Yes u r right, it's a better way to describe like this, as some projects are targeting a diff range of people..

How about if I say... rimbayu project, even if you have money also you might not even be able to buy it..
haha... like phase 1... and phase 2... even phase 3 is fully booked quite fast as well
if u wait for bumi release.. u have to keep on asking them, or follow up regularly, only you will get the chance to know, and buy..
now phase 2 release, 20 units, balloting also you might not be able to buy it..
Let's see phase 4 then? only 110++ units...

Got this from their website:

22x80, type A = 2260 sf
22x80, type B = 2216 sf

24x80, type A = 2505 sf
24x80, type B = 2459 sf

24x70 phase 4 don't know..


Perennia, i can expect the 20 units might not be in the best location/facing? that's why cheaper also compared to phase 4?
Phase 4 you still can choose unit with better facing, but i guess it will not be 780k also.. should be 800++k?

Leasehold for a township, should be quite ok? It's like Sri Petaling? The price there is still very high even though it's leasehold..

The kota kemuning roundabout is definitely very jam (basically from kesas already jam), but there's 'shortcut' to go into rimbayu, when you turn in from kesas, turn left into those housing area, then you can skip the first roundabout...
Also I heard my friend who stay at KK, said that there will be a plan to build a flyover for the first roundabout in the future.. again not sure though.. hehe

Hope that in the future, when the road to Saujana Putra is built and ready, there will be alternative.. also hope that the lrt at putra height will be on time, then we don't have to use kesas that often..

all is just hope.. for now, still sucks of course... tongue.gif

don't forget, when you come out from rimbayu, turn left, very nearby, there's a Econsave, for u to buy stuff... I think the price is quite cheap also geh...

heard got pasar malam/pasar pagi at the second roundabout (pls correct me if i'm wrong, i also forgot is pasar pagi /malam)

second roundabout already got clinic, saloon, bakery shop, restaurant.. etc etc.. quite happening, hehe

Hmmmm to be honest la..
let me try to arrange the sequence based on my preference , it's like (Top = Best):

South
North
South East
North East
South West
North West
East
West

Anyway, it's also depends on the price, the top one usually more expensive...
if RM741 for North West, 22x80, it's still better than phase 4 (780k++, if good facing should be more than that)
Unless u have better choice out there, i still think this is not a bad choice

Just giving my two cents.. let's see what other said tongue.gif

Really curious to see the sales result for phase 4, as really not many new terrace launch recently, wat i know is ceria residence cyber and its not too hot.... it's now reaching 800k...let's see how's the market? the response for Phase 2 bumi release is actually expected due to limited choices, and also phase 4 is launching....

My guess is 60 to 70% sold on the first day...(which consider good at the current market ) but honestly, we never know...some other projects are selling sooo expensive but still bbb....

just a question... how's the overrall height of this area compare to surrounding like putra heights/saujana putra, bukit rimau or kota kemuning? will it be lowest among all?
as this area is quite new, i wonder will there be any possibility of flood (in the future?)
did anyone survey on this before?

I'm not 100% sure the location of rimbayu, but if not mistaken, it's on a slightly higher land (the area is in darker chocolate)

so should be fine? lol
it's a huge township, i believe IJM will be really careful on this, because once it happens... all other projects no need to sell already, haha
