k and item b) is 3K. So I started questioning him why he charges me 1.4k just to increase height of other wall (1ft x 10ft) and a wall about 12ft x 16ft including door only 2K? He kept saying it is based on lump sum price and can’t be calculated by formula however he said he will give additional discount. So I let it go assuming he will give me the discount.

As the work goes on, another issue pop up when he wanted to charge me additional 6.4k for the MS pergola behind the garden. Again I questioned him, why charge me additional when you and I have been discussing it since day 1. According to him, initial discussion was using less and thinner hollow. Now he use thicker material and the gap between each hollows are narrow. I remember clearly that from day 1 we have discussed to have a pergola that can prevent anyone to climb in as security is my wife main priority and I have been chasing him the design drawing which he unable to provide. Again, this is because I didn’t go with the window grill that he quote me 6.4k for the entire house because my wife preferred the security mesh.

Mainly because of this 2 issues, renovation works were put on hold until I have to make initiative move to ask him to come out to discuss this matters. We both concurred that I will pay him the exact amount that up to date while he will do all the works that we discussed with no additional charges unless it is additional/extra work.

**oh i remembered another issue is that he doesn't want to deduct out the kitchen concrete counter top which i didn't do at all.

I learned my lesson. Before paying him, I have list out all the things we have discussed and have he to agree with which he did. So I make another good deed move by paying him 1/3 of the balance as to amend our broken business trust and another 1/3 after he start/continue the work which he did after delaying me few days.

Everything was ok until I asked him to dispose the garbage as he promised earlier that he will dispose it bits by bits with his pickup truck. What shock me is that he wanted to charge me. I told him that you have promised me and I assume he agreed as I did not get any reply from him.

After a few days, things get worst when he wanted to charge me 2 items that we have discussed and one of the item is because of poor workmanship. I disagree to pay him and this is when he started replying my call or text.

Now I’m looking for contractor for work as following
a) Touch up paint. House is left with hand prints everywhere
b) Parking pillar wash stone work. 80% completed (might need to remove it because of poor workmanship)
c) Parking area floor repaint.
d) Steps light for staircase relocation.
e) Master bedroom swing door.
f) Backyard garden
g)    Crack line at the wall  touch up

There are many other minor item that are too long to list out. So sad. Often I am left outside in the cold where he promised to come and work but did not show up. Found out only when I am at the site and come out with plenty of excuses when I texted him. No notification at all unless wanted to get payment where all the photos of works will flow in. Always informed me that "OUR COMPANY POLICY IS HAPPY ENDING FOR CUSTOMER"  ranting.gif  ranting.gif which is obviously bullshit!!

I can only blame myself as I was too trusting and believe in gentleman agreement. I regretted not to follow what I learn in this forum, to get every single things ITEMIZED! That because contractor often will forget and not quote what has been discussed but you think that it is included. SO MAKE SURE ALL THINGS IS STATED IN THERE.

LESSON 1 LEARNED: ALL WORKS AND SUPPLIES MUST BE ITEMIZED!!
So you will not miss out anything you want or else will ended up arguing this and that just like my case.

LESSON 2 LEARNED: ALL AGREEMENT AND DISCUSSION OF ANY AMENDMENT MUST BE IN BLACK AND WHITE
They will forget what the promise after a while. so black and white is the best. but for my case is useless because is too late.

LESSON 3 LEARNED: DON’T EASILY FALL INTO ANY SWEET TALK. DON’T BE TOO TRUSTING
All the sweet talk is BS when $$ comes in. No money no honey! When they want you to pay, they will response and act faster and after payment back to 0.

LESSON 4 LEARNED: DOUBLE CHECK THE MEASUREMENT GIVEN.
To prevent over order. In my case, yes tiles. Promise to refund it but…..sigh

Reading all these posts about some of the contractors, I am glad that I have engaged one really good contractors for my office renovation. Not only was he accommodating but was quick to solve problem created by the building management. Price wise was good as well. Guess, good contractors are getting scarce.

this i can relate to. My house undergoing renovation now also and i am so glad that the contractor i got is doing a good job so far. fingers crossed it will be smooth sailing until the end. biggrin.gif

Hi guys, here to share my short experience with "CF (Chun Fatt) RENOVATION , ROOF LEAKS & PLUMBING WORKS"

We requested that they come over to look at our leaking roof. Their website clearly states they don't charge for inspection. When the inspection was done, they asked for RM100.

We argued and they said that free statement was just for viewing, not the thorough inspection that they did.

Just stay away from that company. The dude said they don't want to lie to customers, but guess what buddy, you just did!

Anyway, does anyone here knows of a good roofing expert who is willing to do free inspection around KL area? Right now I am just so done with this crap.

I've problem with water leakage on family hall / stairs ceiling. Suspect due to waterproofing on open space rooftop above that area.

Found this on Kaodim. Naz Asia Tech Sdn Bhd.

Booked. Nizam (019 381 1510) came for inspection. Clearly said it might due to waterproofing & will come again for repair.

He sent 2 contractors & drove off. End up they unable to repair or do anything because they thought the problem was because of roof / zinc leakage rather concrete slab waterproofing. They didn't bring appropriate equipment Wasting time.

3rd visit with 2 contractors also, he drove off. Applied waterproofing membrane, put some piping for better rain water flow, etc. 4th visit for ceiling paint job.

After 3 days watermark appeared again on the same spot. Contact Nizam, he said Ok. Nothing happens up to now. No follow up, etc. Give up already.

1. He hardly to be contacted
2. He'll not follow up on your call or appointment made. Normally I'm the one pursuing to get confirmation for appointment. Few times he cancelled last minutes without notice.
3. Workmanship, leak again after few days, what else I can say. Paint job, so-so.

Personally, I'm not satisfied & regret hiring him. Actually I'm quite desperate during that time because of leakage was getting worst day by day. Preferably other not to hire him as well, if possible.

And now the leaking is still happening. Called Achik which recommended Joanne on this thread. He's busy with other renovation job.

Can anybody suggest a good contractor for this kind of job? Reasonable price too. It could be just a minimal touch up. Thanks!

Thats bad experience indeed... better stick with recommended ones than internet contacts

I think he is right...viewing (not going through details) is different than inspection ...hence he is charging....but yes, he shd have said "if u want me to do inspection than its RM100 before hand"

same like monitoring vs oversee vs supervise vs manage etc....all have different meanings and scope

He did not come again after receiving my deposit. He passed my house renovation job to an Indonesian guy, This Indonesian told me will collect payment from me. OH MY GOD!

Please share this out, do not look for this guy for any renovation at all.
