but for me, i don't like staying PJ/Puchong, even weekend also jam sad.gif, also no money to buy the house there (unless is old house, but then no money to renovate)

some ppl prefer to stay some where more peaceful, more green, more safe...

location wise, i believe BBR , Rimbayu -> PJ, not too much diff?

the only problem is your work, PJ? if got lrt, next time drive to putra height, one single Putra line to pj lrt, no need to change line.. lol, i remember i read some where in the article/news, rimbayu will provide shuttle bus for ppl to putra height lrt, in the future, to promote green environment... drool.gif drool.gif drool.gif

the reason i didn't choose phase 2, is because it will complete earlier, i still can't afford to pay the installment yet

Imagine, i out from house, 6.45am, stuck around bukit jalil, wan to enter kesas also... jam till rclxub.gif (like this star so much have to use it a lot)

go home.. if enter from kesas, jam, if enter bukit jalil, jam... rclxub.gif (star again)

now i prefer a place that i can either no need to drive, or pay a lot of toll no need to jam

future, even though puchong got lrt, but the lrt is right in front my house ..(tell me if you like it), and the lrt, need to change station to reach KLCC... rclxub.gif (got limit on usage of star)? for ppl who take lrt to work do you believe in 'msia lrt connection system? need to walk, and wait again, and ?

from KLCC, take MEX straight to cyber/putra like 16 Sierra, is definitely faster then back to puchong..

before this i worked in one U.. take LDP back puchong.. (i no need to describe the experience, everyone knows).. rclxub.gif

by moving to rimbayu after 2 years
i'm betting the connection to saujana putra, take highway to MEX (if drive)
if lrt ready, go putra heights, one putra line to reach

If both not applicable, tahan until lrt ready, or ... change job?

This is the line i plan to use if really need to drive, to avoid kesas, 33 mins without traffic, probably reach in 40 mins to 45 mins?

if Puchong/BK to KLCC, around 6.30, u can reach in 25 mins (even without toll)
if 6.45, is 30 to 40 mins (with toll)
if 7am, is 45 mins
if 7.30am, is 1.15 to 1.30

if KLCC back puchong/BK, peak hours, >1 hour.. average i think 1 hour 15 mins
i feel if take MEX< the route i show above, could reach rimbayu even earlier..

Still hoping for lrt of course.. tongue.gif, or hoping no need to work in KLCC

Yes, I stay at kota kemuning & putra heights & tmn Puchong Utama before, also gombak, sg long, PJ, so i think i'm quite familiar with the traffic already, hahaha

please also cycle into sales office to check the phase 4 sales progress..

haha

btw... phase 3 , Type B doesn't have ID design, which is so sad... cannot refer... only saw one photo in their brochure about the design of living hall sad.gif

I just get to know from my friend, before his house is completed, he actually ask the developer not to put on the tiles for his house, because he don't like the 1x1 design, so when he received, it's only concrete, and save the money and the work, he can just put on the tiles he like..

huh? i thought the money sitting in my current account is just to offset the interest, (daily interest), so the more money you put in the current account, when you pay your monthly installment, the more money will be used to reduce principal, and lesser interest.

You still can really do the prepayment to reduce the principal, but later if you need money, u still need to take it out, so, quite troublesome, why not just put it at current account, easier to take it out.

Even the money sitting in my current account also won't be able to offset the principal one.

Example:

borrow 300k, interest 4%

You have 300k cash, but you don't want to pay/settle the loan now.

You can put the 300k in your current account, you still have 300k loan, you still need to pay monthly installment, but your interest will be 0%

In this case, your monthly installment will 100% contributed to your principal, because it's 0% interest. You will finish paying your house earlier. The bank earn nothing.

Of course, there are some terms and condition. Some banks they only allow you to put at <50% of the total loan amount in your current account. Etc etc, or else they will charge higher interest..

Please correct me if i'm wrong, hope others can help as well..

u r right.. just that I think it doesn't really reduce your principal. It only use it for 'calculation on your interest' that you need to pay.

Meaning u put 100k in your current account, when bank calculate the interest, they will take 200k to calculate interest. But you still owe bank 300k.

The monthly installment that you pay, which portion of it is to for principal, some for interest, will 'gone' from your current account. It will really go into your housing loan to reduce the principal (The real one).

so where do you put your money if you have 100k? if your housing loan is 4 % interest, FD is 3%, then put in this current account is better than put in FD

in this case, i'm not sure the min 1k 'prepayment' that you meant is the one that we pay to reduce principal or the one staying in current account. I'll check again with agent and on the t&c...
