Strata title = need to pay maintenance fees = amount x sqft... could come to 400 to 600 per months?

That's really expensive...

Probably also without toll to Puchong i think in the future, maybe 15 mins can reach tmn putra prima? 20 mins to bandar puteri puchong?
10 mins to kota kemuning hottest area, the McDonald and drivethrough starbucks there, etc
Econsave just beside, Carrefour..
Cyber also not far, i think same distance as as from Puchong to Cyber?
Ppl who work in Bangi/Cyberjaya will consider this location..

It's confirmed that for rimbayu, only Guarded (We will need to sign the agreement together with sales form). Developer will help us to gather ppl for RA meeting, then help us to submit the form to authority for approval on 'Guarded'. As of fencing, if RA committee agree to apply for fencing as well, then it can be submitted together, but of course, subject to approval. IJM didn't promise will pay for the fencing (but I believe if it's approved, they will help, because it will really boost the sales of their project afterwards, even the price as well).

Let's see how's Chimes.. it's the first phase, hehe...

Anyway, the design of Rimbayu is that the trees are planted surrounding your houses, one single access point. At least they can't drive lorry and come your house to rob you, they still have to enter through the front guard house..

but if look at the big map
it's very west of greater klang valley
where rimbayu is south west, which is nearer to cyber & puchong (and currently more mature kota kemuning)
since I can't find any job around klang/shah alam, even usj area... but i could find job at cyber
then i will pick rimbayu...

i dun think IJM said fail to get approval. They just didn't want to do empty promise only.. there could be possibility that it will success.. but u know la.. local council stuff.. really depends...

Btw,

There is one restaurant HERBALINE, near to rimbayu (after first roundabout from rimbayu)
The food really quite nice ler, not expensive also.. yesterday went, full house

if launch before... lower risk, ppl might buy and still 'hope' got fencing

if launch after... high risk high return, if Chimes get fencing, can sell at higher price, and could be good sales
but if Chimes didn't get fencing... huhuuuuuuu........ habis liao...

cos after this will be strata title phase 5, then no risk..

i think will launch before la, lower risk..

i believe IJM got the money to do, since it will definitely boost their sales, why not? Just that they wan to do it legally cos they are more responsible? If others do it illegally, to attract buyers, and in the end, it's torn down, who rugi? buyer also right?

But any how, when Chimes VP, all 4 phases also finish sold already, even if touch wood no fencing.. also for buyer no turning back already.. for new phase.. strata title.. no effect to IJM...

Ecomajestic i think is 0.10 per sf, 2000 sqft = 200 per month
