I used both MRT and LRT before and see no speed difference between the two.

But for this project, any public transportation is better than none. Plus the confirmed covered walkway from the entrance of this project to the station's walkway and a possibility to install a side door upon the formation of a JMB is quite good dy.

Got speed difference. MRT > Putra line > Star line > Monorail > KTM.
And property along Star line is not fetching as good rental as Putra line.
KTM is the worst. Can disregard that line. Only good for intercity connection to other far away places.

Best comparison will be Rafflesia condo. Tagging the same Sentul Timur LRT.
Compare against let's say M3 Residence, located further away from KL but connected to Putra line.

Again the risk is there.....even with CCTV installed as a person could open the door and another person might just slipped in without validation.

Good point there. Since the sales staff stationed there mentioned that only upon the formation of a JMB can they make this request to DBKL, then they can also choose not to exercise it.

What I recall is that the side wall along the walkway towards the LRT station is a steel fence for the very purpose of allowing the JMB to create a door there if they wanted to.

The idea is definitely good, as it create convenience to the tenant to LRT station. However we cannot discount the fact that surrounding it were low cost flats and opposite were squatters of which will be removed. It is just like Mount Kiara where it is next to segambut dalam squatters.

Actually after rebate is about 558. Agree that the Star line might be less 'sexy' because it plies less dense routes but the line runs right through the city and the upcoming MRT and monorail are just 2 stations away with a covered walkway and therefore more flexible in terms of connectivity. Let's not forget ROL, which is all clear to keep going.

M3 Residence is asking for those prices but they are not necessarily being snapped up. It's above a dying mall in a crime-prone area. Wanted to buy there at first but decided against it. Agents are having a tough time selling off empty units ( actually can say many place like this i guess) Although BBS is working class as well, most are locals which mean less crime.

I heard that regardless if the door is used, the covered walkaway will extend all the way to the guard house. Bear in mind the guard house is not in the 'middle' of both units as the model will have you believe. It's going to be offset towards the right tower a bit more because both towers are not the same length. (the left tower has fewer units per floor and shorter due to the land). This means the main entrance will be closer to the junction that goes towards the LRT.

I got this info from a friend that is freelancing for 'HODA Design' which is the landscaping company for this project. Dunno how true la. Plans change. What I do know is the landscaping is gonna be good. This company's track record is very good.

I agree that many units for sale at the moment. In this slow down market, is hard to sell.
But rental wise is easy very high demand due to close proximity to Putra LRT station.
In term of value, Rafflesia is a way better product quality compare to M3. And I would say Skyworld quality (not rumahwip) will have a better end product compare to Rafflesia. Facilities on offer also I think is the best. (Currently I'm staying in Skyworld newly completed project.)

So i guess you prefer Bandar Baru Sentul then should take Rafflesia as the benchmark.

Some larger size unit transacting at below 400 psf. Smallest unit 901sqft able to hit above 500 psf.
For skymeridian (expected to be a better product than Rafflesia) plus direct connected walkway to LRT station, the 2 bedroom unit (794sqft) and 3 bedroom unit (982sqft) probably worth the 558 psf.

Despite the recent turmoils involving Skyworld & SkyMeridien, I'm still hoping that this project will turn out well. I might be bias because I'm buying a unit, but I really like its close proximity to LRT station and its neighboring areas (although they can be a bit ghetto-ish). The news about MRT3 cancellation is definitely a let-down but MRT2 station is not too far away. Hope that KL River City won't be affected coz it's really nearby!

Is there any other buyer here..? Very anxious coz this is my first property.

Welcome onboard bro, I'm close to landing a unit as well. About the turmoils, I've spoken to a number of bank officers, they told me Skyworld is off the hook because they did everything according to the wishes of the previous government. AK is the one in trouble but it appears like they have bought themselves out of it as well with their multiple 'CSR' efforts.

Regarding the location, tbh I've said this before here and I'll say it again. Given a choice of working-class locals or questionable 'rich' foreigners locality, I will take the working class fellas any day of the week. At least u know what u'll be getting ( maybe some rempit sounds at night, fireworks, a petty crime here and there) the foreign areas seem to be a front of much bigger crimes like shooting, money laundering, prostitution etc. so yeah, im just saying as it is la bro. Bear in mind I'm talking about medium cost living areas ya, not all foreigners are bad. Likewise not all working class people are troublesome. When it comes to the condo, what's within your building matters more. if landed, the surrounding area matters more. If this was a landed project, I also won't opt for this area, Of course, this is IMHO la. Results may vary from person to person.

This is the first time I heard of a place of worship also serving as a crematorium. Is this the only Indian temple or others also have it? hmm.gif

And if it is that bad, wouldn't it affect the residents of both Fennel and Capers as well?

at glance i thought this is a place for worship. only local residents know about this. capers owner don’t give a damn anything on the left (Sentul boulevard) Haha. maybe will affect Fennel.
