Capers turn out to be good investment due to it being walking distance to lrt sentul station. I saw many expats rented that place.

It'll take quite some time to get every owner to let go of their units in those flats. And since we do not have any such laws which empowers the new owner (a.k.a. developer) to take ownership of a high-rise when 70% - 80% of the owners agree to the buyout, such as in Singapore, don't expect those flats below to be redeveloped so soon. There will always be a minority of owners who do not want to let go.

I recall that even Desa Kudalari also faced this exact same problem where the minority who refused to budge put the whole redevelopment plan on hold.

I do agree on the layout of this project, tho. Still putting this in my KIV list.

Hi ...im staying there but none received any notice to move out nor will be moved .. because they are replacing new undground pipes for entire area for all the blocks...n also there's no meeting regarding this. On the other hand its own house.

I recall there is one member whose name is 'Rampai Court Resident' and he/she started a thread opposing its redevelopment a few months back. Last I recall is that their JMB/management is still at loggerheads with PV on the compensation part, tho.

How will be the security for Meridien be different then? It's said to have 4 tier security and it's definitely a class above Rafflesia and seems to be shaping up to be near if not on par with the YTL projects in terms of facilities/security etc (Ascenda project can be used as benchmark..check out the security there).....I'm not saying surrounding area is not important but it's less relevant than landed property. Sentul these days not like Sentul before.

The perfect example to the point I was making in my earlier comment that there are 1 million over condos in worse places like Kerinchi AKA Bangsar South (most overpriced area IMO), absolutely low-income area and ridden with petty crime but is slowly being transformed and yet devs there ask so much more because of the location. I live not far away from Sentul, and crime rates are on par with the rest of KL, which is mid to high. This ain't the Sentul of the 90s anyway.

Btw Walking your dog in Bangsar or Bukit Damansara is not surefire safe as well so it's hard to pin the blame solely on that. These crime fellas don't eat and #&#& in the same place Like an old timer said to me, 'the nearer you are to these areas the less chance of being robbed because they probably live in the same area . '

Not proven but does make u think doesn't it?? Either way, there's no science to safer areas. U can get robbed right next to police station also like what's happening near Danau Kota Uptown market Pondok police on a regular basis and that is a mid-income area. Gated communities are safer...and isn't that what large premium condo projects are anyway? Great discussion btw guys. Love the points mentioned.

Good township take 15-20yrs 2P to build it which "Patience & Passions" Kampung Kerinchi now got many MMC, Hotel, Medical Centre etc..Kamapung Kerinchi close to Bangsar, OKR, Mid Valley..Sentul close to Kenny Hill, Mont Kiara, Tun Razak such a waste for the land value use it to build many residential instead of commercial

I still believe got many ppl poor in pocket rich in heart

If I recall correctly, when I visited last year when Block A was the only block available for sale, they only provided 2 air-conds. One for the master bedroom (1.0hp) and the other for the living room (2.0hp). As for the water heater, it's just electrical points. The rest are bare. Juliet windows at the balcony is provided, though.
