Bro, no carpark is fine because if operated as a hotel, the guest can get daily pass/chop ticket for the number of days that they are staying. For the self managed, how do they handle, buy monthly season pass from the operator for the guests?

6% GRR is quite the market norm and is the minimum return. Some even offer GRR of 8%

We all hope that EKC will be the most ONG place in Jiu Lai but it is difficult to understand the thinking of the developer...

investing in hotel GRR, you have to see the overall package

The maturity of surrounding (famous hotel, famous mall, complex)
The attraction of surrounding (theme park, recreation park, historical places)
The tourist crowd of surrounding (shopping gala, festival, nite clubs)
The landmark of surrounding (one and only, white elephant building)

All taikors, if anyone of u plan to visit to their office, can u please help to ask the SA why the progress of the project so slow? I don't know, but just thinking sure there is some reasons (or problems?) behind? The progress is too slow and seems abnormal... hmm.gif

Not easy to dig three floor down the ground at cheras. There ain't any project in cheras dig deeper than Ekocheras other that maluri mrt station...
Need to slow blast.., water, rock, stone,... Maybe jumpa oil and gold leh lol
I can't find any similar to bench mark the project speed because so far no other project dig so deep..

Summary
- “In the first hour of our launch, we managed to sell 40% of our [105] office units
and 50% of our [260] hotel suites,” said its MD Datuk LKC at the launch on Saturday.

- At press time, 80% of the office and hotel suites have been taken up, which will
add approximately RM150 million to RM200 million to the group’s unbilled sales.

- “We are a conservative company. We are selling the office and hotel suites to reduce our risk.”

- “It also gives us more funds to take on other projects and grow the business,”
said Lim, when asked why the group opted to sell the office and hotel suites,
instead of keeping them for recurring income.

- The residential units have been mostly sold out after their launch in December
last year(?) with a 90% take-up rate, not including the bumiputera units which
can be released once construction passes 50% completion
.

- The entire EkoCheras development is expected to be completed by November 2017.

Just saw the hotel brochure. The small unit doesn't come with pantry.. How to live for long term stay? SA told me can buy and stay there for long term. I am thinking stupid or what. Tak Kan everyday I use water from toilet water meh.
They should give a pantry la if they want to market as a service suite like type C then can do short to mid term stay. Not that costly to add a water point there only...
I ask the SA how long can u stay like this condition?
Ekovest memang newbie. The market is so slow and some more need gst still expect bbb market meh...

I stayed in hostel for 5years during student times. There was no pantry, no toilet attached too😁. 1st year of my working life, stayed in another hostel with attached bath room but no pantry for a year.
To be fair, thats hotel they are selling and thats what a hotel of its projected status will offer. If tenant want a room with better equiped facility, come look at the 2 soho and service apartment. Im sure by then, many of the owners will offer their unit for rental.

But then again that's for student and how much is your rental compared to the so called hotel suite?
I agree. Eventually for those who wants more facilities will go to block J h and E. And that means those who self manage to hotel suite will having a hard time to rent out for long term basis.
