Semenyih sentral can be considered the main central district of the Semenyih. Most of the commercial activity is within this area and the major banks such as maybank, public bank, hong leong bank, ambank all located within this area. I think it's fairly hard to get a unit of shoplot within this region anymore, as mostly are occupied and the most recent traded price I heard is reaching 1.2 mil. The shops near to EMSO as I presume most people knew, it is relatively still new, VP last year if not mistaken. Beside EMSO, so far only 2 or 3 shops are opened as the show room if not mistaken. So far the commercial activity within this area still very weak and no significant improvenment due to lack of banks and famous eateries. This area will be relying on the success of Kajang East and Kiara Plaza later.. If looking at the potential, I presume the area within Tesco is among the best, as it is centered for many housing projects nearby. It is more well planned and so far considered the most vibrant area within Semenyih so far. Personally I think this area will be the center of growth, as all the connecting facilities are already there, before the establishment of silversquare in few years later. But i am afraid they will ask around 2 million. So do you think should buy nearby areas then when they launch at SEH, then sell higher. Also, if SEH shoplot were to sell so high, I dont think the rental can cover the loan. |

But I expect that in the short term it would be white elephant. I personally believe the price tag for commie in SEH should be a little higher than the market price around, as its location is exactly beside the main road of Jalan Semenyih, easily noticeable plus with a reasonably big population within the township. Don't think they will jack up the price too high though. The infra which is already available within these area is not something that can be offered by the shop lot around EMSO. That area is seriously jammed up during the peak period and if you ever going to EMSO from the Semenyih town, the traffic light that lead you go into Sunway Semenyih seems takes forever to turn green. Unless ecohill will be making some medium end shop lots like sunway Giza or the Strand there. Where lunch would be around RM15 to RM20 per person. But then would it be sustainable in the short run? any comments? As a business man, will you open your shop in an area which is currently lack of commercial activity or in an area which is already have commercial activity with proven customer record but with higher rental? That's really depends on the personal risk appetite. Old town has been in Tesco Semenyih for few years and still able to sustain. Overall, it still depends on how many population inflow can be brought in by the housing projects that mushrooming around Semenyih now. As I mention before, new township attract new population, new population attract new commercial activity, new commercial activity attract new population and new population demand more township to be built, inter-related to each other. Overall, it's the population growth is the key point that sustain the commercial activity though.. |
