QUOTE(BRE @ Jun 23 2015, 09:49 AM) My friends and colleagues said expensive coz so far. And they claim is KL price. One even ask me the land here below got gold? They didn't know that balloting ppl sapu clean clean. They really never come here. This place is super strategic location. Go KL, PJ, Sunway, Puchong, kota kemuning, Shah Alam, cyberjaya, Putrajaya, KLIA, subang airport is so convenient. |

QUOTE(BRE @ Jun 23 2015, 10:06 AM) I think your friends always take KL as starting point and see the distance from KL to PH, that is why they said it is far. Price OK ma compared with the condos in KLCC & MK! I went to IOI City Mall no jam at all & takes about 20 min only! Yep. Fully agree with all your points. Some more here can go KL PJ absolutely toll free. My journey to Padang Merbok via federal highway 25 mins reach 5am in the morning. Hehe.... Nvm. Let them continue feel here is ulu2. Lesser crowd, lesser jam. |

QUOTE(BRE @ Jun 23 2015, 02:21 PM) Then cannot sell your PH house lo bro in case u find it inconvenient to stay there? This EM reminds me of PH 11 years ago when I bought the house - the place appears to be remote at that time, far from civilzation, like a Lost World! No plan to sell first. Will rent out temp for 2 yrs like that and see. Meanwhile I stay at EM 2 yrs and see how.If I sell PH house also, I want to get a unit perhaps condo at PH. |

QUOTE(BRE @ Jun 23 2015, 06:12 PM) Bro, I'm not talking about the distance to the nearest township, I'm talking about the condition of the area at that time. Most of PH is separated by ELITE highway, located at higher land than Shah Alam with barren land. Lol.... U r right. That's the impression my friend got. Ulu-ulu. Far. Not happening. Not convenient. To me, all above does not matter. I just say I like quiet peaceful Neighbourhood. If crowded and happening Macam puteri Puchong I don't like also. Won't be considering coz of road is narrow, jam. And access not much option. |

QUOTE(BRE @ Jun 23 2015, 06:18 PM) I find PH OK la, the roads are wide, no traffic jam. U pay for the landscaping and environment in EM lo via their DSLs bro! I won't mind at all to pay for that in PH if available such landscaping. If PH had similar landscaping when it was 1st launched, then the prices will be different lo. |

QUOTE(BRE @ Jun 24 2015, 02:45 PM) Bro, what do you expect when the selling price was only RM160K at that time? Me too. No complain with SD with that pricingI dont find the roads in PH uneven and although the landscaping there is nothing great, but still got some landscaping la, no complaints from me really for the price I paid for the DSL at that time. Most of SDP's townships are non gated & guarded but now they are going "high end" with GG like The Glades, Seri Pilmoor or fenced & guarded like Mascarena Palms, Grandis Palms, USJH etc |

QUOTE(BRE @ Jun 24 2015, 02:48 PM) Yes bro, if got spare cash better invest in prop rather than expensive cars as ther former and latter will appreciate & depreciate in prices every year! Lol!!! If I am a tycoon or hitkc, then no problem for me to take up 3rd unit already.100K too much bro, maybe another 30K-50K I will buy a DSL in a better environment and landscaping township, maybe because you are a HITKC or tycoon bro! |

QUOTE(BEANCOUNTER @ Jun 25 2015, 12:27 PM) my other friend got the small unit......its NOT 20x70...more like 18x65 or 16x60 only...BU around 1200/1300. May I know where is located for size 18x65 and 16x60??KK in 1997 sold for below 230k...cant remember the exact price...could be low 200k. almost all landed double or triple within klang valley proper.....PH is NOT the only one.... But your replacement cost also as expensive...so there is no winning here. My friend who stays in PH also no feel on the capital appreciation bcos he only have one property....so no matter how much better the appreciation....you still wont be better off.... unless you want to downgrade and stay in kampong or fishing village. PH don't have such size. My unit ex owner bought at 265k, 24x75 yr 2004 This post has been edited by jhbey: Jun 25 2015, 12:49 PM |

QUOTE(ngowngow @ Jun 25 2015, 01:23 PM) You sure you know it very well ? +1my family friend bought in first phase, which is section 8, the smallest land size is 20x70 RM180k. my family bought one in second phase, which is section 2, 22x75 RM230k. In PH, there is nothing less than 20x70. You need to get your fact right before ask others to trust you. |
