The Glades project is meant to create *high-end* living concept
SD trying to copy DPC and LakeEdge here
that's why the hefty price tag

you can visit their existing show units of townhouse, superlink, semi-d and bungalow to get the feel of the surrounding
price tag of these... all starts from millions one smile.gif

Anyhow, 600++ psf for high-end condo is still cheaper than the other projects which asking for 700++ psf
But those are within prime area, e.g PJ, BU, BS and etc
Whether SD can justify 600++ psf for Putra Heights address, that's the main question to be asked here smile.gif

monthly installment about 2k i think
can rent >2k? Not many condo around putra heights right

For such size of 600+ sf unit and such low density, asking RM 620 psf for me I think quite decent. The Glades is really a premium area among PH township.

All units 2 car parks. But 2% rebate only if u sign spa tmr on the spot. If loan reject they will charge rm500. I thk 1000sf is better but price shd over 500k

The launching is actually today for the SD staffs. Went there earlier coz my fiancee is SD staff. The side tower has no balcony starting from 398k. Total 18 floors. The middle tower has balcony and slightly bigger. The 3 panel banks are Maybank, BSN and CIMB(not sure whether the same for non SD staff not). U need to pay 10k deposit on the spot and if your loan got rejected by 3 banks then they will refund the deposit else 500 will be deducted. Only this much of info i have now.

The smallest unit is more to studio type. 1 bedroom with small kitchen and some space. The bigger one not sure. I brought some brochure back and will try to attach the floor plan if its still available. Most of the smallest unit all kena sapu by the SD staff and left few units only. Trow i think they will launch the middle tower with balcony. Go early if ur reli interested.

No luck too, left after a1 and a2 gone. Waiting launch the 2nd half of tower b. Actually tower b better becuz carpark is there and the design of 754sf with 2r2b better. But is facing west, tower a small unit facing east

Current rental at putra heights dbl storey only 1.3-5 k... buy this shoe box to rent 2k ??? Fyi the dbl only sold for 2xxk when launch.

The only freebie is kitchen cabinet with hob and hood.
If SD prop is not giving aircond units, this place will loose its class when all owners decide to install the outdoor units all over the place.

At the price of approx rm620 psf, I feel ac units shud be included.

I bought a double story house at section 8 putra height for rm 220k in early 2009. Build up is 1350sf and land area is 1650sqf. Frankly, I think the price of this condo is crazy. It does not make any commercial sense . Besides the hefty price tag, this condo will be build on shaky grounds (I think a landslide occured nearby). In addition, I think the condo will be build near a hugh mosque which may or may not be an issue for non muslims.

No doubt price is exp, but surrounding condo also exp. This is located near palms not shaky ground which i think you meant was kingsley hills. Mosque is not located any near, its actuslly near the lrt terminal

I was amazed by the huge response during the Balloting day last Saturday. With the secondary market slowing or stagnanting, I am surprised by this very good response for high cost condo.

Priced at Main Place price tag, I think it is a touch of future pricing for Putra Heights. However, I would value this project more than Main Place bcoz of its location and developer. Accessibility is a major winner here than Main Place.

Congratulations to all who managed to get a unit!

PR is not part of The Glades. It's Sime Darby's project, but it's not part of The Glades.

The Glades will have its own condos, which will be priced much higher. Launching is only end of this year or next. Buyers of The Glades' condos will have their own facilities and do not share the clubhouse facilities with the other Glades properties. So i would be very surprised if Putra's Residence owners get to use The Glades clubhouse.

I think it'll be closer to 1M than 600k. Not sure though, just guessing. Price can't be close to PR so there's a differentiation between the Glades and PR.

Brooke, i think will be low density, so have to pay for exclusivity and the facilities that glades provide. townhouse in glades are already close to 1.6m...so price will be steep.

Yes. Both low density and high end condo.

But impossible they price it at RM 600k unless a shoebox of 500-600 sq ft. One year ago, I was told, the smallest size is 1200 sq ft onwards.

North & South Brookes I heard will be launched either by year end or next year - my guesstimate is it will be priced around RM800psft!

The next condo/service apmt launch in PH is likely to be the plot of land nearby PR or the land near Giant.

PR is certainly doing very well compared to Sime Darby's earlier condo/apartment launches of Mahogany Park & Serini Melawati. MP only 70% sold after 2.5 months, SM around 60% sold. The main attraction for PR would be the proximity to 2 LRT stations and the Chinese school.

I think many PH residents are hungry for new launches after the last launch in PH is about 3 years ago in The Glades, that is why PR is now almost sold out! icon_rolleyes.gif

Maybe once LRT starts moving, price will adjust a bit..

All these landed 20x70 Terrance linked houses also around Putra Height selling less than 400 psf... Wonder how far it psf can go?

Yes, the last unit priced at RM940K also kena sapu already! I reached the sales office at 9am and saw huge crowd of people having their breakfast and long Q to register for the balloting, with many cars parked along the road. The response is really unprecedented as Sime has not launched new projects in PH for a very long time - the last launch was The Glades 3 years ago.

The balance of the units in Tower B will be launched after Raya, so should be Jul/Aug.

The 2 main reasons why PR is doing so well IMHO is because of the LRT stations and TTSS Chinese school, despite the fact that the layout of the units is not so nice and Tower A residents have to walk to Tower B to get their vehicles.

From my observation during the balloting process, most of the buyers are Chinese - should be mostly from PH and USJ.

Wow bro, seriously the maintenance fee is 40 sen? That's very high! Yes, it is on commercial title but I think 30 sen is more reasonable, however it did not stop PR from being sapu clean within 1 week! blink.gif I guess when the buyers bought it, they were not aware of the high maintenance fees?

My friend bought a unit at Level 25 & I told her that her view would be very nice as there will not be any building blocking her view - I think she has no regret buying it even though the maintenance fee is high! rclxms.gif

My friend who bought it said it's 35sen, not 40sen??? 35sen is still quite high, the more reasonable amount is 30sen IMO.

In fact, PR is doing very well compared to Sime's 2 other recent condo/apartment launches - Mahogany Park (198 units) launched 3 months ago only 70% sold, Serini Melawati (525 units) launched 2 monhts ago I think only about 50% sold.

its very different comparison, main place is quite high density, the shopping attracts heavy crowd and surrounding is normally congested, while PR will offer a more peaceful living..price wise i think it should not be far off..as PR is only due in 4 years

I talked to Marvelane Home's marketing manager during the balloting last month, she said MH will be launched at the end of the year.

2nd launch is for the balance of units not opened for sale during the balloting. It's definitely after Raya but no definite date, let me go to their sales gallery to kpc and find out! nod.gif

I checked with SDP yesterday and they said those units with rejected loans have been taken up by other buyers already. It seems that the demand for PR is very good!

Staff mostly sapu the cheapest units, thats why not many cheap units left when it was open for balloting. Didnt expect PR to do so well compared to SDP's 2 earlier high rise launch of Serini Melawati in KL East aka Melawati and Mahogany Park in Saujana Impian!

Putra Residence is just next to the LRT exchange station in Putra Heights. This is a very good location. With RM6xx psf (around RM700k for 1k+ sqft) officially sealed the price of the landed properties around that area.

Agree with bigman... the point of high rise is convenience- near to commercial centre, social activity centre and such.
Putra heights is too quiet for tis purpose. If one would like a nice quiet green place- yes PH is the place. but typically such ppl would choose landed.

Effect of LRT station is really over rated. There are so many other projects which are link to LRT stations.

The pros of staying in PR is not only being near to LRT station but also being near to Chinese school - how many new projects in the market now have these 2 advantages? unsure.gif

The younger generation typically prefer to stay in high rise building, so probably the old folks staying in PH now would buy PR for their children.

PH is a nice & quiet place but I think not much green left after Kingley Hill is being developed! It's good for Sime to launch high rise in PH as more population is needed to boost up its commercial area. Now Putra Point is only around 50-60% occupied, in some portion the rate is lower.

Looks like Sime is concentrating on launching high rise in PH as there will be no more landed props to be launched in PH. Many ppl are also waiting for the North & South Brookes condos in The Glades but still no news on when it will be launched - most probably next year I heard.

What I heard is that price will be increased by 3%, Sime still giving 2% early bird rebate, so net effect is 1% increase. Of course, the buyers of the earlier phase also got 2% early bird rebate.

I think about 80+ units . I just got the info that the balloting this Saturday is only opened for those who registered during the 1st balloting, sorry for the wrong info. If you are keen, maybe can try to register this Saturday if you didnt register earlier.

Or you can give me your hp no. & I can ask the sales staff to call you to let you know the details.

Latest info I got is the balloting this Saturday is opened to the public even though you have not registered in the 1st balloting earlier - these SDP staff are giving me conflicting info! rclxub.gif hmm.gif

Not too bad la, I have been staying in the DSL built by them for 8 years now, not much complaints except for some surface cracks that appeared a few years later. SD is very generous in giving good specifications, just check out the no. of light & power points given compared to other developers! nod.gif That is why I am temtped to invest in their cheaper townships like Nilai Impian & Bdr Ainsdale thumbup.gif

I did not attend the first tower launched , but I guess this time crowd - lesser. . It was a raining day , not many turned out. Also I guess there were no more type A available and the few I spoke to, left on the spot. I was lucky able to get the size I want but at much higher floor . Almost ending time , heart attack moment. There were many not able to purchase too.

Bro, you sure you passed by the sales office around 11am+? The balloting just started la at that time. The rela members didnt allow you to park inside because parking was full so had to park at the road side.

I was there around 945am, enjoyed the FOC food before the balloting started at 11am, I stayed until 1130am before I cabut - the balloting was still ongoing at that time.

Thursday bro the girl name siti nadzirah thru phone and drive all the way to sales office and they still told me is open for sale. Drive to the site turn in from mr roti canai till the end on the right side is the site next to a tnb sub station

A friend did call up and now have units available, lagi mau ballot ka hahahaha.... sometimes i really hate these developer not fair to public. Fristly they open for staff with discount and choose first. KNS we public rush to buy higher price not so ideal unit what for.

IJM PSP keep sms and email ask for e ballot see the units available who want to pay such high price for lousy view ? open for public to make them fatter mad.gif my money in my pocket is safer hahahha tongue.gif

Boss Chris, I read a newspaper report last Saturday saying this is still a "grey" area ie not confirmed yet whether condo on commercial title will be subject to GST or not, however certain parties have petitioned the govt to exclude these props from GST since it is for residential purposes.

i have heard that the PR is just about 400-500m away from the high tension cable. the high tension cable is opposite the lake. it is true?need all the experts advice here, if that is the case is it still a worth for invesment?

Yea... Those smaller one mostly taken by the internal. Looking at the floor plan, seems that units facing east will not be affected. However , those units facing west (HTC) are sapu completely also. Do u think those facing HTC worth for investment too ? smile.gif

my cousin sucessfully ballot a unit facing the lake ( facing west with HTC),above 20th floor, but she is worried about the HTC and thinking of giving it up. i advice her to keep , i worried gave her the wrong advice. what do u think? smile.gif

I am staying in PH for 5 years, as far as I know the mosque is just 300m to 500m to PH LRT. Are you sure is 2-3km to putra Residence?

i think u guys are referring to the mosque in alam megah. dont think its that near to PH.

as for the HTC, tower b will be nearer especially the units on the right, but it still could be around 300m. the low and high units are not directly parallel and some may even be blocked by the marvelane development. so i think it's fine.

Pls advise her to keep lo, very lucky la for her to get a unit in PR! nod.gif Above 20th floor should be high enough for her so that the highest point of the HTC will be below her unit, I think?

Btw, i actually took the liberty to go on site and have a look. IMHO, i think the HTC (in terms of distance and it being a midsize HTC, it's rather acceptable to me..<have u seen those HTC at saujana O lot? rclxub.gif rclxub.gif )

From the place where you stand to take those photos, do you think this is where the site going to be? If yes, it might be a concern to me, as the whole site is actually at lower sea level than where the HTC is standing. Views for low units and west facing are not nice.

But isn't this piece of land closest to the lake is meant for Marvelane development. Means PR is slightly nearer to the main road, or on a higher ground?

Based on my observation, the empty land (photo 1) would most likely be the building site. That would be only place (logical enough) to actually fit Putra Residence.

Just for your information, photos of the lake was taken at lower terrain as compared to the building site biggrin.gif

Go to Sime's sales office and see the map of PR & its surrounding area & you can see Marvelane Home's developments - the latter is located right next to the lake with PR located next to ML's project.

340 units considered quite OK compared to Serini Melawati, I think about 528 units, but cannot beat Mahogany Park at 198 units only!

off topic. Would you guys opt for Islamic home loan or the conventional type?
The MBB consultant kept promoting and suggesting me to take up Islamic , due to there is no restriction in selling or refinancing of the property and Nil Exit penalty and nil lock in period and rate capped at ceiling rate of 10.85%. reading from the net is not helping much. other bankers don't even suggest to take Islamic. Need advise!!

Your info on Marvelane Homes is correct boss. Any idea on the location of the 2 condos? What I heard is one of it is a TOD near the LRT hub, the other one is the service apartment opposite Giant.

Yes boss, if you look at The Glades' brochure there is an artist's impression of PH's TOD. This new condo is located next to the proposed mosque. I presume there will be a bridge linking the condo to the LRT hub in the future?

Prasarana I think will announce a JV partner for the TOD, just like their announcement on the JV for their Dang Wangi & other LRT stations.

I think it is near the TOD near the LRT hub. Or it could be the empty lands at Sec 10.

If you go to Pr1ma's website, you can see the future Pr1ma sites but no mention of PH as being the potential site for it - I guess it will take a long time before we know whether there will be a Pr1ma development in PH or not? hmm.gif

Got during 1st launch, not much choices left that time. So grabbed one due to its potential. On comparison tower b up by 20k average for units which are about 200 sqft smaller.

I wouldn't say it's a disadvantage, we were like beggars..left with no choices to make, that was the response for PR. Tower A is hoped to provide a more quite living as it is less dense compared to Tower B as not only the parking but the facility floors together with the shops will be located in Tower A. Parking is not an issue as the walkway/bridge is just few steps away and i think SD will align the parking of Tower A closer to the walkway. Maybe a little bit of inconvenience for the facilities... but we are not there all the time.

Which unit did you got.

Frankly speaking, Tower A is not convenient at all. Just imagine you bought many things from hypermarket and you need to carry few times back to back from car to house.

There were 2 launches - 1st launch in June for Tower A and part of Tower B, 2nd launch is for the balance of Tower B.

Bro, to me the difference is the distance from your car to your unit. Tower B's occupiers have to walk a shorter distance! nod.gif But not all bad for Tower A occupiers also as they will become healthier with stronger arms! biggrin.gif

Furthermore, we are not sure whether the link bridge is rain proof ie whether heavy rain can make you wet when walking on the bridge.

Just go to the hypermarket during weekends you will know what I mean. I don't see this problem in AEON. That was why I resorted to buy groceries in the Jaya (Mainplace) or Sunway (AEON)

Jaya Grocer's stuffs are quite pricey, I hope this Village Grocer's goods will not be priced so high like JG? Anway, both also using "Grocer" not sure whether related or not???

It's good that One City has a supermarket/hypermarket as it is sorely lacking there. Ppl go to OC not just for F&B and movies, they also may want to buy some things or groceries as well, that is why some ppl prefer to go to Main Place instead as it has JG and more boutiques & choices compared to OC.

I go to OC more for food or movies only, other than that MP is a better place to shop around.

It appears that OC will be imposing parking charges soon so I foresee a drop of customers thereby benefiting MP!

Agree with you bro, just look at 1U, crazy jam! I surely dont want to stay near there! PH is just nice with One City & Main Place nearby coupled with a Giant in PH. There are also other shopping options like Subang Parade, Empire & Sunway Pyramid not too far away, so those unwanted jams will not come to PH! thumbup.gif

When the LRT stations are up, especially PH as an interchange stations congestion's gonna start to kick in. Not to mention about those cheapo hawker stalls along Putra Mahkota Business Center (Sec7) like we can see at Bukit Jalil LRT station.

This is unavoidable bro, just make sure your house is not too near the LRT hub and stations! nod.gif I hope we have better enforcement officers compared to the KL one?

On the plus side, Putra Point will prosper & will see more biz activities.

I think Sime Darby's other available units are only in Glades and they're premium priced. The condos in Glades are also expected to highly priced. That created a huge demand to buy whatever on offer.

I think the props in The Glades are "too" premiumly priced, that is why after 3 years still not sold out yet, imagine the cheapest prop during launching is already 1.4m! shocking.gif How many ta kong chais like us can afford it?

Surprisingly, the most expensive props in The Glades are the ones that are almost sold out, I wonder why? Maybe because it's facing the lake.

Boss JP, the bungalow buyers are presumably very loaded la, so they dont mind paying the chicken feet maintenance fees la!

The Glades is actually a nice place to stay in, that is why I think many ppl are waiting for the launch of the North & South Brookes condo there. I asked the SA from Sime why they are taking so long to launch the condo there, their reply is "If we launch it then nobody will buy their townhouses, semi Ds, bungalows & super links la!" shakehead.gif

Yup maintenance fee and large build up are two of the main issues.

However if you look at price psf, its actually cheaper compared to Putra Residence; >RM400 vs >RM600 for PR

To me Glades is still a good buy, after a year JMB can decide on a new maintenance fee.

Yes, psft The Glades is still cheaper but the high prices really put off many prospective buyers & so only the very few loaded fellas or with those with loaded FAMA can afford it! sad.gif

It's true the JMB can decide on the maintenance fees but I guess they cannot drastically reduce it or else the service level would also drastically drop?

If the townhouses there are priced below 1m, my guess is all would have been sapu-ed long time ago.

SD sangat slow. The booking fees official receipt almost 1.5 months belum sampai. The balance downpayment on the the other hand, within 2 weeks already received

She is ok gua, I suppose.

That's strange because I got a powerbank as a door gift from them when I bought their prop in March. They would give a file for the customers to file the prop's documents.

I thought Sime would give a "better" door gift than a bottle of mineral water! mad.gif

Anyone got letter from SD requesting for differential sum (minus loan) payment. Letter said must pay within 14 days.
Upon clarification with lawyer and SD, they said it's just notification?? that we can pay first even before progress billing if we would like to.

Who in the just mind would like to do that?

Yes, that is why Putra Residence is considered quite cheap compared to The Suave! Lets compare the prices of the other TODS (SJCC, SJ7, PH, KLGCC).

Boss, TOD is not the name of their project, it's just SD's new concept for new projects - there will be 4 TODs ie SJCC, SJ7, PH & KLGCC and 1 TAD (Transit Adjacent Development) at KL East (Melawati).

KL East is further away from the MRT/LRT stations, that is why call it TAD instead of TOD? unsure.gif

Not all SD's premium props are doing well, their The Glades props not doing so well. I asked their SA whether it is due to the premium price, surprisingly he said it's not due to the premium price but it is due to the maintenance fee - RM0.25 psft. This doesnt look expensive but if you stay in a 3000 sqft townhouse there, you have to pay RM750 per month, so he said for retirees it's too much.

RM0.25psft seems OK compared to PR's RM0.40psft.

I dont think so boss, but the SA's words sounds puzzling to me as I thought all this while the reason why TG is not doing well is because of the high prices - min price there (excluding the condo) is already 1.4m for the townhouse and this was 3 years ago when TG was 1st launched.

TG they cant sell lah.....
not only the price is super high....what kills you will be the monthly maintenance fee...
imagine a stupid townhouse already cost you Rm800 PER MONTH in maintenance (ok these townhouses are huge...over 3000sq)....

SMDs and bungalows lagi jialat.....

and the townhouse only has 2 fixed car park lots.....

Boss, normal la to pay maintenance fee if you stay in GG development, some more b/up so huge so of course maintenance fee is high lo! But 0.25psft appears OK ma?

Correct boss, that is why SD cannot price the PR too low or else nobody will buy TG! blush.gif Anyway, the price of props in PH no more cheap leh unlike in 1999 when the 1st DSL in PH was launched - the price was only RM163K for a 20x70 DSL! shocking.gif

the 1st launch houses were super small.. as the new houses got bigger and the fittings better couple with better locale, prices shot up. This is not only in PH but elsewhere also.

Not only because it's near TG and LRT station boss, another factor is because it's near the Chinese school.

Price that time I think around 600psft. My friend bought a 979sft unit for 636K gross before the 2% rebate at I think 25th floor.

Yeah, it's true as Chinese schools are known to have good teachers and lots of homework for the students, so the kids are expected to perform well academically.

PR parents/grandparents can walk their kids/grandson to the Chinese school! thumbup.gif

last time, there isnt much high density project because there isnt any booming happen. Now, environment has change. when we are doing business. We are looking at population and high density create a mature market to fulfill market demand with ideal volume. Somehow, if your business model is good but you start at a wrong place with less population. Very soon, you cease or relocation to another mature place.

Boss JP, you are speaking from the point of view of a biz man who wants to start biz at the location which I agree.

For buyers who buy for own stay, the lower the density the better as high density will give the cramped and crowded feeling.

PH is part of their TOD and there are other TODs in their plan too like the one in KLGCC & KL East, so not sure whether the PH's TOD will be their next development after SJCC & SJ7, however, that area in PH is now hoarded up with earth works, most probably for the proposed SOHO to be launched in June 2015.

I captured this sometimes in Sept/Oct... there is event by MPSJ at OneCity and SD open booth to sneak-view their future development... having chitchat with one of SA...
yup this area currently started earth work...but it will take 5 to 10years development phases... the PH Mosque as well, will completed by 2017...

nope...got invitation but dont like ballot style...
2002-2006 rent @8/4...2007-now bought & stayed @10/3...

the integrated development comprise all type...maybe SOHO is part of that... but the plan look too compact...not good and beneficial to resident...
you can imagine while having roti canai @ Anwar Maju facing 3 storey carpark with 3 apartment there...

i just chose to move to new area...at first bcoz of the name... familiar with Subang Jaya/Puchong area since late 90s but dont like to reside there... here peaceful and relax...the only thing i regret with SD... fail to provide school facilities as per plan... their intention at first is to build and able to operate school after 6-7years of PH 1st phase (Sect 8/2) similar to new family got married move in & reside @PH...after 6-7years the PH' born kids will start schooling...but until now need to send either to USJ or Alam Megah...

look back at my photo attached... beside TOD, there will be 3 apartment/service apartment/condo attached to PH Station... the open carpark future will be multi-storey carkpark for that development... and this is confirmed by SA as well...

Bro, PH oredi got TTSS Chinese school ma, although the residents had to petition the govt to build it! sad.gif The national school also under construction but it seems to be delayed. I did ask SD how come at that time still no schools in PH, their answer is that they did lobby the govt to build it and had already provded a few pieces of land to them to build, but no news from govt - at that time, it seems that they didnt lobby hard enough!

Sorry bro, I didnt see the apartment/condo attached to the LRT hub - could this PR1MA project? or Prasarana will JV with a private developer to build it?

the land for school have been gazetted from initial plan oredi... @8/2, @10/1 and @10/4... i cant remember for the Putra Bistari area (the otherside of PH seem disconnected from centre until they build the Glades and villa houses there)... same goes to PR..the only good thing is near to LRT station... but geologically the area there is not good for hi rise building...kingsley development as well... just wait n see what will happen in the future... hopefully nothing bad...

afterall... the only left land exclude for school & petrol station... the land next to 10/1 or opposite 10/3... this initially proposed as service apartment...but dont know the status now... also not sure the land for sport complex inside 10/3... the land in the middle of Putra Point... and the gazetted land for cemetery at the end of PH exit/entrance hiway...

Boss, can check out MPSJ's latest draft masterplan - land proposed for sports complex MPSJ proposed to take up part of it for a fire station. As for the empty lands in Sec 10, SD's plan is for it to be developed as apartments but until now no news.

The land opposite Giant was proposed as a service apartment a few years ago, but dont know why SD delayed it. Now after PR, their next attention is the SOHO near the LRT hub.

Yeah, the land for schools were gazetted when SD launched PH in 1999 & it us up to them whether to push for the construction of the schools or not.

After the landslide & mudflows in KH, I hope no more in the future?

Well, I guess there is not much land left in PH, that is why they propose to build the fire station at the land proposed for sports complex?

No more proposed wet market behind Giant - you can see the draft master plan in MPSJ's website.

Yes, that small piece of land currently used by KH international school was supposed to be a service apartment - like I said SD wants to max their profits ma!

Next 5 years? Very hard to predict bro, w/o these high rise bldg, Putra Point will be half dead, at least with these developments & the upcoming LRT stations in PH, it will at least "revive" PP I guess?

Price increased by 3% bro, I think around 36 units as I was told each sales staff is allocated 4 units and there are 9 staff handling the sales.
