that is weird... let say your house SPA price is 700K...

5% is only RM35K. It mean nothing in the eyes of banker. Let say FD is about 4% per annum. 4% from 35k is only RM1400 per year. It will be divided to 12 to show monthly income....just merely '100 Plus'....How to 'Revive' the loan application? Someone need to pop Gatorade to stay ahead of the calculation.... tongue.gif biggrin.gif

Hi, I am new here. What is your opinion on cluster homes? I think the design is nice and appear spacious. Also, natural light streaming in. But somehow I am not very comfortable with low barrier fencing and no gate. Also, will the units be quite close that we lose some privacy? It's pro vs con.

I didn't know the cluster homes pricing was quite close to the 24 x 75 intermediate that I booked because the staff told me all clusters and semi-D are above RM1mil. Now I am wondering should I try my luck for cluster and kiv my booking? But cluster pricing also not confirm yet.

Tengster review was really insightful - somehow convinced me to seriously consider staying in Semenyih earlier than I originally intended.

Thanks for the kind words.

Cluster home has slightly lower density. Naturally, it renders slightly higher degree of privacy. They adopt gateless concept like other stratified GnG such as DPC, Desa Nusantara, etc....if one can accept backyard garden concept, the low barrier is nothing much different.

Cluster orientation is the same I.e. north and south with slight tilt. Thus, granting choices of morning sun or afternoon sun. Cluster give more ventilation and natural light except that bathroom 4 that requires mechanical ventilation and lighting. This is mainly due to facade reason.

Yes, the staff is right. Prices are not firmed due to the Seoul trip. They are doing plastic surgery on the layout. Put some Botox and feed them lot of tempel.... Hopefully a much improved layout and bigger Buy but same price or lower....cluster maintenance fee is marginally higher than terrace. I think cluster come with perimeter CCTV too.

How does the low fencing look like? See below.

Perimeter CCTV means potential security concern? Guess I am not ready to accept gateless - otherwise all cluster benefits beat terrace anytime - am tempted to give up terrace for cluster 32 x 75 if price < 900k.

I guess the final destination most people want is bungalow - suit yourself design and preferences. Semi-D a little compromise on bungalow, cluster a notch below semi-D, then terrace corner, end-lot and finally intermediate. If can't accept cluster but cannot afford semis and bungalow, then no choice stay with intermediate. The corner and end-lot price too high in view that no extension allowed in future.

Will there be bungalow launches? Another Semenyih project selling bungalow at 1.1 M and not sold out.

Guess location and reputation of people running the company will be the determining factors.

Did your sis proceed with SPA signing?

Price is not only consideration but it is surely one of the main factor....apart from microlocation, accesses, township planning, concept, amenities, continuity of development, etc.....

Sir, cyberjaya is opening up. There are quite a number of non muslim eatery around already. Daytime population is large enough to cause heavy traffics at times.

Satellite town supporting Cyberjaya would be Dengkil where you can get quite a large number of food too. I am not aware that walking the dog in Cyberjaya is not allowed. Was there such restriction?
