This is the same for all new area. It will take 4-5 years for the area to develop and school will be there.
If not mistaken, opposite Chimes is a school. But may takes few years before it get started.

From the maps, nearest one will be Kota Kemuning at the moment. Not sure Saujana Putra got school or not. But if the road network not develop yet, also difficult. blush.gif

School van will take your kids to round the whole taman. If your kids is the last one, it will really take time. But I suppose it will be difficult to get school van from Rimbayu to USJ.

I do hope the Saujana Link to complete faster so I can access to KLIA more faster as I always go to airport to fetch my mothers nod.gif

Same go to KK, it will take time for the township to develop. It takes at least five to ten years for the 'convenient' to come. But afterward, ppl will start complain of 'traffic' & 'congestion'. Then move to a new area and the cycle begin again. tongue.gif

1. Nearby school for kids
2. Nearby big Shopping Mall (best like KLCC or Mega Mall) for relaxation
3. Nearby AeonBig, Giant, Tesco for daily necessity
4. Nearby with lots of restaurant for me to choose

But I don't want any traffic jam.

I don't think so anybody will buy a house in Rimbayu and hoping to rent it out. tongue.gif That would be a brainless idea.

Not only KK, but most double storey would not get enough return on investment these day.

Consider one worth a minimum of RM600K, a 5% per annum would mean minimum of RM2,500 per month.
Minus out your fixed cost like quit rent, maintenance, ...... you better put in FD will give you return. But in consider of long term value appreciation, it is ok.

With GST launching soon, I will renovate by house before 1-Apr to avoid the GST. hmm.gif Otherwise renovation will increase another 6%. If 100K ==> 106K..... not a small money.

For service apartment, that mean you mean need to pay GST? Since this is under commercial license and not residential license. Am I right? But 85% sold out in day 1 is so fantastic. Consider price range of 500K ~ 700K. But just read an article from newspaper mentioned from 250K ~ 1M range, loan rejection rate at ~35% hmm.gif

One new question to ask, for commercial property like shop houses or service apartment, you need to pay GST by next year April onward.
1) When you need to pay the GST? Is it one off payment or follow the progressive payment? Follow Progressive payment
2) Bank loan will inclusive of GST? If not, then you need to folk out the 6% during payment? No answer

Just went to Malaysia Customs sites to read, but the article is so long. Anybody want to read and explain to me tongue.gif
