Tolong Tolong!! Please increase the price more and more as i bought it very late which is at high price after few round increase. i did not know there were so many price increase comparing to initial launch......hopefully it can increase till RM580k during completion. if not will no earn money d

Few round increase of price is true, but how much really increase compare with the initial launch? Compare apple to apple same floor same size but different block, can I say in total 30k increase or lesser? My fren bought it and he told me about 10k increase only when the other block open for sale, same floor and same size, I might be wrong coz I only collect wind from fren

I got the price list during ballot day......the price for exactly same unit had been increased by 35k.....somemore that time package is 5% rebate......but when buy that time no more 5% rebate but replace with only RM10k rebate

Agree!! Let me.just clarify with u all

Savanna Executive suit is commercial title under HDA act

which means it was protected under Housing Development Act however the title is commercial as is mix developement

So what is the situation? Answer is

if MahSing bangkrup and run away half way before it completed. Gov will appoint a contractor to complete it (may be will ask some additonal top up like 40k from buyer)

However the ultilities , water and electric rate is confirm charged under commercial rate which is significantly more expensive

note: i am one of the owner of Savanna, therefore i ak not here to demotivate u all but just some sharing

Which part in HDA you referring to? Pls don simply say that u r reffering to HDA bcause Everyone can say that. We are talking about wther this savanna under commercial or residential.not bankrup or appoint another developer. And can i/we know where u get the confirmation from? Since u very confident with your statement.

I had the same issue with you and it's due to me not reading the booking letter carefully. tongue.gif

Anyway, I just made an official request letter to remove the legal fees from my loan. I then sent it to my banker from CIMB and attached the booking letter copy page which clearly says that the loan legal fee is borne by the developer. Three days after submitted the letter, CIMB printed a revised loan agreement letter for me without the legal fees.

Try it and let us know how it goes.

I double check by reading again my SPA and the Deed of Mutual Covenants agreement after your comment. Is confirm under commercial title. These 2 documents just in front of me within 20cm distance. I think it cun be wrong sleep.gif

One more simpler way to verify by common sense....even the property agent posting also said commercial title. Salesman also say commercial.....if they can die die also wana post residential la.

not sure about other bank .. but my maybank offer letter did not include the stamp and duty $$$ .. also i got $$ discount because i subs to maybank islamic ...


as for commercial or residential title , my understanding the land title is commercial title .. but the suite we buying i believe is residential title ..

i believe we wont getting 90% loan if commercial?

just drop by last two weeks near UKM for makan lunch, met with few UKM students .

I ask them where they rent their room, they mentioned they rent nearby apartment giant .. for RM1400 3R2B.

ask them , did they know about the savanna suite? yes they aware and they believe once the savanna ready, most likely students will go there for renting as it provide facilities such as swimming pool and gym. They also mentioned, current the apartment only allowed 1 parking and is not covered.

I ask them , will they rent savanna if provide swimming, and gym facilities,2 covered car parks with air cond for each room and i provide them with Unifi (RM149).

They seems intrested, even I told them i will rent out RM1700. (Master (RM800 ( 3 pr share) , 2 Rooms (RM450 X 2 ))

Brader, Savanna in and out need pay toll everyday, rental + toll student mana bleh tahan

3 room at most stay 6 ppl, RM300 + toll per pax and need share room somemore at bangi this area.....i am not so positive lo...

one more very important thing is

Savanna got 3000++ units!!!!! 3000 × 6 = 18000 ??? Whole UKM stay here mie sleep.gif

not sure whether you are savanna owner? but UKM just 6-10 minutes away from savanna and there is no toll from UKM to savanna.

and this is just a chit chat between myself with few ukm students during lunch. end of the day it depends how is your marketing strategy to rent out .. also depends which unit u bought ...

as for myself i have units which rent out for student in other location ..

i normally ensure
units are 15 floor above (students like quiet) , cornered if possible
facilities such as swimming and gym
security ... (a must)
not facing afternoon sun
partial furnitures (air cond, sofa, basic kitchen cabinet)
provide broadband maxis 10 mb (rm148 per mth) so that those students will share

and etc ..

anyway ..RM1700 just estimation .. lets wait once it completed ...

as investor , you can check few sites and competitors for estimate rental

brader.....Southville Sales Gallery is 6mins drive i agree la....but the Savanna is actually opposite and highway the other side wo heng dai......if u mau fast.....pay toll la......if u take small road.....6 mins i think ur car is jalan displacement instead of distance d....lol
