other than the 'Pangaea Problem' their workmanship and finishing usually quite good one.. I can see Mirage by the Lake looks pretty good..

am i right to say this area students are not as rich as taylor's, sunway etc?
hence rental should be lower
of course still have 1-2 rich but not majority

Yeap...jam kaw kaw.
This roundabout dunno y very weird...sometimes 3pm saturday also jam..sometimes ok...bear in mind the roundabout here controlled by traffic light

BUTTTTTT...THERE IS A But ...

If the exact location of emira is behind petronas there is atleast 2 or 3 alternative roads.

(if the entrance of emira not straight away facing main road/melawati stadium...)

1 thru tesco extra / exxon mobil ->out to federal hiway
2 tesco extra ->worldwide commercial centre ->tesco/pusat akuatik
3 exit to persiaran sukan

This all depends on planning of emira itself in my opinion.

And pls if aeon confirm...do expect traffic as well...(not like midvalley or pyramid one lah...)

Again...location wise for me is quite ok for own stay. But for invest pls do revise and do your own homework.

Not just the matter of rich or poor

The fact that there is atleast 4-5 high rises here can make them choose too. I dont think msu got 20k students

thanks man for the local info
to me busy is okay but worse is bottleneck like cannot pass one. blood pressure shoot up
so it sounds like amira planning of in and out entrance is important to avoid further bottleneck

1. Sri Persanda apartment
2. Menara U Shah Alam
3. Arte Subang West
4. there's another condo in front/behind of Arte in development (cant recall the name)
5. Brunsfield Riverview
6. Prima U1 condo
7. TTDI Adina

My cousin know some friends there.. mostly from normal to not to well to do families.. I think target medicine students maybe richer a bit..

The petron/exxon mobil is currently doing reno work. Heard they going to close the exit towards tesco. Dunno true or not

Suria residence is pretty far from emira. same goes to Radia.
its like another township side by side.

hmm... i dun think so. current setup in Menara U1. 527sqft with 2 rooms. larger room fit 2 bunker bed. smaller room fit 1 bunker bed. total 6 pax per unit. from my understanding, per pax should range from RM 350-500. it's fully furnish.
