I think your friends always take KL as starting point and see the distance from KL to PH, that is why they said it is far. Price OK ma compared with the condos in KLCC & MK! Ask your friends whether the condos that they are staying in KL have traffic jams within a 3 km radius and whether they can go to the places you mentioned jam free?

I went to IOI City Mall no jam at all & takes about 20 min only! Although the commercial zone not fully developed but the pros is not traffic jams in PH! Some more got LRT hub & RapidKL Us also come to PH, so got alternative transport modes! Some more got so many colleges and shopping malls nearby.

Bro, I'm not talking about the distance to the nearest township, I'm talking about the condition of the area at that time. Most of PH is separated by ELITE highway, located at higher land than Shah Alam with barren land.

I find PH OK la, the roads are wide, no traffic jam. U pay for the landscaping and environment in EM lo via their DSLs bro!

If PH had similar landscaping when it was 1st launched, then the prices will be different lo.

I dont find the roads in PH uneven and although the landscaping there is nothing great, but still got some landscaping la, no complaints from me really for the price I paid for the DSL at that time.

Most of SDP's townships are non gated & guarded but now they are going "high end" with GG like The Glades, Seri Pilmoor or fenced & guarded like Mascarena Palms, Grandis Palms, USJH etc

KK in 1997 sold for below 230k...cant remember the exact price...could be low 200k.

But your replacement cost also as expensive...so there is no winning here. My friend who stays in PH also no feel on the capital appreciation bcos he only have one property....so no matter how much better the appreciation....you still wont be better off....

my family bought one in second phase, which is section 2, 22x75 RM230k.

In PH, there is nothing less than 20x70. You need to get your fact right before ask others to trust you.

I dun know exactly where...but it was the 1st 3 launches.

trust me.....I know the land size for landed property well. my friend just sold it like 2 years ago for around 700k. bought under 200k.
