i will sell all my uoareit if it's yield is closer to sunreit/igbreit, then buy sunreit/igbreit which is lower risk.

But ease to attract tenant should be IGBreit, right?

This is where I categorise the "risk" factor.

KLCC got future KLCC mall 2 also with 2 more twin towers to be 5 tower in total.

Midvalley will face STIFF competition from Pavilion Bukit Jalil that will steal part of the KL south crowd.

sold more then half of my cmmt at around 1.60
tropicana mall has better crowd now. but....it's not an attractive mall.
waiting to enter axreit maybe 3.20 laugh.gif

TTB always big mouth....when he mentioned "bubble", he only means "overpriced". That's why he said reits is ok. Because when market moderately pull back, reits can buy property at reasonable price in order to get good future yield when the market recovers. biggrin.gif

New malls in the area:

GLO Damansara, Starling, Atria all competing within the same space as Tropicana City Mall.
So is business there ok?? I only go there for movies smile.gif

Yes but Midvalley got potential from LRT n KTM connectivity via KL Eco City's mall.
Midvalley is refurbishing to keep themselves aligned with the market.

Yes, current net yield only 4.8%.

But u need to bear in mind growth too; KLCC revenue AND earnings growth >5%, on par with if not beating some of your non-REIT dividend stocks. icon_rolleyes.gif
