I personally oso dislike flippers taking charge of the market. But I oso won't ask flippers to go sell butt or go away. Everyone has the freedom to tok ma.

Simple thing , if you not rush for having a house to stay . Keep renting & wait until best time to buy in future

But if you want to buy property for invest / stay , when is the right time ? Hong Kong people say - when you have money to deposit , that is the right time ! .... Very common thing

The market is opened. If one don't buy, one cannot blame the flippers as flippers can't flip also. One always can buy direct from developers without going thru the agents. Myself use agents only when I looking for tenants....without them, the tenants wont come to me direct n when I put up sign boards for rent, it attracts lots of phone calls n many are low salary earners n some even jobless n ask if I can rent to them. Collection of rental ll be big headache.

as long main source of income not much affected then still okla... but under that environment many will wait and see and let the economy cycle slowdown.. bonus income might greatly affected..

Retrenchment coming...my ex company recently just retrenched one batch of staffs...

one of my clients, even worse, factories shut down. About 1k workers no need to go to work....so, this people not just wait n see...they ll wait n wait....

Some with limit on affordability have no other choice got to rent. Many would like to have a safe and secure home, renovate their sweet home to their taste, but they will have drawback to invest so much for the landlord.

For such, they will prolong their happiness until they achieve that, cause them ineffective and underperform in their job, less increment, less bonus, no promotion, hop to other company also no people want, and that indirectly cause the saving nest grow like turtle, house price slow down still move faster than their saving for downpayment.

The circle will encourage them to downgrade their home expectation, discard their so many limitation like freehold, at least xxx s.f, only certain location, must have this and that.

Under current circumstances developer postpone launching and cause the primary supply shrinkage, subsales start picking up, old house price catch up with the surrounding newly vped. More move like interest gradually hike etc will only increase the total cost of ownership.

ps: my old house of 3years++ last year do valuation on jul just get 480k, my agent ask me for sales now and said some bare unit was transacted at 550k and have some ready buyers are queuing for such price.
