Jagalat-kor, do u think the residential blocks J, H or E will hv at least 20% capital appreciation upon VP or looking at the oversupply of high rise residentials and stringent loan approvals & shaky overall economy will mute the potential capital appreciation of the residential units?

Wow, Resful boss, you are asking the most pessimistic guy of this this forum. blush.gif

JMHO, during VP time, as you have stated the oversupply of high rise residentials etc, I would say appreciation of J,E,H is likely not exceeding 20%.

I buy for own use and plan to keep at least for mid term to long term.

Other bosses can post their views.
I would rather be proven wrong and I will stand corrected...


I hope the recent Moody's news do not add moody to the economic situation. unsure.gif

It has already appreciated 20% if you compare the launching price and current selling price for block J n H.
I think 35-40% capital appreciation is normal. Next adjustment on the price will be partial release of the bumi units.
Anyhow, the key success factor for this project is the shopping mall. If the shopping can be managed like sunway then capital appreciation 50% is min I think.

Above everything, I think buyers shld be worried wthr ekocheras cn be completed or not. based on their negative net asset, many subcon n retailers might not even work with them in d future..

Yeap i know who he is but if things are good fr them, EKC wont be whr they are today.

For vested parties, just sit tight and wait until 2018.

For interested party, If you are worry the project will abandoned by Ekovest, stay away. There are many other projects that less riskier.

Integrated development always slower especially the beginning of the construction. Furthermore they need to dig out 3 storeys basement. In Ekocheras case, they need to do piling that strong enough for 60storey buildings. One of the project that i vested, the developer took 15months for piling + 4 storeys basement.

Ekovest just announce their directors bought the hotel and office. Earlier the directors also bought the serviced apartment

So rest assured the project will complete...but of course we don't mind LAD

Totally agree, the key point of success of EKC will be the mall on how they manage it ...

Everyone here only know keep saying the mall is the key point and just "hope" it will turn to a successful mall. Bit the fact is other than the progress we don't see ekovest is doing anything about the mall! Have u guys heard anything form developer? Who they r engage as mall consultant or who they engaged to the retail leasing? Have u guys hear anything about mOu signing w any anchor tenants? Already a year plus. Serious good developer who want their project giving a good reputation or serious about doing retail mall will starts to do some announcement. For eg sp setia where they engaged landlease as their mall operator.. They will announce this and that.. This one keep quiet only. And u guys here keep on talking about the mall being the key. Keep talking here no point one, it won't make the mall work.. As matter of fact the mall have possibility becoming a another dead mall like cheras sentral or viva mall...

Echo to myBenz, last year MD saying in talk with foreign hotel operator to manage their hotel block but last month changed plan by selling all hote suites and managed by own.

Teased with cinemas in model and masterplan but i hv doubt also since major players already tenanted nearby eg. GSC in Leisure Mall (both PPB subsidiary companies), TGV in Cheras Sentral and MBO in VivaMall. Will it be EkoCinema also??

Perhaps all the buyers can collectively urge the developer to post some progress pictures into the website every one or two months, at least the buyers can be informed about the progress even they are digging the basement parking lot now...

EkoCheras already directly connected to Leisure mall, wondering whether there is a need for another mall.

Ikea in maluri/cochrane going to open soon, if plus in the viva and cheras sentral, wondering Cheras folks can absorb so many malls. hmm.gif
