The write up is just a summary of what we have discussed in this thread.

Should have include some research like nearby existing subsales price. yield. tenant profile. developer target investor or upgrader. Vp projected subsales or rental yied. Club house facilitues etc etc.

Some info is very misleading like the ktm seremban . Travel time etc etc.

But overall a good balance write up thumbup.gif

Also wonder a person like you how can attack a person just like that example in jade hill shop lot is occupy by factory workers? This kind of attacking totally put your reputation go into drain. I think.

good write up, kudos bro.. i see a lot of energy among EM owners, and most of the season investor daikor choose EM over EH, which my initial assumption, EM has an upper hand interms of concept..

this write up much more convincing than Joey hard selling SV.. lol

when i look at the "beranang" remark, i lol.. recalling some sohzai making a big fuss about this..

Btw, Joey also very satisfied about the FS of Gentlebre. Thats part of the reason many taikor investors sapued the Gentle very brew.

" beranang " remark remind me of someone 7-8 years ago who branding Setia Alam and Setia EcoPark as "Meru or Klang leftovers shit area for those who cant afford even a house in Klang and Shah Alam "

Now, Setia Alam / Eco Park is quitesuccessful itself and self integrated name or township with Shah Alam / Klang name also not related to it anymore.

Let the Beranang man to come back with this remark next 5 years.

Dropout units can be from any of the four terraces.... Normally they don't increase the price as yet...but then after awhile, their trend is to remove the early bird discount.

As we also know, most buyers in Msia are also not interested (just read what we forummers talk about at LYN) smile.gif. Nobody even blinked an eyelid when the brand so proudly called ECOmajestic had nothing ecological to offer/sell to us. Sad actually.

Share with you what are your expectations. Hopefully, the developer can pick up a tip or two from you....

Actually, take Setia Alam Ecopark, DPC, EcoHill etc. As example, they do organise recycling events, using e-form rather than hard copy, etc... There is a feasibility limit one can do.....having said that, I agree all developers should step up their efforts regardless eco or or not.....

What is a good guide of how an eco township shall be?

A good start would be if the Ecomajestic project subscribed to the GBI Malaysia rating standard. The sales people didn't tell me that they did, so I assumed that they didn't (and then I left.......). If you read the attached you will find that for a new residential project both site sustainability and building energy efficiency are most valued. These two didn't seem to be mentioned or promoted by many people, whether in here or at the sales office. Correct me if I was mistaken.
