I am looking for 600-700k price range for landed house.

Do you know any price indicator for the apartment?

If possible, I want to avoid apartment/soho/etc.  sad.gif
*
During Phase I Chimes launching, the price fall in this range.

But now when the project close to finish, they sell it @ 760K for the balance of 1 unit intermidiate (Bumi lot). Not sure they already released for Non-Bumi or not. Or already grab by some Bumi buyer.

I have registered for tropicana aman in one of their road show, was told by the SA that they will be selling the 2 storey terrace around 700 to 800k...
*
2 storey terrace between 700 to 800k definitely would be a good bargain. Unless they are hungry for sales, don't think any one would try to spoil the market benchmarking price set by IJM.

I am not sure open to public is big unit or loan rejected, if got also few units only.
Because phase 2 ballot time, those open units already taken 95%.
So phase 2, result no turn bad, consider sold out.
If you said phase 3, it open 5 days, only fully taken 150 numbers. so result not really good, but also 75% units taken up on units selection day.
*
I suppose all non bumi lot sold out. only left with bumi lot.

from the map, after phase 3 (a+b), looks like 2 or 3 more landed phases left in Flora precinct. I was in phase2 ballot, wasn't very bad though. By the way I do think the price is slightly premium but with the township planning and access I believe it will be good place to stay. Hopefully not like most of the township full of 'rent' or 'sale' banner after VP
*
With such a high premium, not easy for 'investor' to make money in short period of time. Only real 'investor' who going to stay for at least 10 years will sure benefit from this

QUOTE(JamesPond @ Aug 26 2014, 09:35 PM)
mine is purely for own usage. It is a good place as a retirement village. Investment wise, I can say it is a no unless you have very strong holding power. The game here need to hold at least 10 - 20 years to gain fruits. Negative point is leasehold. I still know many conservative mind still adapt to freehold concept.

For myself. location, job opportunities and chinese school is main concern for appreciate which is not exist at this moment.
*
Location wise, as long as with proper road network connection should be fine. For me, Rimbayu is another 5-10 km extra, with the environment consideration, it is worth it.

Job opportunities, with the country develop, I do not think we can easily find job just 1~2 km away. Again, road network system can compensate for it.

As for Chinese School, no alternative. This would be the negative point if you really want to consider it. My children all registered under the KK Chinese School already. The only thing I would suffer would be longer travelling distance. blush.gif But really can't do anything at this moment.

QUOTE(hafizrahimi @ Aug 26 2014, 11:03 PM)
I think most of the people in this thread are excited because they are buyers who are most likely will be the residents too. They are excited with new launches because the area will matured faster, more people will occupy the area, more amenities etc.

Property appreciation is good.. would say never a bad thing but this is not the main benefits that most people in this thread are looking for. They or I should say we, are more interested in +ve news, looking at +ve angle rather than focusing on the -ve. Mostly just want Rimbayu to flourish because this will be the place we want to stay and not to make profits.
*
As few people also highlight, for lucrative property appreciation, should not happen within a short period. You may getting good 'profit' in 10 ~ 15 years times.

Anyway, unless you had bought few units (very unlikely with this kind of premium price), you won't benefit anything from the property appreciation.

Most of the coming residents will be more interested to had a better environment and living standard. rclxms.gif

and don't forget Rimbayu is under majlis kuala langat, and have 50% bumi quota requirement.. usually after few weeks only bumi quota units left.. and as usual developers would have to advertise and carry out all the necessary work to have bumi quota release units every 3 months..
*
But I think Rimbayu do appeal for 30% bumi quota and approved by authority. Any one can confirm this?

still 50% quota, but they usually apply to have bumi release every 2 to 3 months after showing that they have done all necessary work to advertise in newspaper, fliers etc etc but still no sale for bumi lots.

anyway i know a lot of bumi buyers didn't go for the bumi discount as well..
*
Reason for they didn't go for the bumi discount? They can sell it at higher price later?

I think still 40%++, because phase 2 havent convert and release bumi to non-bumi lot.
*
It seems that the Bumi quota taken rate is low in IJM.

Yes, super low. I think for bumi still having many choice of projects. Some project near by that area are main for bumi with pricing not so premium.
*
Yah... some project 150K for single storey.... much much affordable.

Nobody know the exact date, but they are telling that by year end. Not sure how true is it.

But in facebook group someone took the photo and show almost all done. Balance a little bit only. thumbup.gif
