Last time they bank very heavily on having MRT3, and the redevelopment of the land behind. Now that both will not materialize, sales will be affected loh.

When I first paid a visit at around early last year, the sales staff who attended to me didn't mention anything about MRT3. She only mentioned the Sentul Timur LRT station and was promoting on how close it is by 300m. Furthermore, a covered walkway to it was also touted at that time.

But bear in mind that I visited a few months after it was launched late in 2017, so the marketing folks could've changed their angle during that time.

This project quite close to Sentul Timur LRT station, beautiful facade & good facilities, these are the selling points.. However i think the construction progress quite slow...

When I went I think MRT3 was not postponed yet hence it remained as one of their selling points.

Even for now with Sentul Timur station being at walking distance, it ain't too bad either. So I cannot understand why they are not selling well.

During my visit last month for Buyer get buyer cheque collection, block A roughly left 10% unsold, all high floor 3-4 bedded..

Given current market condition, isn't it consider not bad?

Yes its good considering the entry price is quite high overall. Problem is, in Sentul, lot of people mental benchmark it with Pasar Road Condos when they really should be comparing it to Fennel etc. Instantly they feel its mahal when compared to pasar road but in reality location and mostly every feature way better and if you are comparing it to Fennel etc, it's way better value too. Maybe on luxury feel those YTL Condos are better but I believe once complete, this project won't be far off (based on the facilities, design etc)

On a separate note, does anyone notice how over-eager they are with those Sky Meridien Signboards? I had friends passing through the area asking me why got so many signboards to this one condo. Hahahhaha. Maybe its advertising.

I guess one bad thing is the surroundings? It is fascinating how 200m can change the entire outlook of a condo.

I did take a stroll one evening around the flats behind SkyMeridien. I actually really liked the surrounding.

It was quite well maintained for a cluster of old flats. Facilities like playgrounds and fields were all maintained. Saw many children playing with their parents there. Surrounding is also surprisingly clean.

Mostly local families staying from what I saw. Of course, there are foreigners as well. Most units seem to be locals. Mixed racial diversity as well.

Reminds me of my childhood growing up in flats. Also very much like Wangsa Maju Seksyen 2, where I rented when I first started working. So I was actually quite ok with it.

Might have to go jalan² at night around the surrounding too.

TBH the PPR flats behind are very well maintained and the roads around the project are clean albeit bumpy atm due to construction. The only downside is probably the opposite area with the squatter shops on DBKL depo land but I rather have them around as opposed to a view-blocking apartment. Fennel surroundings are not so great either. One block has a direct view of the Indian cremation area but they have done a great job with 'cocooning' the project well from within. We can only really tell once Sky Meridien is up I suppose if they 'cocoon' it as well as YTL have done.

Yes most of the PPR is family owned and surprisingly well maintained. the surrounding roads and fields etc also quite good. I tried to visit the Pasar Malam there a few times just to get a feel of the community and most are working-class people which is perfectly fine.

Like i said long ago on this thread, I rather have working-class locals and foreigners live around me rather than shady 'rich' foreigners who engage in all sorts of weird activities and businesses. I don't need to go into detail of what sorts of 'biz' they are as there are many examples around other kl/Selangor areas/condos. But that's me la. Everyone has got different opinions.

I still feel I paid a bit too much (should have been 50 k cheaper) but if u consider the location, lrt, access and ammenities within and externally, it makes sense i guess. Don't forget ROL project also nearby and if Circle Line is revived, there should be a connection nearby.

I just signed my Houzkey agreement today! Conversation in this thread has a good mix of concerns and optimism. I'm leaning towards the positive side cause I'm gonna be bias now lol. If there's an owner group i.e. Whatsapp, please let me know smile.gif

I've been keen in SkyWorld project since SkyAwani 3 and when looking into SA4, the agent introduced me to SkyMeridien instead. As an investment, I do like the proximity to LRT and just the overall reputation of the developers projects (from outside view la without all the controversies).

Probably is slightly overpriced in ratio to the sqft but facilities and quality should make up for it. Not sure about the surrounding area but will take everyone's word for it, good or bad.

Good rental 'instalments' and low entry fee via Houzkey made it sensible for me. Hope the financial and emotional returns are good lol

True, but for my case, it's because there are many choices of new launches around KL and the Klang Valley itself. Takes a while to decide which project to go for. laugh.gif

Dy started my hunt since my first post in this section in 2017 and only managed to secure my desired unit in March this year.
