very tempting to buy this RF

Condo RF face singapore cant afford. can consider facing back

Those poor facing units has low psf !!!

Best deal is the low floor dual keys..

High chance they could be facing the RTS instead..

But I think they are all sold...

By the way, I signed the SPA today and I found out more info from the lawyer representing R&F..

PROS:
1) All condo unit owners are guaranteed a parking lot
2) All the balconies area are actually FREE OF CHARGE !!! This means that whichever quoted area size does not include the balcony area !!! All the area quoted is internal area !!!

CONS:
1) Maintenance fee is RM 0.42 psf !!!! THIS IS FREAKING EXPENSIVE.. The lawyer says is because of commercial land... Guess R&F will be milking a lot of money from Maintenance fee, Sinking funds and Utilities... Maybe that is why they can sell so cheap... Hopefully the whole project is properly maintained to justify the high price..

Still got plenty.. I think..

Now is part 2 of phase 1...

Better grab before people realize the value of the low floor dual keys and 4 BR..

in phase 1 part 1, level 8 dual key is about 900 psf only..

If driving, you can go further in,
For most Singaporean taking bus, will U turn back after shopping City Square!
Since August this year, we are not encouraged to drive in any more because of expensive toll VEP charges......

Less than 700psf for less than 900sf units...

the lowest psf was 599psf

Maintenance fee charge rate is never justify by residential or commercial. It's base on the building itself whether how is the cost to maintenance the building. Retail below this apartment is seperate maintenance account.
