Commercial property also not easy now and high risk if the place not "wong".
For the place is "wong" (subsales) the selling & buy price also insufficient monthly installment.
Low ROI and risky

what do u guys think of the shoplots (i think its 20 x 70) around tesco semenyih? The asking price is currently around 1.3 million for a ROI of around 2.5 to 3%.

@Tengster and @TKJ and anyone. Any comments about the current and expected future pricing?

Current situation should be pretty depressing. As for the future, everything in place looks promising.

If anyone were to punt on shoplot for now, one gotta hold for longer period to see capital gain.

The busy area will be at Silver Square or area near Jalan Semenyih. The residential area is at least 2-3km from your home.

IMHO, commie is very different animal compare to resi.

Commie is more wilder and harder to predict compare to resi. It also can be stagnant within 1-2 years after VP but I reckon shoplots are more definition of timing and if the shops are all rent-able in one shot with the upcoming of a bank is opening, the commie price is gonna to be explode to jump to much higher price in fortnights before year by year.

Holding power for commie is much highrr than resi but the potential of rental income is the deciding factor one may holds much longer n more liquid compare to, say a RM 2mil+ semi d.

For EM, rest assured I nvr doubt it.

But I dont mind my house is nearer to Silver Square but the future apartments.

I think consumer nowadays has better insight on their right. If the developer cannot fulfill the spec that is listed in the SPA, they should prepare themselves for the complaint. This is a good sign coz consumer is paying what is being promised and it should be served right. Of course, we have a variety of people, some are sceptical and some are generous and not picky, but overall there is higher expectation from purchaser on the the houses, as the price tag is already considered among the most premium within this area.

I haven't receive my SPA yet, but my lawyer already informed me it is done and courier to me within these 2-3 days... rclxms.gif rclxms.gif
