I think both The Park 2 and SkyLuxe are the top two projects here currently, and as far as rental is concerned, it's tenant's demand / buyer's market that dictate the rental pricing from owners. Tenant still look at the best offers.

There are many people who have seen KM1 West and KM1 East... and I guess they will be the best judge.

SkyLuxe itself has no retail shops to bother about hence the privacy and exclusive elements remained intact.

As for the developer SkyWorld, they will be undertaking a dozen new projects to come with more than 100 over acres land in KL.

SkyLuxe showcased itself to be more "hip" and trendy in terms of the architectural element and prioritising the views, while not forgetting the essentials of living in suburb with modern day-sized families.

I personally feel SkyLuxe is a niche product and hence cannot be compared to the likes of Havre and Paraiso. Park-viewing and Golf-viewing homes are getting very scarce, especially at this entry price in a decently affluent demographics in the vicinity (check the cars out at Jalil Link).

Its competitor is The Park Sky and The Park II, but then again alot of SkyLuxe buyers are not necessarily in need of a place directly next to a big commercial area. They want a peace of mind. Yet SkyLuxe is a jog/cycle/walking distance away.

SkyLuxe do not have a single commercial shop unit at its podium. It's exclusive enough for living even though its a serviced apartment.

It depends on how you see it. The project was initially proposed for RM900 to RM1,100 psf due to the facilities which they have cut down almost all to basic (now only 28 of them).

No doubt the price comparison, SkyLuxe is on the high side for this area. But I guess when Twin Arkz sold they were on the high side as well. The developer is "daring enough" to venture into this area with this price. Ultimately it is the sales performance that matters to them the most. Conservatively, signed sales is at least 75% now (they told me over 90% and I'm not taking it for now) and I understand they will want to clear every unit now and this will provide confidence to the existing buyers.

Frankly, every major development comes with a major TNB plant these days. Especially mixed development. In terms of voltage it varies, some are high and some are lower. Our new office at Icon City where the Residenz is located faces a 5-storey high TNB block immediately. The TNB Bukit Jalil plant is actually outside the boundary area opposite side of the road with the genset and its secured perimeter rooted to the ground. This is totally different from high tension cable which is exposed to the air. The site whereby the sales gallery is already made known here in earlier posts.

Prices have changed recently, but the increment is not much.

So try to get the net psf of about RM7xx psf should be ok.

SkyLuxe has a pretty good actual sales rates for new project priced mostly at RM700k level.
