very very few african in MSU... Emira will also attract families due to convenience to AEON malls.

Students from MSU willing to cramp 6 pax in a studio or duplex unit at Arte Subang West. Wont be surprise they do the same at Emira.
Cannot compare with students around Sunway. Or Negro / Foreign students around Cyberjaya.

msu students will still prefer menara U u2 or arte for rental as emira is further away. it won't be very convenient for students to hop in and out of classes.

nevertheless this is the closest to lrt3 but that's 3.5 years from now. emira has so many boosters and it explains why I speak highly of it since 2014.

its just for us... we always assume PH all come from same country... like nigeria, senegal or tunisia.... which majority are muslim...

Some might want privacy of not having many fellow MSU students in the same Condo...

I know some in MSU stay a bit far, so that they would have many MSU students around... The condo near KTM batu 3, opposite CSR there.... From there travel to MSU campus

Under the Housing Development (Control & Licensing) Act 1966, developers have to hand over the keys to house buyers within 24 to 36 months from the date of the agreement.

If a developer fails to complete and hand over the units within the prescribed time, it would have to pay the buyers liquidated ascertained damages (LAD) of 10% per annum of the purchase price.

My snp date 14 August 2015 36 months lapse
already. Anyone same case?

If more than 36 they need to appeal right request eot.

building duration set out before obtaining apdl and will be in the SPA before signing. Usually SA will tell potential buyers in advance.

it set out by dbkl originally as DBKL has transport restriction to and out of city area and to complete a mixed developments or high density project needs longer than 3 years.

typically to clear land and lay foundation will take 1 yr. this leaves only 2 years to build the structure and complete the project.

The appeal is different. Appeal happens when developer cant finished the project on time for varies reasons and appeal to local council for extension. However one court case ruled that its not valid between the spa signed btw developer and buyers and threw out the case. devil.gif
