Well when I buy this project I not intend to sell because I can't even convince myself someone will pay for top up price.

I buy because I think future don't have this kind of price anymore so just buy n keep first. If can get rm1400 rental also I damn happy already as I not thinking high profit.

I won't say a very good investment but at least can't get anything similar now from big developer..if buy from new developer or second class or third class developer I scare the project can't complete.

Quality wise from ytl is so so but at least landscape is ok

One agent cheated me that the cheaper units are no longer available, and kinda push me to buy the higher psf one.
When I told him, I couldn't afford, suddenly there's cheaper unit available. sweat.gif

After that, this agent informed me that I had booked a SOLD unit, and blame the fault to the developer. He also asked me to pick another unit. (stupid right.. other unit can simply replace the unit that I like? if same price, and better unit, different story la...) In the end, this agent's company proven to be the one on fault and I got double refund from them.

Then, there is this not-so-knowledgeable agent (is it everyone can be an agent easily?)... trying to sell me a unit in Cyberjaya, but I think I know more about Cyberjaya properties than him. Suggested me a unit that he thinks is the cheapest psf in Cyberjaya. Keep asking me to go to the showroom. I told him I cannot afford already, go for what? rclxub.gif

future dont have this kind of price anymore ? i think dont have this price anymore is just a mere speculation. There are lots of condo in Mont Kiara that are up to that kind of environment and space.

Well, believe it or not, there r ppl willing to pay that much. My friend bought one in 2014 at rm670k. If my bro wants to sell,he could sell it to my friend at that price and profit rm300k.

At least u got double refund. But I'm sure the person who's at fault got fired coz cause the company to lose double booking fee..

but definitely not Zuiko, he is desperately seeking for cheap condo. I manage to find cheap condo for my friends, too bad I dont know him....

he is busy checking out all my post on cheap properties....he is desperate already now. if you know of any cheap condo, please tell him. by the way, he is also quite lonely these days.....if you have any guy to recommend him, please do intro to him biggrin.gif

Price in future might be drop or up but I not really concern too much when buying..I take a calculated risk for myself with a safety margin..whatever u do have risk just I take on my acceptable range.

I never see mont Kiara have this price and space for a condo below 5 years old..if yes I am happy to hear from u , may be I can have a look smile.gif

mont kiara do have rm500K++ condo due to the oversupply in that area. you need to search for it....the environment there is superb, feels like in singapore.

Btw, I'm just curious.. In what situation will the BLR decrease? Or will it ever happen? I'm thinking it'll happen when no one wants to spend so lower interest rate to stimulate the economy.
