I can confirm first phase is sek 8 Richmond. The 20x70 was 163,888 and 20k more for 22x75. The built up was really small. It was also big Q in those days. No landed smaller than 20x70 in PH. 20x70 is now selling just below 600k basic.

On hindsight, looking back at the 1st 2 launches back in 1999, it was really dirt cheap! I think many owners extended their kitchen to enlarge the b/up but no complaints la for the owners as most of them will make good profit if sell now!
