Agree that there is no "deepest" project/building
If I can recall correctly, the next "deepest" building was Plaza Cheras(behind Leisure Mall), with about 3 basements car parks, but its size was not where near EKC.

As I can see from the EKC site is that they put effort in establishing the retaining walls(with pilings) along the perimeters...

Any recommendation that buyers can do to demand an explanation from developer?

with the softening of property prices, economic woes like depreciating ringgit, massive debt by 1mdb, potential downgrade of malaysia fr A- to BBB by Fitch, it is better they complete EKC later than sooner. Hopefully by then the economy would hv recovered.

I checked it today at their office: hotel units almost sold out except balance 10 units out of 260 units, also 10 units left out of 105 office units... wah so good take up rate...

Wah.. Bbb la.. This hotel and office.. So fast only left 10 units.. Office also people Sapu but most for own use
Hotel one 250k rich uncle buy for own use only..

It is considered cheap instead of paying daily rate for hotel.. And u can ensure no CCTV install ...

In my opinion, I think a "safe" bet for a new hand in hotel investment is to lease back the unit for GRR.

I think i will not go for the bare unit. They told me that a separate agreement (do not know what conditions they will put in later in it, who know?) will need be signed if a bare unit owner wants them to rent out but they say it will be less than 6% GRR. They also gave me a complete list of items included in the refurbishment package (such as TV, mini fridge, bed, bed sheet, feature wall, divan, table, etc). Think of the definite rising cost of workmanship/labour, items by year 2017/2018,, with 6% GST, and all the hassle involved, I think I will lock this package into my purchase price. This package cost is also subject to 5% + 5% discount calculation too. Ok, just my opinions, brothers.

i think u getting urself a confusion on GST, no such thing called lock in price now b4 GST. anything the developer bill u after GST will come with a GST tax invoice. u cant run away. Or, if the developer have mentioned to u now that they will help you to absorb the GST in future. but i doubt so.

For your reading pleasure - factors that impact property price

1) Near landfill area - Smell, health
2) Near industrial area - Environment pollution, sound pollution
3) High criminal rate area
4) Neighbor's attitude - Eg unfriendly, dirty, noisy etc
5) Bad history of the house - Eg People died etc

I am not sure if there is any hotel or office buyer going to sign the SPA before GST.
Just in case you do, pls help to check the time for vp.
The reason why l ask, is to have a guesstimation about their delivery. (I fully understand there might be difference compared to other blocks)
My SPA is spelling 48 calender months from the date of SPA.
