R&F got heavy A&P.......high density with very Big A&P burget....

The deal I got from last week initial launch is

1) 6% credit rebate from SPA price
2) All stamp duties, lawyer fees .. etc paid by developers..
3) 1 year free waiver of maintenance fee upon TOP
4) RM 20k voucher upon TOP for foreigners on all purchases except studios... (I am not eligible because I purchased the property in my Mother's name whom is a Malaysian)

So I am curious what is the current deal now..

Good deals are those low-level 4 Br and dual keys..
Can go as low as 800/900 psf after discount... But since is bigger so more expensive...

I am risk adverse so I bought level 10 block A2-1 for RM 903,812... Type G

Basically all seaview units Type G (i.e. Block A1-1, A1-2, A2-2) has been pre-booked by tycoons or property investment clubs ...
Last week only launch 7 blocks (A1, A2, A7)..

Price difference between Seaview units Type G similar level is about RM 100,000

Obviously, high floors more expensive than low floor...

Chinese developers have accumulated huge amount of profit over the past 10 years.  Now china mkt is slowing down hence they have to go overseas to sustain their results.

Mayb this is one of the reason.....  

spread out their net wider and further so that it can catch more fish! 

Now JB got 150,000 unit on going condo and 200,000 unit approval but not yet start condo project...... Hope the China property company will success in Iskandar.......

But u have to give it to iskandar on this because this is the only area in malaysia can draw many overseas top developers  such as singapore, china and Australia. .. kl also cannot compare in this manner
