I think still a bit too early imo. Whatsapp groups are more beneficial later in the construction phase. Tower B yet to open for sales, maybe the end of this year or early next year will have a sufficient pool of buyers to have a worthwhile discussion. I dun mind helping to start but i think its a bitt to early lor.

Depends on how proactive this project's buyers are, not so much on the construction progress. I've seen projects where some forumers will announce the whatsapp group and there are projects where the buyers just remain silent throughout its construction period.

As for Block B, I received a whatsapp message on the middle of April from one of the sales staff that it was launched. Not sure how good the sales is, though. hmm.gif

Yup Block B already launched, sales unsure coz they yet to publish..Block A visually 80% sold during my visit last week..

anyone knows if they really increase the price for tower A since the actually launch? i see know they give all sorts of perks for new buyers that i didnt get when i bought mine.

Ya i also think consider slow, but in current market condition, boleh laa nt too bad...
Block A unsold units mostly are bigger size 12xx and 13xx sqf which expected slower take up pace..
2 bedded 79x sqf sold out..

I think nett price should around the same even thought they increase snp price, just to give more discount to reduce down payment..
Btw, mind to share what they give for new buyers now?

There is no such thing as juliet window.
There is only juliet balcony (where the doors are fully opened to exit to to balcony).

They provided built in Electrical water heaters as well with the rain style shower head for later block A purchases

From my last visit, Block A all the smaller units have been taken up..those that are mostly left are the big units the 13xx size ..the below 1000 sqft I think none left...

But to be fair sales have been a little slow for this project. SA told me many find it too expensive because many cross-reference with Sentul Pasar road projects during enquiry

Even when I was shopping in this area, i subconsciously thought about those projects when actually this project is a couple of steps more premium than those condos and nearly at the level of the YTL projects..also not forgetting the close proximity to LRT and much more accesible and less congestions (Got direct exit ramp from DUKE 2)

Do note that Block B starts at a higher price ya...because less unit overall but maybe they might be throwing in cabinet etc... So expect sales to just slug its way to completion since not much freebies or discount but I dont think project sucess has got anything to do with take up rate...as long as they sell eventually...should be ok...market conditions are quite tough for 600k-800k + properties

IMO all things considered, its the best balance of facilities, location and price at Sentul area atm for projects currently undercon if you stop comparing to sentul pasar condos which are in a diff segment.. If you compare them to the YTL condos, they really are great value for what you're getting... but that's just my Opinion...everyone has their own...

Yes I do agree that the close proximity with the LRT station is a huge plus. However, many are banking for a redevelopment of the surrounding area when they inquire about this project, this project's location is not as good as Fennel or Capers as it is surrounded with low cost houses, as Fennel or Capers is located at the main road, which is surrounded by YTL developments.

I beg to differ on Fennel in terms of location. Its much further to lrt station. One block is right next to the Indian cremation area which is still operational no matter what YTL SA would tell you otherwise. Capers is even further from lrt and I think that's a bigger value factor to me than low cost housing but again IMO lor. Do note ROL project still yet to finish and will be opposite sky.

Sentul East as a whole is a major WIP and my only concern is it will be definitely be a construction hot zone beyond VP. I guess it will be something that has to be tolerated for about 5 years beyond VP.

Capers is very near to another LRT station; LRT Sentul Station, from entrance walk to station is 450m / 5 min. It's even nearer if we walk through the temple, 300m / 4 min.

SkyMeridien, marketed as 300m to LRT, is derived by drawing a straight line from the point nearest to the nearest LRT ( Sentul TIMUR), if we were to plot walking from it's entrance to LRT Sentul TIMUR Station, it's actually 550 / 7 min, further than Capers-LRT.

Fennel entrance to both LRT Station; Sentul and Sentul TIMUR is 550m / 7 min walk.
