Yup agreed. The crowd is there so should be a good investment. I always go there makan in the weekend. Very hard to find parking

this year retail there Ong not means.after 4 year VP still ong , ppl go there eat n hang out but not sure willing paid high rental to staying there.

very high rental required meh around this area? installment less than 1200 only per mth.... plus C180 already hot and existed way beyond traders square completion time... last time ppl also said the same shit about ss15 and sri petaling before the shits up... and see where the missed opportunities gone?

one small concern should be the nearby CHS condos, the silk series, which are doing very poorly although I agree CTS, with the vibrant commercials in walking distance, potential seems bright at this price

sizes in offer also have to be considered... and also their distance to amenities... i would say... within walking distance everything is there is better than u need to drive to get it... the aeon cheras selatan been there since almost more than 10 years ago.... if no potential... they tutup shop already long time ago...

kepong aeon also long time there bro.... hahah... frankly speaking... cheras and kepong abang adik je... haha.... just that cheras gotten the booster of mrt line 1 first... haha

yes walking distance is the sweet spot here. the aeon here is nuts at weekends. certain race fighting for parking like samseng during last month, im avoiding it until after next week 😂

considering still between this and birch or wait for plat mira

here i can see space to grow.... same applies to PV Mira too.... birch i think the pricing there could be stagnant... since mrt line 2 its confirmed and they already priced in... no new booster there other than its very near to KL haha

This location really nice. Majority Chinese location & lots of retails & makan-makan at this area. Only if it has train station nearby then will be a plus point. But one thing I don’t like is their units each floor mixed with Rumah Mampu Milik.

rumahwip units are no differently designed.

go see the sales gallery to find out more. there isn't any forseeable disadvantage for this arrangement.

actually why disadvantage?
i buy rumawip (actually is selangorku) RM270k 552sqft = RM489/sqft (they have to fork out 27k to pay downpayment, because no 10% discount)
i buy let's say type B, i rmb low floor around RM350k - 10% rebate - 20k (signed snp within 30 days) = RM295k 604sqft = RM488/sqft (i only pay 1k deposit)
/sqft wise, almost the same?

somemore type A only 1 bedroom, don't think the whole family can squeeze in. unless they rent to outsider. but selangorku i think more strict cannot rent compare to rumawip right?
should worry type B owner rent ba? since 2 room 2 carpark. much easier to rent compare to type C and D.

because rumah selangorku dont have the -10% rebate. bebas got -10% rebate, so nett price almost the same.

If i were the bebas unit buyer i won't like my floor got rumah selangorku lar. If different block, different entrance then still acceptable.
Just my own opinion.
