Township without significant commercial activitiy is dangerous.

One of the key factor for the Taman Tasik Semenyih failure is lack of commercial activity in the surrounding..

What is the minimun required?

Commie in Semenyih needs higher holding power. Overall, the success of commie is depending on the success of the all the projects within the surrounding.

Rinching / Beranang area still lack of banks, if there are some branded banks willing to come in, then the commie units will gain the momentum...

At least with some supermarkets, famous eateries and banks around...

That's why we can Pelangi Semenyih 1 & 2 have occupancy rate much much better than Taman Tasik Semenyih, although it just next the Nottingham..

If not mistaken, the commercial area of Setia Ecohill 2 will be about the same area as the Silver Square, sharing the same Lekas exit and there will be allocated plot for a education center (private college most probably).

Tengster or anyone has any idea of the shop lot prices around semenyih prices for the past few years? I dont seem to get the historical transacted price of that area.

Not every bank imposed MRTA requirement but some banks only willing to consider to give better pricing with MRTA. Mine is without MRTA.

I don't take MRTA....I have other form of protection...
