what do u guys think of the shoplots (i think its 20 x 70) around tesco semenyih? The asking price is currently around 1.3 million for a ROI of around 2.5 to 3%.
@Tengster and @TKJ and anyone. Any comments about the current and expected future pricing? |

IMHO, commie is very different animal compare to resi. Commie is more wilder and harder to predict compare to resi. It also can be stagnant within 1-2 years after VP but I reckon shoplots are more definition of timing and if the shops are all rent-able in one shot with the upcoming of a bank is opening, the commie price is gonna to be explode to jump to much higher price in fortnights before year by year. Holding power for commie is much highrr than resi but the potential of rental income is the deciding factor one may holds much longer n more liquid compare to, say a RM 2mil+ semi d. |
