QUOTE(phonixloo @ Oct 14 2014, 08:31 AM) Just wait for all the document to proceed..... it will take months...... i think about the same with what SA told me, but I actually can't remember..hahaIn my case, 3 months+, some 6 months+ (refer to previous posts). You should talk to the SA for the penalty claim if any. Make sure you get some black and white from them if is their problem, e.g. the authority approval...... In my case: 1. Booking fees 2. Secure loan, sign loan agreement with bank (offer letter) ~ 7 - 10 days 3. Pay balance of down payment - within 14 days 4. Sign the S&P, legal document, ....... 5. Wait for the 1st disbursement - need to pay in 90 days hope this will help you. Anyway, seek your SA assistant for more detail query. she said most importnat is to apply for bank loan now Thanks! Guess I'll apply standchart, rhb, hongleong, cimb I heard that Islamic loan will give you 20% discount on stamp duty, and there will be a ceiling of 9.99% also..i think i'll apply islamic loan.. |

QUOTE(vettel2020 @ Oct 14 2014, 09:53 AM) Not sure how difficult to obtain the approval from MDKL It's a GOOD news !!!My Taman in Klang with more than 400 houses got the approval from MPK last year and get the fence up successfully. as long as the resident cooperate, things can be done happy to hear that.. can see some 'light' already i believe the resident will cooperate ... and if they ok, and local council ok... then I 'Guess' la.. IJM will pay for the fencing.. hahaha... small investment, can get so much of good benefits afterwards... it's a township just hoping and guessing.. believe it at your risk.. haha |

QUOTE(phonixloo @ Oct 14 2014, 09:59 AM) I get my under conventional one..... cause for Islamic loan even the bank officer can't explain it clearly. They don't even understand it fully. Lots of Islamic term. No way to tell whether there is any 'catch' or not Actually i agreed with you..the agent also can't explain clearly.. these are the things I found from loanstreet.com.my... and after reading.. i was like... You better asked your bank loan officer what is the different, I asked few but no one can answer. Really piss off by what they offer, finally I choose the conventional one. Heard that you save on stamp duty but later on you need to pay back extra on others. But not very sure, better you clarify yourself. Just my 2 cents and not to mean scare you. For an indefinite amount of time, there will be a 20% stamp duty discount for Islamic Loan Agreement documents. Note: In conventional financing, there are only 2 legal docments necessary - Facility Agreement and Charge documents. But for Islamic financing, there are at least 3 (for some products 4), which brings up the total legal costs. For Conventional loans, if a borrower alters the terms of the finance (E.g. Increase the facility amount), the Loan Facility Agreement would only need to be up-stamped. For Islamic financing, a new Sale And Buy-back Agreement (BBA) needs to be drawn up, making it more expensive. Islamic financing have difficulty in restructuring or refinancing in the case of default Your costs for early settlements, late payments or defaults are more transparent in the contract as compared to Islamic financing. hmmmmmmmmmm |

QUOTE(mingyew @ Oct 14 2014, 10:03 AM) Actually three things: 1. Resident need to agree on Fencing.. I think they will agree, as added fencing will definitely help bring up the price of the property (for those who don't care about security), and provide better security (for those who don't care about the price, just want to stay). First year free, meaning even if they don't want to move in yet, they still don't have to pay, so, why not just say 'yes'? Yes, I agree there might be weird ppl with weird reason, but hopefully it's < 15 % If no fencing.. property price won't increase, and i think it will be hard to sell also in the future... 2. IJM to pay or not? I think they will pay, by paying for fencing: Benefit for them: They get good reputation, after all it's a township. There are still a lot of phases afterwards If they are not paying, they take the risk of: buyer complaining (lowyat guys complain in forum? Also take the risk that , there could be more buyer who will disagree by paying for fencing, thus.. in the end no fencing.. and the whole project was like?? 3. Local council to approve? Pray.... There is already an example from vettel2020 that it is possible.... That's why I'm a bit optimistic.. only thing is I need to pray more hahahaha If there's fencing, we pay little (cheaper house price, cheaper maintenance), to get something like 'G & G'.. worth it, hahaha.. it's like gamble la .... another bank agent said islamic loan has other charges that could contra the 20% stamp duty discount we can get.. hmmm
anyway, apply two, one is islamic, another is conventional.. but i checked : http://malaysialoan.com.my/wp-content/uplo...torical-BLR.jpg Last time our BLR is really .... so high.. >10%! and BLR is positive instead of negative...!.. meaning that Islamic loan could be good as it provide the ceiling of around 10%... |

QUOTE(zzzhhhzzz @ Oct 15 2014, 04:42 PM) yeah 7 years mrta... 3k plus can put into the loan.. hong leong also offer me -2.5 without mrta.. .but need rm10 account maintainance per month yes you are right.. RHB promotion now, fully flexi loan no need RM10 account maintainance.. not bad i thinkbut MRTA, how come your one more i think 7 years also.. try to nego for lower MRTA? (but maybe my loan more so they can give lower MRTA? i also not sure) better buy life insurance than take MRTA i think MRTA = if anything happen, they will pay to the bank to reduce your loan Live Insurance = if anything happen, get the cash and then can decide to use it for what but if -2.45 for 35 years, it's more than the MRTA amount u pay, so it's better to take MRTA with minimum.. |

Start from 708k (20x70) If u ask here, we will say rimbayu is the best...if you ask in bbr thread, then ppl will say bbr better.. after all, it's your choice, i believed the main diff is location and project type, rimbayu is more. QUOTE(zzzhhhzzz @ Oct 15 2014, 10:52 PM) I have also surveyed BBR before. BBR in klang one thing appreciation also a bit slower. Connectivity wise I hate the infamous NKVE. but good thing is quite near to setia alam, which is a very nice township. Overall, i am sold by rimbayu master plan and its various connectivity. If you ask me, I like Ecomajestic masterplan the most.. but dun like the location too much. So opted rimbayu. On top of that, banging on Tropicana and Ecoworld's project to make the entire canal city 'ong ong' hahaha! Phase 3 (32x70) is selling 900k++, but phase 3a is all fully booked, i think you can put in waiting list to get priority when phase 3b launch, or when there's ppl who cancel the units. Phase 4 is selling at 780k++ (24x70), 810k++ (24x75), as of last Sunday update, only 17 units left, now i'm not sure.. 24 is quite big. Actually I'm also struggle to choose between phase 3 & 4. My wife prefer bigger internal space as she don't like pets, she prefer a larger kitchen. I prefer garden as I like fish pond and grass.. Eastken also said he like house with garden Anyway, for the size of 24, i think in front we can add fish pond & small garden as well.. really not bad already Some potential of growth for rimbayu: WCE on the way (in 5 years time, can easily drive to taiping/banting in the future Putra Heights LRT (in 2 years time) MAHSA University (near by, completed this year i think) Commercial in Rimbayu (launch in 2 years time) Shopping mall in Rimbayu (It's in the plan but not confirmed) Fencing if success (not confirmed, but wait for Chimes.. haha) Tropicana and Ecoworld development at neighbour Service apartment/condo in the plan School & others in the plan A new road to link to Bandar Saujana Putra (Ready in 2 years time) Closer to Cyber (if cyber is a boom in future, and the housess are 1.5 million++ to 2 million, then ppl will choose rimbayu) Summit USJ is being upgraded (RM68 mil), completion (end of 2015) (Rimbayu is actually quite near summit, no toll.. i think driving ~ 20 mins) IOI resort City (the biggest mall at south of KL, opening this year), heard it's with 'Ikea' like furniture shop.. driving <20 mins) Millenia City Puchong (<15 mins) under construction Gamuda Walk Kota Kemuning opening soon (<10 mins) Current advantage: Neighbour of Kota Kemuning Commerical area (Quite a mature town, i believe it's about the size of bandar puteri puchong) Econsave, nearest supermarket i think Pasar Malam/Pagi at second roundabout Eco-friendly, the design of rimbayu.. so nice~ ~20 mins to Puchong, no toll ~20 mins to USJ, no toll Actually not far from klang/shah alam, as it's at the center Please correct me if I'm wrong, and if there's any other thing to add.. haha |
