paradigm mall is successful although initially many people thought it will fail. hv u been to leisure mall after their reno. It it also quite lively.
*
points to be concerned of:
within that area there is so many malls in the vicinity..
(sunway velocity..leisure mall..cheras sentral..upcoming BJ pavillion and oug paradigm)
area of catchment is small
can be a new area of hangout place yeah, bt facing main road (with that kind of environment, sorryla i wont come here to yum cha lo)
depends highly on mrt

Cnt compare time when paradigma open n now.. times hv changed.. look around paradigm..hardly any malls nearby..look in cheras.. at least 10 new malls..all neighborhood to large size.. all opening within a span of 3 yrs.. many retailers nt interested in going to new unproven malls d.. see quiKK city.. the tenant thr suffering everyday..

Even pavi group struggling with tenants fr their usj damem mall...

more malls on the way. We will have Pavillion in Damansara Heights by 2020.

Boss initially i doubt pavi dsara if its a HUGE mall but it looks more smaller maybe paradigma size.. can do well fr d luxury market given the VERY high purchasing power nearby.. BJ City mall is big n will do well if its jus BJ city mall n nt pavi.. BJ no market fr luxury la.. a lot of low end n mid end houses thr.. everyone wan lv near their house but wont buy..waiting fr others to buy.. brows.gif brows.gif brows.gif

Actually the attraction to buy Ekocheras is not due to the mall but because of the covered link to the upcoming mrt. the mall and office are of secondary importance..

Mall success is a just a bonus since it's right next to Cheras Leisure Mall & Giant. It will fail if retail lots are sold though.

Echo to myBenz, last year MD saying in talk with foreign hotel operator to manage their hotel block but last month changed plan by selling all hote suites and managed by own.

Teased with cinemas in model and masterplan but i hv doubt also since major players already tenanted nearby eg.  GSC in Leisure Mall (both PPB subsidiary companies), TGV in Cheras Sentral and MBO in VivaMall. Will it be EkoCinema also??

Traditional that places have very strong retails with restorans, homedec shops, eletric shop and car dealers. Very confident the retail facing main road will be very successful! The evolution of kvmrt line and new U turn ramp to MRR2 will boost the success rate of retail to new high!

MRT + Good Pricing among other mrt poperty are the jewels of crown in this project! When the time we booked (Block J,H,E), I believed most of us weren't told about plan for mall, hotel, cineplex etc.

EKCians should be happy and grateful when entire development plan evolving to a better and promising tomorrow . The successful of Mall, Hotel, Office, Cineplex will be pieces of catalyst and really its come as bonus gift smile.gif.

Let"s the developer do their job. They hv invested substantially on the retal mall and I'm sure they want the best of their first mixed development in Klang Valley before their 2nd and 3rd projects.

Good one as directors also committed personally on this project

Ekovest's unit sells hotel, office suites to directors and their linked companies
By Meena Lakshana / theedgemarkets.com   | April 1, 2015 : 8:08 PM MYT

KUALA LUMPUR (April 1): Ekovest Capital Sdn Bhd (Ekovest Cap), a wholly-owned subsidiary of Ekovest Bhd (Ekovest), has sold hotel and office suites in its EkoCheras development worth RM17.32 million to Ekovest Bhd directors and their linked companies.

In a filing to the local bourse today, Ekovest (fundamental: 1.5; valuation: 2.4) said the purchasers are executive director Lim Hoe, her son and fellow director Wong Kai Shang, director Dr Wong Kai Fatt, shareholder Lim Seong Hai Holdings Sdn Bhd and Sabriland Sdn Bhd.

Ekovest director Datuk Lim Keng Cheng is a major shareholder of Lim Seong Hai Holdings Sdn Bhd, while Ekovest director Lim Hoe is also a director and major shareholder of Sabriland Sdn Bhd.

Lim Hoe is also a sibling to Tan Sri Lim Kang Hoo, who is a major shareholder of Ekovest.

“As a property developer, the sale of hotel suites and office suites in the EkoCheras development is in the ordinary course of business of EkoCap.

“Further[more], it is also carried out at arm’s length and based on commercial terms not more favourable than those available to the general public and non-related party purchaser,” the filing stated.

Ekovest shares closed unchanged at RM1.08, with a market capitalisation of RM923.88 million.

Ekovest just announce their directors bought the hotel and office. Earlier the directors also bought the serviced apartment

So rest assured the project will complete...but of course we don't mind LAD

when directors buy so many units...means flippers really not going to be able to do anything as the directors pricing is probably 25% better than them. not to mention how many units are going to be empty. yikes.

Not many people would like to stay in front of a main road, particularly jalan cheras..
keep your hopes up but dont be too overconfident..
i bet most buyers are investors..
