Next year will be an important year. When Chimes ready, when all other developers launched. When Perinnia ready...
When phase 3b & phase 5 launch...

Let's see... In my guess, it will be before the consumer tax start..
Who would like to launch after consumer tax? Unless the price actually drop after consumer tax? Then it's getting worst, the future house cheaper already then...

Which one are more worth too invest? Both are hot township development project which pricing are around the same in Selangor.

both are township, so i think no need to compare this, should be about the same after 5 years, the only difference is that this canal city, has IJM, tropicana and ecoworld three big players, so the risk is slightly lower i guess

in terms of long term investment... rimbayu has more mature town nearby (or going to be matured): so when the mature town is overloaded or the property getting more expensive, ppl will find nearby places to stay. Eg: USJ, Puchong, Kota Kemuning, Cyber, Putra Heights (not mature, but it's the lrt here, so I believe there will be ppl moving out as well)
in the future, when WCE is ready, ppl can easily go to taiping/banting etc... so they will choose rimbayu to stay as well

ecomajestic.. I believe it's at the very south west.. so it's closed to...i just checked google map, i can't name some of the big one except Kajang/Sg Long, hmmm maybe Bangi? Will there be any further development at the west area? broga hill there?

For own stay, ppl who stay nearby will buy, but in the future i believe canal city's house will be more hot, or easier to sell also..

Just my RM0.02 ..
i think in 10 years time, rimbayu hotter, after 10 years.. maybe EcoMajestic?

location Rimbayu is more near KL/PJ. EW more far from PJ/KL.

But EM under Ecoworld. don't think IJM can beat EW. just my 2 cent hmm.gif hmm.gif

Bro I agree. EW more talented. So you should believe ES will very marvelous. And you need to know From phase 2 of Rimbayu u just need 20 steps maybe can walk to ES. So now you know this canal city powerful? Haha.

Guys just to clarify: mot etc = 15k, spa agreement etc =5k. Apart from downpayment. U ghys payung about the same price? Ofcourse variable due to stamping cost.

one of the SA said maybe end of the year. But from her tone, she doesn't sound too confident about it though... have to wait ... I also eager to see the show unit... wanna see how the courtyard looks like... eastken you bought type a or b ?

I've done some reading about CPTED. Initially I thought it was only the effort to plant trees around your taman, so that other vehicles cannot enter, with single entry & exit points. I also thought it's a concept by Msia government. But there's more ! It's already proven in US & other countries ! SO happy to know about this:

Design streets to increase pedestrian and bicycle traffic
Place windows overlooking sidewalks and parking lots.
Leave window shades open.
Use passing vehicular traffic as a surveillance asset.
Create landscape designs that provide surveillance, especially in proximity to designated points of entry and opportunistic points of entry.
Use the shortest, least sight-limiting fence appropriate for the situation.
Use transparent weather vestibules at building entrances.
When creating lighting design, avoid poorly placed lights that create blind-spots for potential observers and miss critical areas. Ensure potential problem areas are well lit: pathways, stairs, entrances/exits, parking areas, ATMs, phone kiosks, mailboxes, bus stops, children's play areas, recreation areas, pools, laundry rooms, storage areas, dumpster and recycling areas, etc.
Avoid too-bright security lighting that creates blinding glare and/or deep shadows, hindering the view for potential observers. Eyes adapt to night lighting and have trouble adjusting to severe lighting disparities. Using lower intensity lights often requires more fixtures.
Use shielded or cut-off luminaires to control glare.
Place lighting along pathways and other pedestrian-use areas at proper heights for lighting the faces of the people in the space (and to identify the faces of potential attackers).
Utilizing curved streets with multiple view points to multiple houses entrances as well as making the escape route difficult to follow.

i think my case is 20k++ , so should be correct
