the kajang is called taman koperasi cuepacs...
cheras is called taman cuepacs...

both also have a mrt station there..

On MKH's website, there's only info on MKH's old projects. Nothing on the new project @ Taman Cuepacs.

i think the price will be at least RM550 psf... you vista selling RM600 psf (after discount)....green residence RM500 psf (after discount and freebies).

the concept is very similar to you vista, both oso services apartment, with link bridge o MRT. jz tat you vista is mixdevelopment with you residence, you walk, you festival... saville @ cheras is stand alone development. density wise. 700+ unit in you vista vs 300+ in saville cheras.

Only 300+ units.. very good. Low unit number always good. Look like this one better than pjd you and ekocheras. More suitable for family stay. Worth to 6c6c. Times for whack whack whack again?

youvista is mix development. big land but also high density + mall and commercial below.. macam their endah promenade. with PJD their lousy skill to manage the mall. may become jialat mall.
not everyone cup of tea. especially with family.

this project only 300units +. not pigeon hole unit. look like good for family stay. 1-3 stations further only still ok geh. location maybe lose to youvista. but some people rather have this kind of surrounding rather than macam youvista bising clubbing surrounding.

I live in Batu 9 now. Since I was wonder where got empty land there, I check out Google map. Now I realised in the area of station construction now is filled with used car dealers, car workshops, etc. Seems like the land owner can easily sell this land and get rid of these temporary workshops & shops. Just a guess.

Otherwise, the rest of area in the vicinity of the MRT station is already taman2 perumahan.

called to developer, they said don't know when launch, but most probably this year.. I think the price should be higher than 550 psf... bcz the MKH boulevard at kajang are selling RM570 psf now... kajang oso need 570 psf leh my friend, wat u think batu 9? at least 650 psf.

Wah ini memang syok price. Maybe only 300+ unit. Not many beside mrt station with low density development.

Location consider east middle of cheras.

I think they will set the price macam eko. Maybe rm700+-psf perhaps...kakaka. Jialat liao. Meat no more...Masih ada tulang telan?

wah...if 650psf onwards mean minimum 760K+...
Perhaps would 600psf after 10% rebates,

reasonable one should be 600psf before and 550psf after rebates (from 650K+)

for own stay is good...for investment...?? must hold longer since the rental yield not even can reach 4% per annum...

let say 600psf ---> 1150x600 = 690k

loan 90% 621k...loan tenure 30 years...monthly installment for 4.2% interest = 3k + maintainance 0.30psf = 3.5k per month....

tat kind of area can rent out 3k permonth???


if wan to sell after 4 years....mau untung 30% ---> 900k....hmmm...dunno can sell or not? hmm.gif

nowadays rental yield hardly get 4% for condo price 600k above. dun even talk about can cover the instalments. but ppl still buy, like you vista, green residence.

now you vista left not much unit, they are selling 630 psf after discount. for this project, 1km away from you vista, 1 station next to suntex station, MKH will price at least 650psf given lower density.

MKH launched their saville @ kajang last weekend surprisingly with good price and sold out 50% todate. only 4 days.

Where is the exact location eh? I find that MKH website is seldomly updated. No brochure, no floor plan. Even after emailing them asking about previous projects, no reply.. Sigh..

actually ntg big deal.. i still think Block A is a good deal... even thou 709 sqft add another car park (25K), price still cheap and can get below 300k for 2 car parks.

Anyway... Both blocks are good deal also... and consider good price if compare with all the current launch within KV....

Hey all, this Saville @ Cheras is the Cheras we talking about??

Coz in website it shows:
· 20 mins to KL Sentral
· 25 mins to Petaling Jaya
· 25 mins to Bangsar
· 30 mins to KLCC
· 35 mins to Mid Valley City

normally, from cheras (lets say Leisure Mall) to KLCC less than 15mins (with a little jam)...here shows 30min to KLCC, this cheras dun tell me is nearby the MAKHOTA CHERAS (nearby sg.long) there...

Jln Cheras is very long.
I guess this is because Jln Cheras started at the interchange with Jln Tun Razak (near Pudu Pasar) to Cheras Sentral(KL border) and Jln Cheras ends at Kajang Stadium.

I feel the sizes will be change to smaller with more units. Base on 550psf, affordability will be low with the huge size per unit. Gut feeling tells me will be from 800psf - 1100psf generally.

We have to wait n see. About 2km+ to AEON/Jusco Mahkota Cheras. Close to Giant, Cheras Sentral and future link to MRT 2 at Cheras Sentral.

However, development at surrounding is slow. Still surrounded by kampung houses. Unlikely to be Malay Reserve land. But matter of time these kampung will be redevelop to mixed commercial, commercial and residential.

Yes, i was just doing a wikimapia analysis of the surrounding areas that are made up of kampungs, low cost housing etc..

on a positive note, theres a beaconhouse nearby..

They memang should build 2 bedroom units la.. 550 for a MRT prop is good but not many pipu would wanna stay there with the not nice surroundings.. they should also build a big park n ride facility here as there's a lot of land here..

but i don't think the area can be built into a major mix development la.. i think high density apartments plus shops etc is doable.. surrounding areas can't support another mall with so many malls coming up..

Example, look at sg buloh, RRIM. Was previously village, etc, look at it now. Never say never say. As long as condition is right, there will be always development. Kampung Batu 9 and 10 hold huge potential due to close to main road, MRT and future possibility like SILK extension to back end of ampang to MRR2.

2015 is good start for home buyers...can see property price between 400k to 500k with size around 800sft to 1000 sft is doing well...for the past few years...only can get soho or sovo with around 500 sft only...

so to all developers.....hope u all can see what the market actually want...

both are special cases but im expecting smaller increase (or no increase) in launch price compared to last year. Usually, developers always increase their price one mah n now MKH mus be thinking how to sell the puchong project with bad sales.

They should launch this MRT project at less than 600psf n they have 1 less project to worry about smile.gif smile.gif

I am a bit old minded, the only great point l can think of is the MRT connection.
My family member used to own one unit nearby, 20 years ago.
Ended up selling the units a few years later.
Of course that time the yield was not attractive.
Amenities OK only.

If l buy Saville Cheras, l will not stay there.

Cheras value that time i'm not sure but in year 2006, condomonium in jalan ipoh kl is rm150 - 200psqft only compare to the current market ptice almost rm600psqft. yeah, I think the access is bad.

the only plus point for this project compare to the other Cheras MRT projects (Ekocheras, ucity, netizen) is low density (around 350 units). And price is cheaper compare to EKC and ucity.

From netizen thread, the resident need to walk through park and ride before can reach MRT. Looks like saville is better in term of convenience to reach MRT station as it will have direct connection to the MRT station through connecting bridge.

But youcity and ekocheras still affordable. i managed to buy one unit in youcity and plan to ask my wife buy one in saville cheras. But so expensive.

i like saville because no soho and studio... and heard that the price is cheaper than ekocheras and ucity... maybe u can get 3 bedroom service apartment with soho price in saville compare to ekocheras and ucity... but if psf price is high then diff story

Thanks a lot for the info!

So, among the MRT porjects in Cheras, only Saville come with less than 360 unit. But the land area for saville is quite small (less than 2 acre).

i dont think you can find this type of property in 2018 at this price... price continous to go up as the i believe its still cheaper then youcity and green residence. but who is your tenant ? target group for rental ? any makan shop or amenities near by? surrounding area not matured yet i guess.. but if matured then the price will be diffrent...

656k sign on the spot? They can sell all to their vvip n staff. No thanks. Tried to call up to their sms mobile number, the sales staff doesn't even talk in polite and proper way. Pls dont put in mobile number if do not wish potential customer to call up.

Say after 9% rebate, cheapest unit is 596k. Loan 30 years under 4.4% int, monthly repayment is around 3k. maintenance rm400.

After 4 years when this unit completed, you spend another 20k for reno before renting out. How much rental do you think can fetch?

Car parks are not key factor here. It is a MRT project, why bother car parks? You don't even need a car to survive with the MRT connectivity.

From what i see from You City website/ construction site, non of YouVista/Residence are covered link to MRT station. Except the upcoming latest phase with Atria below is link. And it is actually quite far to walk from the station to your unit. Correct me if i am wrong. As i was staying in Singapore for quite a while, and truely appreciate the 'covered link' concept. Which means even if it is down pouring, you still do not need an umbrella to get from your office to your home within 30 minutes, during peak time.

It should be managed by private car park manager for the public car park. The maintenance of public car park should be self funded through car park fees. After all park and ride will not be free. The public car park should be MKH recurring income asset. Just my two cents.

The shop is not manage by mkh as I check with SA, selling out to buyer, so who is going to be the tenant for the shop, that's one concern factor. If the shop got good reputable tenant, that's the plus point for the resident above

even through MRT is downstairs, however, in KL or Selangor majority places you still need go by own car.

For etc, if u stay house close to MRT but ur gal fren/ father mother/ fren house not stay close with MRT you still need own car for gathering.

MKH is deep trouble.....well, they may need to reorganise their marketing to hit their target sales....probably going to give furnishing at later stage.....if still fail, then maybe add in FOC maintenance for 2yrs....hahahah......

I agree the parking lot design is lousy. But price attractive. RM 530psf after dis. Compare to other MRT project, I think is cheaper.

do u think turn 10 rounds of carpark is a small problem?i dun think so..mrt is a plus point but is included in the price tag..the carpark itself is a big turn down..too many turns and share with public mrt carpark..should at least provide a different entrance..

Carpark is not main problem for this project, mon-fri go to working by MRT, weekend only go out by car, if stay here still prefer to drive then what is the point buy the project next to MRT station?

Buying mrt property is giving option to take mrt, doesnot mean each of your family members will take mrt everyday.

For me is definitely an issue even I may only drive during weekend or occasionally in weekday.
I will not go to the retails if the parking is at level 11.

i own some properties in the city. Some of my car parks are at level 3a, 4a, 5a, which equivalent to level 6, level 8 or 10. So far no complaint. Some of the car park is sharing the same entrance with hotel guests and workers. No problem. But never try one with MRT station.

mrt station might be havoc during rush hour. also afraid they jam up the entrance /exit. regarding mrt vs car, lets say one day kl is really super connected by public transport, still when the whole family goes out you will use car, because altho mrt is cheap for 1 pax, for a family of 4 or 5, sorry car and taxi cheaper.

i believe if ur general public visiting the retail u get to park at level 1...only the poor residents park up in the clouds brows.gif imagine if they operate the system whereby carpark and residence lift is seperated.. if main lobby is at level 1....

From SA, residents lift lobby is at everyfloor whereby is separated with public lift n escalator. You need access card to access the resident lift lobby. I guess this condominium is most suitable for those who is working at the location with MRT/LRT/HSR connectivity such as KLCC/BU/BB etc. The size and pricing is good for a family. Car park wise, a bit of turning over the weekend shouldn't be an issue. For shopping, can take MRT to Eko Cheras or Velocity. Quite convenient for a pricing of RM600k ++. Less usage of cars over the week day may also help husband and wife save easily RM1000 a month. Which is pretty good extra of disposable income.

What do you think bro? I think partially blame on marketing effort and the facade is not as exciting as other project such as Eko Titiwangsa or Bukit Jalil City Center. But this project has its practicality. Any other project which with family size 1100sqft at 600k++ with MRT connectivity? Dont forget the station is at your doorstep. But, it may not catch investor eyes bcz boring facade and design, and it doesn't has Soho type size which very low entry but high psqft price, which most investor will like it. But for family and own use buyer, it is a decent product which doesn't cost you a bomb to stay connectivity. Dont think you can find such property at such price when MRT is done and MRT 2 and HSR catching up.

went to the sales gallery just now... quite alot of ppl was there but not sure if they are buying. By way the its in front of Seri Raya Station... not Taman cuepacs. Wonder why their website stated as Taman Cuepacs.

Sales chart as at this afternoon. Small units 1,100 sq ft all sapu liau. Mainly the medium and big size units left. Looks like its an investment hotbed for this cheras project.

to be fair, mkh has completed all their previous projects in a timely manner including their saville@bangsar and the ongoing kajang 2 township. Whatever they launch they will complete on time. Workmanship so so only la. Nothing to shout abt. Probably tier 2 developer at best but has a clear record for job completion.

There's one thing i found troublesome is that the SA told me that there's only one in/out ramp to the elevated car park, which include residents and public floor. Does everyone have the same info ?

does anyone know the whole list of the facilities there? The brochure doesn't seems like listing everything properly. The LEGEND doesn't have multipurpose hall, clubhouse & library but the Podium Plan shows it. Wonder if they gonna play "image is for illustrative purpose only" game later.

SA no entertain cause SA no get commission as per MKH policy.

AS for past track records, their saville OKR, bangsar and melawati all in acceptable condition and schedule.

As for sticker games, well maybe a little but majority is loan rejection issues. For genuine buyer and willing to wait, suggest you wait, plenty of developments coming, also the latr u buy, more goodies as developers will be desperate to clear stock. Also since now no DIBS, u will save a little on interest provided developer no increase in price.

if this is year 2012, i think mkh would hv sold at least 80% of their units. But despite it being only 10 metres fr the mrt and its freehold status got still plenty of unsold units after d launch esp the 1300 sq ft size and above. Goes to show our property scene is in its doldrums..

But I check websites, Bursa and its track records. MKH "appears" to be a decent developer with long history leh...if any bro know which of their project is abandoned, pls share.

As for Saville Cheras, I was interested so went to the showroom and these are the key points the salesman share with me:

1-there are 353 apts for sale with 62 retail units
2-For me the negatives: Location and spending power there is a question mark. Avenues for more upscale projects maybe limited. The shops and houses nearby are a bit old. Parking and access to carpark is also not easy as seen from model.

3-Positives: 1119 carparks! With 500 allocated for MRT P&R. Good for retail but so-so for apts. The MRT station has been renamed to Sri Raya and is directly connected to the project at 5th floor. Unlike You City condo, this is really at the doorsteps. I also heard the Auto CIty behind will make way for another block of apt in future. With only 62 units, i think these units are not meant to be like a shopping mall. Maybe more like a neighbourhood convenient shops. This is probably the right thing as many malls coming up nearby.

Apts : 353*2 = 706
Retails : 62 * 2 = 124
Total Preoccupied = 830
Balance for public is = 289

Wonder if this is a good allocation? Would the public carpark enough, how they gonna control if the car park is full to avoid traffic caused by car looking for parking. If im not mistaken the residences and the public uses the same route to car park. and how bout visitor's carpark?

Another thing that i noticed is the facility podium is not as par as their other Saville projects. Kajang, Bangsar, Melawati and even the upcoming Saville - Puchong has way better facilities and design. Comparing Saville - Cheras is like nothing much to be happy with expect for the MRT connectivity. Looks like they MKH fully rely on the MRT to sell the units for higher price with higher margin. whistling.gif

Relying on brochure and what MKH says only.

Retail unit only free one carpark and many smaller apts also free 1 only perhaps.

For public, it is mentioned that there are about 500 car parks which is decent as this is MKH's own initiatives, not MRT Corp.

I suspect spending power there is below average. Hope some bros in the area can share on this.

I stayed nearby and just found out about this project... Didn't expect any developer can build anything there already *clap* they sure can squeeze every inch of land for development!

Anyway that road condition now is a nightmare and traffic is bad... Hopefully it don't pile up the cars even more when its done..

This project is currently approved by Ishmael Ho and Ho chin Soon. When I went to their Iproperty talk, they mentioned this one is worth to invest because of the MRT Link Bridge.
