North & South Brookes I heard will be launched either by year end or next year - my guesstimate is it will be priced around RM800psft! The next condo/service apmt launch in PH is likely to be the plot of land nearby PR or the land near Giant. PR is certainly doing very well compared to Sime Darby's earlier condo/apartment launches of Mahogany Park & Serini Melawati. MP only 70% sold after 2.5 months, SM around 60% sold. The main attraction for PR would be the proximity to 2 LRT stations and the Chinese school. I think many PH residents are hungry for new launches after the last launch in PH is about 3 years ago in The Glades, that is why PR is now almost sold out! Boss angkee, this is just my guesstimate only la! Certainly Sime is delaying the launch of North/South Brookes so that it would not affect the remaining unsold units in The Glades. So the later the launch, the higher the psft??? I met a staff from Marvelane "spying" on the balloting process and she said they will launch by year end. Yes, it is on commercial title but I think 30 sen is more reasonable, however it did not stop PR from being sapu clean within 1 week! My friend bought a unit at Level 25 & I told her that her view would be very nice as there will not be any building blocking her view - I think she has no regret buying it even though the maintenance fee is high! That's why must find ways to earn more lo! One way is to invest in good potential prop! I wonder how much the owners of PR will get when they get VP in 2018?  Not much competition in PH, only from Kingsley Hill and Marvelane Homes' condos.

Balance of PR will be open for balloting this Saturday! Registration will start at 8am and balloting will commence around 10.30am.
