talk everyone can talk tongue.gif build mall .. not difficult but to manage and execute it is another story
if buyers merely listen and buy what SA's talk is risky
SA can talk until heaven and earth but at the end of the day whether can ekobest execute it?
bear in mind, ekobest is new in this.

even SS2Mall also closed down for example

so not necessary all mall will be able to make it

talk but no progress is as good as dead mall

Dear Mr Mybenz, thanks for your pessimistic sharing and thanks for your good wishes to buyer like myself.
I choose to believe and have faith on the developer. and i still believe this is an investment that worth taking risk Of. Have a good luck yourself :-)

True..i know cheras also many new malls jus like usj damansara n cyberjaya... velocity ikea n mytown will be d regional mall fr cheras.. ekc location very gd but mall management team important..if cashflow bad as 1 cn notice, retailers might nt sign up haha..

like benz kor said, its easy to build a mall but hard to attract tenants & shoppers..

jagalat kor comments pls on how ekc mall will compete with many other malls coming up..

TRX got lend lease. Edge of kl cheras got velo and ikea. All Sibeh strong mall players. Semua link with mrt 1 line. TRX lagi ada interchange of 2 mrt. Most important lend lense is Sibeh strong mall player with so Sibeh strategic location. Even pavilion kl also shacking leg.

Eko Build so big Size mall at here to pukul lalat...? Sibeh near to those future strong malls. Build so big cannot be just self sustain by just serving pipu around. That just Too little population. Tenant can't tahan sure tutup 1 by 1.

Eko ada experience manage mall? Got potential tenant database? Will tenant pay Sibeh high rent to support them? Not many can be macam pavilion 1 hit wonder.


Macam jialat Preda city mall. Big Siao head to take over the mall from aeon. Manage by themselves... Now Sibeh jialat die straight straight.

There were multiple postings regarding the mall back in 15-16 Jul 2014 this ver.
I do not have visibility on the developer nor their "asset management team" about the mall.
So if anyone can provide constructive suggestion what buyers can do, place advise. Thanks

3 choices for EKO mall.
find mall expert to jv.
sell out whole mall to company macam capitamall.
or sell out unit by unit macam one siao.

ekovest doesn't have clout or money to get a good partner...IMO

probably the best option for both dev and purchasers if a deal can be struck.

EkoMall should be talking to players like CapitaMalls (although strata issue to be sorted out). Or even expand new names like Central Pattana and Lotte.

Or it can go on its own way. Just hire the industry experts.

i note successful malls need size ie pavillion or midvalley, BU. EkoMall gross built up is 1m sq ft is reasonable size n almost double the size of leisure mall. as ekocheras has office, hotel and quite a dense residential units of circa 1,300 apt units, it has an internal customer pool which can provide some buying power to the mall and food court in d mall. Anecdotal observation seem to indicate succesful malls then to be large n ekomall at least hv d size 2 start with and also internal customers fr the 1300 residential units, office and hotel crowd..

to be successful mall size should be at least 1.0 million sq ft. n this can cater to a few big anchor tenants..

Mall needs weekday crowds to survive if weekend no big crowds like Midvalley....so with hotel, Residential and office.. it helps. Ekocheras has everything to success unless Ekovest screw it up themselves.

Yesterday dropped by MAPEX Ekovest booth. Eko Hotel Suite 80% sold, 20% available. Bare unit fr 250k. Fully Furnised350k

Also, they increase office block fr 12 to 22 storeys jor.. Each time the model keep changing/evolving.. Their EkoTitiwangsa also evolving to include mall also as developer purchase pic land next to it also..

Just went to ioi mall last weekend, big size but not nice to shop.
most probably ll go only once no more 2nd, still prefer MV, pavilion, BU

The rest all waiting to close.

imho...despite with all the hype about this project....
i dont think the mall will be that successful in the future..

paradigm mall is successful although initially many people thought it will fail. hv u been to leisure mall after their reno. It it also quite lively.
