The bridge is a pedestrian bridge to the centre grounds of the park walking towards the Mall. Centre ground is about halfway to SkyLuxe.

The bridge will be built by Malton.

SkyLuxe is totally different location than Expressionz.

Both locations have different dynamic and fundamentals.

Suburban market is generally more geared towards local demand but the yields generally are much lower moving forward as capital prices catch-up faster than rental price.

Bukit Jalil has seen many successful launches over last 2 years due to several reasons including the Pavilion mall factor and the demand for selected suburban properties are still relatively strong. For the city centre market, I think BBCC will be something to look forward to.

We did Park Sky up to RM950psf with averages of RM880psf.

SkyLuxe prices have eased to a reasonable level and there are even limited units at below RM700psf.

Both SkyLuxe and Waltz will be around the same price range of RM750-850 psf, which is lower than Twin Arkz asking price now?

Alot of new concepts will be unveiled as time comes including how you might be able to go to the mall via in just a few minutes??? (not just the bridge).

SkyLuxe's concept is uniquely parkhomes.

My mom owned a unit at Anjung Hijau for me to stay last time. Somehow I don't like. I know everything about Anjung Hijau so don't think I'm ignorant.

I like Twin Arkz alot alot alot more.

Yeah lah it's very jam here. But if there's no jam, I will avoid the place totally. And it is very bias to say that there are nowehere else in KL that is not jam. So I guess you are saying the road infront is as follows:

SkyLuxe = jam
Twin Arkz = jam
Pavilion = jam
Paradigm = jam?
Greenfields = no jam
The Link 2 = no jam
KM1 = no jam?

Btw SkyLuxe is a service apartment project that uses plot ratio and most recent land value and it cannot be compared to Greenfields which is a residential titled land based on residential density per acre computation (and ultimately land value in feasi) that is more than 10 years ago. An experienced realtor like yourself would have know how to differentiate between the two different types of products.

We don't really received sales commission for this project and even if we received certain consultancy fees for certain job targets it could be lesser than your subsale commission. Developer does not intend to allow agent sale because this project is highly confident to sell on their own, you may want to check with developer.

But we are happy to promote good projects on certain goodwill basis - that's what we do most times - i.e. free new project info sharing on FB. smile.gif

SkyLuxe configuration is well planned and I personally invite you to see for yourself before throwing unverified facts. Unlike Greenfields, it does not have long corridor and mini voids between units and no unit door is face-to-face.

Rest my case now and I think I want to sell off my Greenfields unit. You can help? I'm worried that my Greenfields tenant might just buy her own unit at SkyLuxe for own stay (it makes more sense to get her own unit after so many years right?).

This is SkyWorld's 4th project with more than a dozen projects coming up.

We think price is reasonable for its concepts and that's why we hosted an adhoc non agency preview for our registrants recently with large turnout.

The utilities can be residential but yet to be confirmed until later stage.

But water (Syabas) will be waived like most other service apartments in market (which is now a common product) that below it has a small % of shops.

Service apartments will continue to be a norm for prime land as I know due to my work in business development for another property developer (i think most ppl in this entire forum knows it).

As for density, I think this project is TALL (hence slightly more units) and developer has provided 2 exit points to solve the bottleneck issues which are common in older condominiums.

Example pricing for B-11-2 is RM589,000 for 707 sq ft, before rebates.

- This project has no Bumi quota.... it's the same for all SkyWorld and Aset Kayamas non-restricted products (means non affordable homes).

- SkyLuxe does not have a single commercial shop unit.

- Assessment rate also depends on the estimated annual rental value of the property. So it's not just a single factor as mentioned by others.

- Nowadays, it does not really matter density in residential or commercial since most residential projects built on sizeable land are required to do RUMAWIP/Affordable Homes. When developer do RUMAWIP/Affordable Homes, the density will increase like mad for the residential condominium if you add all units within the said land.

- Yes, there are some service apartments' rental returns might be quite high in the past. There is no guarantee that this trend will continue though.

- This project has not gotten APDL, so that's why now, it's preview period with booking payable to lawyer/stakeholder. No information can be displayed here at this point of time, but we do know there are some inaccurate facts being mentioned by others. U can ask me if you want to know more.

- Bukit Jalil supplies, undeniably are alot alot, but you need to further study in detail what are the available sizes. SkyLuxe sizes are 661 sq ft onwards (1+1) and does not have sizes more than 1,214 sf (with exception of special units which finished).

- This is a HDA residential use product.
